This place is a mess. Since we moved into our flat in Sept-24: - the heating and hot water stopped working on at least 5 occasions - almost every other day the hot water can’t stay consistently hot - have fun taking showers - the appliances are are all low quality Grundig - they kind of work? But there’s things wrong all the time - No A/C - on a sunny day in winter the appartement becomes 30 degrees C, can’t imagine what summer will be like - The parcel area is supposed to be managed by the couriers and tenants themselves - utter rubbish. Couriers rarely leave a parcel in the right place so you’re often spending way too long searching. Why is the concierge even there? - One of the lifts is literally out of service every other week. So weird - but like most things in this place things just break down consistently and no one is bothered to put in a permanent fix

With regard to your comment about the heating and hot water, please do direct your complaint to E.ON who are wholly responsible for the supply. As outlined in the Residents’ Handbook, E.ON run the energy centre for the entirety of Elephant Park. This is the best way to provide sustainable heat to the site. In reviewing your work order history, we do see you reported an issue with the dishwasher, but the technician couldn’t find a problem. Grundig are a well-respected company with favourable online reviews. We chose to partner with them given their long history and track record on safety and sustainability. Should you experience another issue, please do log a maintenance request and the team can investigate the issue for you. We appreciate that the parcel room could run a little more smoothly however, despite our attempts to get the plethora of delivery drivers to leave packages in an orderly fashion, they are all independent contractors who feel no need to follow our rules. Additionally, we try to ensure that residents pick up their packages in a timely manner as not doing so leads to the congestion in the room. We’ve looked into your comment regarding the lifts and there is no report of a lift being out of service over the past 3 months. Possibly you’re referring to lifts being in ‘Priority Mode’ which is necessary to service and test them or, switched on for residents to help when moving into or out of the building. Hopefully when this occurs, good use is made of the other 2 lifts making it less of a headache when one is down. Thank you again for your feedback. The Team at PCW

Honestly, my experience at Park Central West has been a mixed bag. While the apartments look nice and the maintenance team is generally good, there are some serious downsides you should know about before signing a lease. Moving In Nightmares My move-in was a complete mess. I asked the concierge politely if they could put one of the lifts in priority mode for a few minutes so I could move my things up efficiently. They flat-out refused! I ended up having to block a lift myself causing other residents to wait, which was ridiculous. To top it off, the concierge then complained we couldn't leave boxes near the lift even though there was tons of space to walk around. Not a great first impression. Constant Utility Headaches Prepare for unreliable utilities. In the two years I've been here, we've had hot water/heating failures for a total of NINE TIMES (see attached screenshot). That's unacceptable for a modern building, especially in London! Package Retrieval is a Part-Time Job Forget quick package pickups. The mail room is chaotic, and finding your stuff feels like searching for a needle in a haystack. Getting in is a mission in itself! You need a one-time code that's often not sent. Then you have to use a machine to request it, and guess what? No internet signal near the mail room! So, you're forced to leave the building, wait for the code, and then come back. It's a total waste of time. Power Outages & Lifts The power went out for over a day once, plunging the entire building into darkness. Even the lifts were out! Imagine being on the 26th floor and having to walk all the way up the stairs. I've never experienced a power cut like that in any other flat. And even when the power is on, the lifts are a constant problem. It feels like one out of the three is always broken or in "priority mode" meaning you can't even call it. Guest Intercom Issues Trying to have guests over can be embarrassing. The intercom system to unlock the lifts for visitors often just doesn't work. So, you have to trek downstairs every time someone comes to visit. Noise Problems While the soundproofing between apartments is decent for voices, forget about peace and quiet. I’ve had repeated issues with neighbours blasting music until 4 AM. The concierge spoke to them, but when they refused to turn it off, nothing else was done, even though it's a clear contract breach! And if you face the A201 on the north side, even on a high floor (15th+), be prepared for constant traffic noise. Ambulance sirens and motorbikes sound like they're right outside your window, even with everything closed. Maintenance Team I will say, the maintenance team is pretty good and efficient for things like washing machine repairs or plumbing issues. However, be aware that many of the positive reviews you see are likely influenced by the handymen who practically insist you leave a good review and mention their name in the review. So, take the overall rating with a grain of salt. Disappointing Terrace & No Rooftop If you're dreaming of rooftop views, look elsewhere. The terrace is on the 1st floor, completely surrounded by other buildings, and permanently in the shade. It's pretty depressing. And no rooftop access at all. One Positive - North View is Nice To be fair, the north view is great, especially if you're on a higher floor. Summer Heatstroke Guaranteed Finally, brace yourself for unbearable heat in the summer. There's no AC in the apartments, and the ventilation system is useless against the heat. Expect to sweat it out for a good 2-3 weeks each year, it can get up to 29 degrees C inside. Overall Park Central West has some major flaws that make living here a real headache. While the maintenance team is a plus and the north view is nice, the constant utility issues, package problems, lift frustrations, and noise complaints make it hard to recommend. Think very carefully before choosing to live here.

Dear Nick Thank you for taking the time to leave us a review. Although we’re naturally disappointed with the content, we appreciate the feedback. As a team, we’re constantly working on improving our customer experience and your review has clearly provided a few key areas for us to focus on. Firstly, we apologise that your move-in experience wasn’t up to our usual standards and didn’t create the first impression that we’d have wanted. Acknowledging that this was nearly 2 years ago, we’re hopeful that this experience has subsequently improved. It is our standard procedure to do all we can to assist with the move-in experience of all our residents and this includes making the lift available to ease the process so clearly something unfortunately went awry on the day of your move-in. With regard to the disturbance caused by your neighbours in the early hours, that is certainly a violation of the lease terms and we would ask you to report these type of disturbances to our management office. For privacy reasons, we wouldn’t be able to share with you actions taken. We’re surprised that you mention street noise in apartments above the 15th floor as would expect that the triple glazing in all windows and doors in addition to the distance from the street would mitigate this. It’s not something that’s been mentioned previously. We acknowledge that sometimes the parcel room doesn’t always function quite as smoothly as it’s intended to. Unfortunately, whilst we do all we can to educate the various delivery services on making sure that packages are left in a tidy manner, we are often at the mercy of each delivery driver and service to follow direction. The situation is exacerbated by residents not always collecting their packages in a timely manner which then ends up in a backlog that is even harder to keep ordered. We are though, looking into rectifying the specific wifi issue that you’ve identified to make it easier to obtain a repeat code when required. You mention the power outage that happened in 2023 between the hours of 4pm and 10pm. Speaking to the electricity board, this was caused by a highly unusual situation, that was completely outside of our control and we’ve been advised is very unlikely to happen again. It certainly was less than ideal and we hope that residents appreciated everything that we did at the time to keep them informed and secure, including having our entire senior leadership team onsite within an hour of being alerted to the situation. Please do direct all complaints regarding the utilities to the relevant suppliers. As I think you’re aware, all of our heating and hot water is provided by E.ON via the energy centre that supplies the entirety of Elephant Park and delivers extremely high sustainability credentials. We’re delighted that you appreciate the efforts of our maintenance team. In addition we’re really pleased that on the whole you enjoy the views and the apartments. Thank you again for your feedback.

Not sure whether all these positive reviews were written by Lendlease or their other tenants were lucky to have a better experience here but this place is a huge mess. First off, as soon as you move in they will no longer help with anything. Instead, they will refer you to the tenancy agreement which is extremely unfair and disadvantageous for the tenant who basically has no rights to demand any reasonable minimum quality standards from the landlord. That agreement by the way is never negotiated. Take or leave it. I had experienced multiple hot and cold water and heat supply disruptions during my tenancy (that happened on an upsettingly regular basis including during cold months), electricity outage (this combined with lack of supply of any (!) water including cold). All of these issues were never addressed by them - they would redirect you to utility providers which Lendlease chose themselves and which according to tenancy agreement the tenant does not have the right to change. Power outage/ lack of heating happened at least 6 times a year and it normally takes a day or two to get this sorted as it often happens over the weekend. Their support line will obviously not be available for any calls. The team was absolutely useless, these are just a few requests they haven’t been able to accommodate. I needed an extra key for the cleaner and never got one. I asked to help with letting IKEA delivery into my flat when I was out - they didn’t (I’m not sure what the reception is there for). If you wish to change something in the flat they will not agree to remove furniture (I wanted to buy a sofa bed instead of a sofa and could not do so). The fire alarm would go off if you open bathroom door after shower and they never fixed it. Windows cleaning was too irregular - especially given the area is still under development and the dust is everywhere. There were multiple closures of residents lounge areas for private events so I assume it’s a separate revenue stream. Packages get stolen quite often because cameras are not installed in the lift area. It took them over a month to fix intercom system in my building and we all had to head downstairs to collect deliveroo orders. Water was not drinkable and filters are not installed. The place is unreasonably overpriced and the tenant has to buy everything when she moves in - only the most basic furniture and two branded water glasses will be provided. A few examples of emails just to read the tone: 1. When the electricity outage happened: “Restoration Timeline: While we cannot provide an exact timeline for when power will be restored, please know that dedicated crews are already on the ground, working tirelessly to resolve the situation. * Communication Updates: We are committed to keeping you informed throughout this process. We will provide regular updates via email to ensure you have the latest information regarding the restoration progress. Please note that our phone lines are down at this current time. * Emergency Preparedness: In the meantime, we recommend taking necessary precautions to ensure your safety during the outage. Please make sure to: * Keep emergency lights and torches handy. * Unplug sensitive electronic devices to prevent damage when power is restored. * Avoid opening your refrigerator or freezer unnecessarily to maintain food safety. * Check on your neighbours, especially those who may need assistance during this time. * Please do not use candles.” 2. When they refused to help with IKEA delivery: “It’s very clear in the tenancy that residents would need to be home for deliveries, and we have also told other residents we wouldn’t open doors.”

I had a very disappointing experience as a tenant of Lendlease, specifically with Marie. After finding a replacement for my tenancy agreement, the individual changed his mind the same day and opted for City Lights Points, another property under Lendlease. He promptly called to cancel his reservation and switch to the other tower. Unfortunately, this is when Marie’s attitude became quite difficult. She ignored emails, was unprofessional over the phone, and seemed unwilling to assist, potentially due to sales-related incentives. Frustrated by the lack of response, I decided myself to visit her in person. I informed her via email beforehand, which I confirmed she had read. When we met, Marie initially pretended to be unaware of the situation. When I suggested calling the individual to clarify matters together, her tone became increasingly hostile, aggressive, in front of others at the reception. To my surprise, she abruptly ended the conversation by closing the door on my face while I was still speaking. Marie needs to understand that Park Central West, East, and City Lights Point are all part of Lendlease, and all residents deserve respect, especially when they approach her politely. At 39 years old, I have never been treated so disrespectfully. While my experience with Marie was unpleasant, I must acknowledge that the team at Park Central West has always treated me with the utmost professionalism whenever I’ve visited for parcel deliveries. If you’re considering renting here, I highly recommend speaking with a different sales representative who may offer a more professional and respectful experience. Management should be made aware of such behavior, as it can impact the reputation of Lendlease, Elephant Park is a small community!

After living in north of UK for over 50 years, we moved into PCW at the weekend. The initial process to obtain the tenancy was longish but that’s because we have a corporate agreement for work purposes. We are actually happy that Living by Lendlease make all these extra checks for peace of mind! The move itself was smooth. Ani and Farim were incredibly professional, helpful and courteous throughout the process and I was delighted to receive some welcome gifts from the team earlier. It’s early days as we’ve only been in two days but as a family we are a absolutely loving it. The apartment is just perfect. The amenities are incredible and the area has so much to explore: I would highly recommend anyone to live here.

Moved in at the end of September 2021 - overall positive experience thus far. Few issues with the concierge at first but they were resolved over time. Maintenance team are spot on - we’ve had a couple of problems with the washing machine and some lights but Ibrahim and his team fixed them promptly. Ibrahim especially took the time to explain what was wrong and gave us pointers to ensure it doesn’t happen again - super well-informed and a pleasure to interact with.

Management does little to listen or solve residents issues or questions. Common areas such as the gym are not well maintained, for example equipment being broken for several months and managemnt lying about it being adjusted. Maintenance takes lots of time so hopefully your washing machine will not break down. Neighbourhood is very noisy.

Amazing staff, great apartment and super well located. Special shout out to Samuella, Hashim and Kalsoom for the excellent service when I signed up! However, be aware that once you're a resident, customer service deteriorates pretty quickly. The building is not well prepared for emergency situations or things such as temporary power outages, especially if you're on a higher floor.

My husband and I viewed a two-bedroom flat, which had been arranged through a sales representative named Marie. Unfortunately, our experience was far from pleasant. (My husband booked the visit) While the property itself seemed promising, we had some uncertainties and needed additional information. However, when we communicated our concerns to Marie, her attitude drastically changed. She became dismissive, arrogant, and incredibly unprofessional. The level of disrespect we encountered was shocking, Marie’s behaviour was not only rude but also completely uncalled for. In the end, we decided not to proceed with the rental, solely due to the poor treatment we received.

It was the best experience I have in my all viewing. Kalsoom was super friendly, showing around and explaining anything you need to know in details, and also helpful with booking the place. The building is brand new and fresh with good environment to live. Location is good which is close to Tube and Supermarket in 1 min work.

The stars are for the property itself only. Whilst the apartments are nice, they now sit slightly above what equivalent properties in blocks around Elephant Park are going for. Combined with no AC and being well insulated - it's a nigthmare in the summer months. However, what really lets this place down is the total lack of management. In re-negotiating our lease after an initial smooth run in our first year we have experienced massive delays in getting the new lease due to a complete disorganisation, lack of communication and delays on the sides of Lendlease and Homelet. Emails missed/ignored, Lendlease asking one tenant about another tenant whilst taking them off CC, Lendlease waiting over a week each time to contact us before advising of whats needed. As a result, we've had to pay massive out-of-lease increases for two months due to delays with the lease. Not to mention issues with lack of security, heat/hot water being turned off almost monthly, massive delays in getting anything fixed in apartment, requests for assistance ignored, front doors not working for months on end (meaning residents had to walk around to the back of the building to get in and having to come downstairs to let guests in each time) - combined with facilities like the Terrace that sit pretty sub-par when compared to other blocks in the area, I would warn people to stay away and choose one of the MANY better options in the area.

Absolutely disgusting experience. If I could give 0 stars I would. If you value your time, money, and sanity, stay as far away from this company as possible. What they’ve done to us is not just unprofessional, it’s borderline fraudulent. What was meant to be a milestone and huge experience for us, moving across the world to London turned into a nightmare. We were shown a specific apartment, confirmed we wanted that exact unit, and were sent a floor plan that matched. What we got on move-in day was a completely different flat, different layout, reversed kitchen, balcony on the opposite side, and even the door in the wrong place. When we raised this, their response? Gaslight us. Grace literally admitted the email they sent was unclear but still claimed it was our fault. Then she said it’s “company policy” to send floor plans that don’t actually reflect the units. I cannot stress this enough: they sent us false documentation and used “policy” as the excuse. Julian, who supposedly described the new unit “verbally” (he didn’t), was nowhere to be found during all this. O’Shea? Equally useless. We’ve asked repeatedly for escalation, for a senior manager, for someone competent, no one has taken responsibility. Our complaints have been ignored, meetings missed, timelines broken, and all communication from them is either delayed or deliberately vague. They offered us a “solution”: a lower-floor unit, four weeks later than agreed, with zero compensation and the expectation that we’d move everything again, at our own cost. The audacity is mind-blowing. This company treats tenants like we’re disposable. They lie, deflect, and hide behind fake procedures to cover up mistakes. I wouldn’t wish this experience on anyone. If you’re even considering renting with them, don’t. You’ll regret it. Julian, Grace, O’Shea, this is your legacy. Incompetence, arrogance, and pure disrespect.

My experience at Park Central West has been amazing from day one. The star of the reception, Bright, quite literally saved me on my move-in day. Ever since, he's been a source of great stability in Elephant & Castle: providing a sense of security and comfort for the broader community. The maintenance team, especially Ibrahim, is reliable and always there to help. Can’t recommend Ibrahim and Bright enough.

Rent is quite expensive and services could be better. Very simple things are denied to the renters, like for example copies of the keys (we can have only one). The management is not flexible enough to understand the reasons why renters would need copies. Also management admits that the limitations where not explained when showing the apartment, but were just informed after paying for deposit, what makes me feel that they didn’t act in good faith. Moreover, the procedure for key release for guests or cleaners is bureaucratic and confusing. Concierge says one thing, contract says the opposite. The building is well located, public transport connections are good. But since management is unable to listen to renters and work on issues, I wouldn’t recommend anyone to live here. That’s not the kind of customer service I’m used to, and it’s very unfortunate that I’m still bind to a twelve-month contract.

So ive lived here for 2 years almost. When we got here it was lovely, clean apartments, nice quiet area. In the last year it has gone dramatically downhill. The local estate uses the park more than the residents, leading to it being a drug den after dark. There have been several stabbings in the park this year, some even during daytime! ( of which the developer hasnt even communicated to us to assure us of our safety) But by far the biggest failure of this development is ventillation. Not of the apartment, but of all the restaurants theyve placed in around the park. They all vent frying oil smells from 9-5 straight through vents in the middle of the park. So now i come home, after a long day, only to not be able to open my windows! We will be leaving as soon as our tenancy is up.

We’re aware that, as in any city centre, anti-social behaviour will occur and, when you are witness to this would urge you to contact Elephant Park Security or the police directly. With regards to the ventilation that you mention, we’re delighted that there are a range of cuisines supplied by independent retailers from around the world in Elephant Park and believe that it adds to the attraction of the area. The concierge and reception staff have been fantastic, particularly Zeeshan, who went out of his way to organise parking for us last minute and was incredibly professional and helpful!
