GoogleI’ve had consistently poor experiences with this agency over the past couple of months. Each time I enquire about a property, I’m asked for my availability, only to be told shortly afterwards that viewings are suddenly “fully capped.” This has happened repeatedly, even with properties that have been sitting on the market for weeks. At this point, I genuinely don’t understand why they ask for availability at all instead of simply offering the slots they’re actually willing to honour. On the one occasion I did manage to get a viewing, the property had a very strong cigarette smell, which the agent tried to pass off as “new carpet smell.” Despite the place clearly not being right for us, we were pressured to apply immediately “or it would be taken.” That same property is still listed months later and has already been reduced twice. Overall, the pattern feels misleading and unnecessarily difficult. Renting is stressful enough without this kind of inconsistency.

Our property went to best and final offers within 7 days and we felt that our concerns that our property was sold to a local family who would want to live in it were understood. We received excellent advice on how to choose the most appropriate buyers. We were recommended an excellent local solicitor by Hackney and Leigh which was very helpful. Great professional and friendly service throughout from everyone, thank you Kiera and your lovely staff at the Kendal office.

GoogleI viewed this property around February 2025 - Elmstead avenue and made an offer the same day. The agent, Mlak, said he would call me back to confirm whether my offer had been accepted. When I called later that evening, I was told I needed to secure a mortgage, which I arranged that same evening as I was keen to proceed. Mlak had told me my offer was accepted. The next day, when I contacted the office, Mlak told me that the acceptance he had discussed with me was a mistake and was meant for someone else. This was extremely frustrating and unprofessional. I then asked to speak to a manager. During that conversation, I was told that if I offered over £200,000, the property would be mine. However, the house was later sold for £190,000, which is significantly less. The whole process felt confusing, inconsistent, and lacking transparency. I was given mixed messages and encouraged to act quickly, only for the property to be sold under the figure I was told was required. Overall, I found the experience very underhand and would be cautious about dealing with this agency.

GoogleGood communication from all in a cheerful and positive manner. A very difficult sale process was made to feel somewhat easier by their willing to chase rather reactive and somewhat pedantic solicitors on both sides of the process. The day the legal process of buying and selling is modernised and simplified cannot come too soon. Special thanks to Helen for her positive attitude throughout, but all the team in Grange are very much on the ball. We would happily buy or sell through Hackney & Leigh again.

Agreed a realistic price with Jill, for a quick sale, and immediately had a number of viewings booked and several offers being made.
