Thank you for your feedback, and we’re sorry for the inconvenience caused by the intercom issue.
We’re aware of the problem and are working closely with specialist engineers to identify and resolve it. While the issue has been more complex than expected, further investigations are ongoing and remain a priority.
In the meantime, our on-site team is assisting by allowing access for verified guests and deliveries where possible to reduce disruption.
We appreciate your patience and apologise again for the frustration this may cause. Please do report any issues via the resident portal or speak with the on-site team so we can ensure they’re logged and monitored.

GoogleThe hallmark of a great service is that you never have to think about it. That was definitely the case here. The one problem I had was solved immediately, and the rest of the time was spent enjoying the view.
The staff was consistently helpful and kind, the amenities were kept in great order, the neighbours were nice, and everything just... worked. The best experience I've had renting in London by a mile.
I hope the new management does as good a job.

GoogleGood location and transport links, but badly let down by indifferent management.
There are ongoing problems with smoking, noise, drugs and resident safety, and management responses are passive, dismissive and ineffective. You would expect issues to be addressed and resolved at this price point.
Issues continue even after police involvement, which makes the lack of effective management response even more concerning.
The management reply to this review reflects the wider pattern which you can also see in other reviews: distancing themselves from problems rather than resolving them.
I expected a better standard of management and a calmer, safer living environment for the money. I would not regard these apartments as a serious option for anyone looking for somewhere secure and calm enough to support a professional life.

Thank you for sharing your feedback and for highlighting the positives about the location and amenities. We’d like to note that any unofficial resident groups are not managed or endorsed by our team.
While we cannot oversee conversations in private groups, we encourage residents to use official communication channels for any concerns. This helps ensure issues are addressed appropriately and in line with building policies.

GoogleAvoid this complex at all costs.
Management here is the worst I’ve ever encountered, and I don’t say that lightly. Whether it’s a plumbing issue, a maintenance request, a pest problem, a sewage backup, or a water leak, they will not help you. Worse, they’ll make it as difficult as possible even if you try to bring in your own contractor to fix the problem yourself.
This is a relatively new building, which makes the sheer volume of issues even more alarming. Residents have been steadily moving out, and it’s not hard to see why.
On top of everything, I personally overheard a staff member named Mandy make openly racist remarks about other Indian people, calling them scammers and saying “that’s what their people do.” It was disgusting and completely unacceptable from anyone, let alone someone employed in a customer-facing role.
There are far better and safer buildings in the area. Save yourself the stress and look elsewhere.

Thank you for taking the time to leave a review. We have carefully checked our resident records and maintenance logs, and we have not been able to identify you as a current or former resident of our community. As such, we are unable to verify the issues described in your comments.
We were particularly concerned by the allegations made about a member of our team. We have a strict zero tolerance policy for discriminatory behaviour, and all such claims are reviewed in line with our formal procedures. In this case, we have found no evidence to support the statements made about Mandy, who has a strong record of professional and respectful conduct within our community.
While we appreciate that online reviews are an important platform for genuine feedback, it’s equally important that they reflect accurate experiences. If you believe there has been a misunderstanding or if you wish to discuss this further, please contact our management team directly. We would be happy to speak with you privately so we can better understand the context of your comments.
Thank you.

GoogleI’m writing this review because I genuinely wish I had seen something like it before moving in. I’m not someone who usually leaves reviews, and I went back and forth on whether to post this, but I think prospective tenants deserve a clear and complete picture.
Safety has been my biggest concern. The area surrounding the building has consistently felt unsafe during my tenancy. There was a recent homicide of a woman near the building, frequent incidents involving fireworks being thrown at pedestrians (some resulting in injuries), multiple gang-related altercations outside the complex, phone snatching and knife attacks directly outside the complex, and regular late-night disturbances. I have been woken up on several occasions by yelling or screaming outside, which has been absolutely terrifying. This has not been a one-off experience; it has occurred often enough to affect how safe I feel coming home and sleeping at night.
Noise is also a persistent issue. Even on weekdays, loud activity frequently continues until 3-4 AM. This is not an occasional occurrence but something residents should expect regularly. If you value rest or work a standard schedule, this is important to know.
Most residents I’ve interacted with have been kind, but many are actively trying to leave. In conversations with neighbors, a common theme has been people wanting to move out due to safety concerns and dissatisfaction with management’s response to ongoing issues.
Management’s handling of serious concerns is where my experience became especially troubling. I was part of a joint tenancy and experienced significant safety and privacy issues involving a roommate, including invasion of my personal room, theft of sensitive personal and banking information, unauthorized subletting to a stranger, smoking inside the unit, and ongoing harassment. I raised these concerns with management and provided documentation for several of them.
While management did communicate with me, no concrete action was taken to address the underlying safety issues. I was repeatedly told that my personal safety was not management’s responsibility and that their role was limited due to the joint tenancy structure. Any proposed resolution depended on finding a replacement tenant, which meant continuing to live in an unsafe and distressing situation in the meantime.
To be clear, this review is not about a single disagreement or isolated incident. It reflects the broader experience of living here: the location, the recurring disturbances, and how serious concerns are handled when they arise.
There are many apartment options available, and I would strongly encourage anyone considering this complex to carefully weigh safety, responsiveness, and peace of mind. I am very much looking forward to my lease ending so I can move somewhere that feels safer and more stable.
I hope this helps someone make a more informed decision.

Thank you for taking the time to share your experience. We’re truly sorry to hear that your time with us did not meet your expectations. Resident safety and comfort are extremely important to us, and we take concerns like yours very seriously.
While we cannot control incidents that occur in the wider neighbourhood, we work closely with local authorities and partners to monitor and address safety issues around the building. We also encourage residents to report any concerns immediately so we can respond promptly.
Regarding your comments on noise and tenancy matters, we understand how disruptive these situations can be. Our team follows strict procedures to manage complaints and resolve issues within the limits of tenancy agreements and legal frameworks.
We appreciate your honesty and will continue working hard to provide a safe and welcoming environment for all residents.

GoogleIf you are looking for an extremely unpleasant and unsafe apartment experience, then this is the right place for you.
I am writing this review after experiencing verbal abuse and intimidation from a front-desk security guard. The incident has left me genuinely distressed and questioning whether I was treated this way because I am a young Asian woman. I cannot help but wonder: if I had been a white male standing there, would I have been spoken to in the same aggressive and humiliating manner?
To explain the situation clearly: I lost my fob shortly before Christmas. When I went to the front desk to request a replacement, the security guard told me that no one was working during the holidays and that I would have to wait until Monday the 29th for help. I was shocked that a large residential building had no contingency plan at all for something as basic as a lost key over a holiday period. This would effectively leave a resident without proper access for at least a week, which is completely unreasonable.
I expressed that, as someone sitting at the front desk, he should at least help communicate residents’ concerns rather than repeatedly saying things like:
“This is not my problem,”
“I don’t know,”
“You need to find Living by Lendlease, not me.”
This raised serious concerns for me about the building’s staff management, training, and emergency procedures.
When I returned another day to finally get my fob sorted, I unfortunately encountered the same security guard again. This time, before I could even explain anything, he immediately spoke to me in a hostile tone, saying:
“You’re the one who lost the key and was disrespectful last time,”
“I told you to come on Monday, why didn’t you come?”
This was extremely confusing, as he never clearly told me that I must come on Monday, only that staff would be back then. He then continued mocking and accusing me of being disrespectful and unreliable, instead of calmly clarifying the misunderstanding.
When he went to call the manager, his behaviour escalated even further. He shouted that he never wanted to deal with “this bullshit” again. I replied calmly, without using any abusive language, saying: “Then I expect another staff.”
Despite this, once the manager arrived, the security guard completely lost control, yelling at me loudly and aggressively in front of everyone.
I was terrified. I ended up crying in public. This was not a normal disagreement, it was clear verbal bullying and intimidation. Every staff member present witnessed this behaviour. Thankfully, the manager was there and was the only person who stepped in. Without the manager present, I honestly fear how far this situation could have gone.
This incident has left me with lasting psychological distress. I now feel anxious about even approaching the front desk area again. Perhaps he thought I was an easy target, a young Asian woman who could be bullied without consequence.
I hope management takes this review seriously. Residents deserve to feel safe, respected, and protected, not humiliated or threatened. Please be cautious.

Thank you for sharing your feedback. We take all concerns regarding staff conduct very seriously and have reviewed the incident you described. Our team is expected to maintain professionalism at all times, and any behaviour falling short of this standard is addressed promptly.
We also want to emphasise that respectful communication is essential on both sides. While we understand that losing access to your home can be stressful, interactions must remain courteous to ensure issues are resolved effectively. Our security and front desk staff are here to assist within the scope of their role, and we regret that this situation escalated.
We are continuously looking for ways to enhance the living experience for our residents and are reviewing our holiday contingency procedures to improve support during periods when certain services are limited.

GoogleThe stars are for the property itself only. Whilst the apartments are nice, they now sit slightly above what equivalent properties in blocks around Elephant Park are going for. Combined with no AC and being well insulated - it's a nigthmare in the summer months. However, what really lets this place down is the total lack of management. In re-negotiating our lease after an initial smooth run in our first year we have experienced massive delays in getting the new lease due to a complete disorganisation, lack of communication and delays on the sides of Lendlease and Homelet. Emails missed/ignored, Lendlease asking one tenant about another tenant whilst taking them off CC, Lendlease waiting over a week each time to contact us before advising of whats needed. As a result, we've had to pay massive out-of-lease increases for two months due to delays with the lease. Not to mention issues with lack of security, heat/hot water being turned off almost monthly, massive delays in getting anything fixed in apartment, requests for assistance ignored, front doors not working for months on end (meaning residents had to walk around to the back of the building to get in and having to come downstairs to let guests in each time) - combined with facilities like the Terrace that sit pretty sub-par when compared to other blocks in the area, I would warn people to stay away and choose one of the MANY better options in the area.

GoogleManagement does little to listen or solve residents issues or questions. Common areas such as the gym are not well maintained, for example equipment being broken for several months and managemnt lying about it being adjusted.
Maintenance takes lots of time so hopefully your washing machine will not break down.
Neighbourhood is very noisy.

GoogleAbsolutely disgusting experience. If I could give 0 stars I would.
If you value your time, money, and sanity, stay as far away from this company as possible. What they’ve done to us is not just unprofessional, it’s borderline fraudulent. What was meant to be a milestone and huge experience for us, moving across the world to London turned into a nightmare.
We were shown a specific apartment, confirmed we wanted that exact unit, and were sent a floor plan that matched. What we got on move-in day was a completely different flat, different layout, reversed kitchen, balcony on the opposite side, and even the door in the wrong place. When we raised this, their response? Gaslight us.
Grace literally admitted the email they sent was unclear but still claimed it was our fault. Then she said it’s “company policy” to send floor plans that don’t actually reflect the units. I cannot stress this enough: they sent us false documentation and used “policy” as the excuse.
Julian, who supposedly described the new unit “verbally” (he didn’t), was nowhere to be found during all this. O’Shea? Equally useless. We’ve asked repeatedly for escalation, for a senior manager, for someone competent, no one has taken responsibility. Our complaints have been ignored, meetings missed, timelines broken, and all communication from them is either delayed or deliberately vague.
They offered us a “solution”: a lower-floor unit, four weeks later than agreed, with zero compensation and the expectation that we’d move everything again, at our own cost. The audacity is mind-blowing.
This company treats tenants like we’re disposable. They lie, deflect, and hide behind fake procedures to cover up mistakes. I wouldn’t wish this experience on anyone. If you’re even considering renting with them, don’t. You’ll regret it.
Julian, Grace, O’Shea, this is your legacy. Incompetence, arrogance, and pure disrespect.
