Avoid loc8me at all costs. You will regret it otherwise.In a crowded market they manage to create business for themselves by being the cheapest service available to prospective landlords. This leads to them having the very worst properties owned by the most uncaring landlords.In my personal experience loc8me provide a sub standard service to the tenants and care only about protecting their landlords. They do this because they want to look out for their own interests but unless they change their business model they will soon go out of business. Just check out the reviews. It's all you need to know

Loc8me are a nightmare - do not use. Read the other reviews! I am the parent of a University Student in a house that demands over 4K rent a month, it is a disgrace. The property is disgusting. When they all arrived on the first day, the house was filthy and had clearly not been cleaned properly- my sons room had a old sock on the floor (the carpet clearly hadn’t been vacuumed) and his mattress looked like the previous tenant had wet the bed. The walls were mouldy and the shower curtain in the bathroom was covered in mould. There were no locks on the doors and we had to pay £220 to have a lock put on as my son has valuable music equipment - the landlady refused to pay. Part of the contract was Wi-Fi - they had to wait 4 months and make many complaints before Wi-Fi was installed even though it was a breach of contract. The curtains in my sons room are in shreds and he was promised replacements, but 5 months down the line he has been told the greedy landlady is refusing to replace them. Complaining is farcical. The tenants wait in for people to turn up - they don't arrive. Office staff are incompetent. Now one of the team has phoned all the tenants and basically threatened them all by saying she has heard they have been badmouthing loc8 to prospective new tenants - it isn’t badmouthing- it’s the truth. I have no idea how these companies are allowed to carry on the way they do - maybe because students are so lowly regarded - do not take on any property that has these charlatans managing it. If I could give minus stars I would - shameful

GoogleThis review is for my property manager, Emma Rogers-Dutton. Unfortunately, there was a pipe burst in my building due to a sewage backup which caused flooding in my floor’s hallway and flats (including mine). Emma has been there to help us from the very first night, coming to our site just after one phone call. She arranged us hotel rooms, food vouchers for our stay and contents insurance for personal belongings that were damaged during the flood. Emma gave daily updates for each stage regarding the conditions of our room, and made sure that we returned once our rooms were professionally cleaned, disinfected and the furniture was updated. Although these unprecedented times were difficult to experience, it’s such a joy working with Emma and receiving her support. I’m so grateful that she’s my property manager, she’s a treasure!

Absolutely appalling. Total lack of respect. I had a chat going with one of the agents who had sent me a link to one of their ‘new houses’. I asked if I needed to view it before taking it and the answer from the agent was no. I proceeded to take it immediately and was asked for the details of myself and my 3 flatmates which again I gave immediately. I asked for a viewing anyway that day, with the idea that the house was already mine. I spent an hour getting to the house and was waiting for the agent for just under 40 minutes, texting and calling them which was never responded to. I then had a rather embarrassing text message from the agent saying he had let the house and had forgotten to cancel the viewing. Just over a 2.5 hour trip. When I asked where in the 5 minutes that I had said I would take it and gave my details that somebody else had taken it, the agent said that the other person had viewed it and said they would take it earlier. Well then. WHY do you allow somebody else to ‘take it’ and waste half their day? Wouldn’t wish this on anyone else. 0 stars.

Absolutely appalling company, avoid them like the plague. From Maryam preventing us from speaking on the group chat, to passive aggressive messages and phone calls, this company is totally useless. Our requests to fix issues such as the plumbing, along with dangerous issues such as the dishwasher literally electrocuting us, have been responded to by patronising statements from Caitlyn describing our complaints as "vague". Furthermore, we were mis-informed as to the location of the bedrooms and the size of our living area. This misleading type of behaviour demonstrates the corrupt and completely incompetent practices from the people Loc8me employs.I've come to the realisation that living on the rough streets of Manchester is more attractive than living under the suppressive rule from the shitshow of a company, Loc8me.

Such a poor and worst in town. The only proper thing they use to do on time is Rent collection. I recommend no one to take accommodations with this honest and smart agency. I been struggling till now couldn’t find replacement tho, instead of staying with this agency better be homeless.
