FacebookI used James Pendleton for the sale of my flat and couldn't have been happier with the service I received from Tom Harvey and Emily Jolliffe. Both were incredibly helpful and attentive throughout the entire process. Emily was a massive support and made the whole ordeal as stress free as possible. I would highly recommend James Pendleton as an property managing agent & would certainly use them again in the future. 10 out of 10 client servicing!

FacebookLooking for a house in London is never easy because there's so much competition and it's all so expensive. Luckily we were given Big Dave Cruise to help us out. The guy was so patient with us, taking us to loads of properties and dealing with our fussy demands. And he was mainly professional when one of the girls turned up with a lemon and herb Nando's flag stuck to her ass.

FacebookI have been using James Pendleton's letting service for my property in SW2. The service JP provides is a lot better than any other agent in south west London. I highly recommend my letting consultant , Bryony. She is very friendly and has excellent knowledge of the area. Finding good tenants is as hard as finding a good landlord and I can 100% trust Bryony. She was able to find potential tenants for me in less than 2 days and explained to me in details about each potential tenants to help me find right tenants. The service I use is the full management service and the team keeps me updated about the status of my property, including routine visual inspection and letting me know if there is anything needs to be improved. I feel I can fully rely on JP and I am extremely happy with their service.

FacebookWe recently secured our new place for rental through Byrony Floyd at James Pendleton and I have to say she was extremely helpful. Not the usual “salesy” agent, she was very consultative and guided us throughout the process. She really understood our needs (this would seem basic but generally hard to find) and managed our expectations in every viewing and gave us a full overview of what we needed to know. She seemed to have a great understanding of the market, availability and demand. I would highly recommend!

From the first contact they where professional and informative. Thank you Jacob you where amazing. Thank you also to the angel department, after realising I needed safety certificates, Zara sorted everything out for me and made sure I had everything in order.

FacebookAs a property developer, search agent and landlady, I have dealt with James Pendleton a lot over the last few years. On the development side, they are always on hand to give friendly advice on 'what the market wants'; on the search side, they listen to what my clients requirements are (they don't bombard me with unsuitable properties); and on the property management side, they excel in taking the stress out of any day to day issues. I wouldn't hesitate to recommend them to anyone.

FacebookAfter being frustrated with other agents and their lack of response, I turned to James Pendleton for advice. I was impressed from the start, that they returned calls quickly, helped me when I was getting anxious about my sale, and generally did everything I expected an agent to do for their fee. I don't normally write reviews, but this time felt they were worthy of praise. House selling and buying is a frustrating business, and we can get fed up with agents. This time I am delightfully surprised how effortless it has been most times. Would definitely recommend and use them again.

FacebookWhether you're renting or a landlord, stay well clear of James Pendleton Estate agents. We were tenants. We used the 6month break clause to get out at the earliest possible stage. That flat was managed by Pendleton. The management left us without heating for a month whilst temperature dropped to -5. We were told it wasn't in our rights to have heating... We had issue after issue with other faulty fixtures and fittings. Staff were inexperienced and ill-informed of their obligations as managers of the property, and also of the landlords duties under the Landlord and Tenant Act. When it came to the flat going back on the market James Pendleton continuously breached the contract with regards to viewing times and notice given, then tried to blackmail us into allowing the viewings as and when they wished by telling us that our deposit would be in jeopardy if we refused viewings. It's now been 2 months since we've moved out and we just got back the deposit - but not all of it! We lost out to additional cleaning charges even though we received the flat in a poor state, only having a domestic clean. We arrange ANOTHER professional clean and were then told that the new tenants would have a say in the cleanliness of the flat and the release of the deposit, ignoring the check out inventory!!! What a joke. They take your money and treat people like crap. The landlord lost out on a full tenancy due to their incompetencies as well, it not just the tenant that they take advantage of. I've emailed their MD asking for phone call to discuss the issues. That was over 2 weeks ago now, no call. Beware of James Pendleton!!
