Rude, unprofessional and little consideration for vulnerable tenants
I have been a Grainger tenant for approximately two years in the South of England. I am not using my full name publicly for privacy reasons, but this review relates entirely to my own experience. Unfortunately, my experience of Grainger has left me feeling that rent collection and protecting their own position are prioritised over genuinely supporting tenants, including vulnerable tenants experiencing difficulties. I have found the attitude of some staff rude, dismissive and unprofessional. When I have challenged decisions or raised complaints, I have repeatedly felt that staff simply defend the position taken by other departments or colleagues rather than independently looking at what has actually happened. There always seems to be another explanation for why Grainger’s position is correct, even when I have provided evidence or raised legitimate inconsistencies. Repairs have been particularly difficult. Over Christmas and New Year I was without a properly working boiler for around a week while caring for my nine-month-old baby. Grainger knew my baby had been in A&E on Christmas Eve with vomiting and diarrhoea and that I urgently needed hot water to bathe him. An engineer had attended and I had communications confirming that a part was required and would not be available until January. Despite this, when I complained, Grainger did not accept the period over Christmas/New Year that I reported being without the working boiler. Although compensation was eventually offered in relation to periods/issues they did acknowledge, it did not acknowledge that particular week. I had records showing calls to Grainger during the disputed period and asked for the relevant calls to be considered, but I was still told there was insufficient evidence. More recently, when I experienced serious financial difficulty, I again found the approach extremely unsympathetic. I have actively engaged, explained my circumstances and sought external financial assistance, yet I have felt subjected to increasing pressure rather than meaningful support. In my experience, there has been considerably more urgency around recovering money than there has been when I have urgently needed Grainger to resolve problems or provide information. What disappoints me most is the lack of consideration I have experienced as a vulnerable tenant. Being vulnerable does not mean rent is not owed or that a landlord cannot recover arrears, but I do expect vulnerability and individual circumstances to influence how someone is communicated with and treated. I have not felt that has happened. My advice to anyone renting from Grainger is to document absolutely everything. Report repairs in writing even if you have already telephoned, take photographs and videos, retain every contractor message and follow telephone conversations up by email. My experience has taught me that simply knowing you reported something may not be enough if it is later disputed. Overall, I have found dealing with Grainger unnecessarily stressful and, based on my own experience, I would not choose to rent from them again. They only care about the rent ledger and become hostile and coercive once someone discusses their notice period

Delivery was never scheduled, and no one could explain why
I placed my order on September 18 with an estimated delivery date of September 21, 22. When nothing showed up, I called on the 23rd to check on it. That's when I found out a delivery had never been scheduled at all. Five days after I ordered, the product still hadn't been sent. I spoke with two representatives, one of them a supervisor. Both treated this like it happens all the time and told me Grainger doesn't guarantee delivery dates. If that's the case, why give a delivery date in the first place? Customers plan around that date. What bothers me most is how long this would have gone on if I hadn't called. Nobody caught the problem on their end. I had to be the one to bring it to their attention. On the same call I also learned this item requires a signature on delivery. That was never mentioned on the order or in the confirmation email. If I hadn't called about the missing delivery, I wouldn't have known that either. I expected better from a company like Grainger. Clear communication and actually scheduling the delivery for a paid order shouldn't be too much to ask.

Got the email saying our tools were ready for counter pickup. Sent a guy through forty minutes of BQE traffic to get them. Counter guy refuses to release the order on our account and demands a personal card. Had support on speaker telling him the account was clear, still wouldn't hand them over. Whole crew sat around doing nothing for two hours. Absolute waste of time

I’ve lived here for 4 years and have had a really positive experience overall. The location is excellent, with the station right across the road, easy access to the Jubilee line, DLR and buses, plus plenty of shops nearby. The apartment is spacious for a one-bed, and the management team are helpful and quick to resolve any issues. Overall, a great place to live.

I’ve stayed at Argo Apartments for the past four years and have had a fantastic experience throughout. The staff are always friendly and helpful, the location is excellent, and everything you need is within a short walk. It’s been a great place to stay, and I would highly recommend Argo Apartments to anyone looking for a place to stay.

We booked a viewing, but Nathan never reached out to us. When the scheduled time came and went, we waited around for a while and eventually managed to get hold of him through another member of staff. After the viewing, he said he would send us an offer form, but once again, we heard nothing from him. We didn’t even have his contact details, so there was no way to follow up with him directly. If you’re this uninterested in renting out your properties, then don’t bother. The whole experience says a lot about how poorly this place is managed.
Hello, Thank you for your review, we are sincerely sorry to hear about the poor customer experience on this occasion. This is not the level of customer service we strive to provide to our residents and beyond - we will be investigating further on our end to understand how this happened. If you'd like to get in touch with us to discuss this further, please do reach out at feedback@graingerplc.co.uk and we'll take it from there. Best wishes, The Grainger Team.

Glasshouse Square
I’ve just moved into Glasshouse Square and I’ve had a really great experience, with many thanks to Maisie W. I went from requesting a viewing to securing an apartment in less than five days. Maisie really understood my needs and was able to show me a number of different apartments within a day. She was fantastic at answering all of my questions and always responded in a really timely manner. She helped sort out any issues and provide updates and reassurances on the reference process. Overall, a really fantastic experience thanks to Maisie W. Would definitely recommend!

HORRIBLE management team
Had the worst experience I’ve ever had with any management team with Grainger. Will never consider living in another Grainger property ever again and would not recommend to any of my friends or colleagues to live in one of their properties. I moved into a 2-bed Burden House property in March. Since I moved in, we didn’t have consistent hot water in our shower. In the cold March months, it would sometimes take my partner and I 30+ minutes each to shower, quickly hopping in for a luke-warm minute while the tap switched from OK warm to freezing cold. As the months warmed up, the tap started warming but even in the hottest days of the year, still varied between hot and cold. There were many weeks we felt ill, and most of the time we felt stressed and overwhelmed. At times, we even booked hotels or went to the gym just to feel like we could get a decent shower in. We raised this in March and were sent through an absolute spiral of management + maintenance people, cycling through, ping ponging responsibility from the boiler staff to the plumber staff, saying the issues with hot water wasn’t their domain. Many of the staff on-site would say it’s simply because we live on the top floor so there wasn’t any way to solve the problem. In the months that ensued, we frequently were amending our schedules to accommodate for the maintenance people to be let in, frequently emailing maintenance and management who would leave our emails unresponded to for weeks at a time. After what felt like the longest 4+ months, we were so at our wits’ end, we got the Council involved, to which we still did not see any urgency or care from the Grainger team. We very sadly decided to move out prematurely, despite this being the official move in for me and my partner. We paid so much in extra in costs to help lessen this burden and move out swiftly. I honestly can’t explain how much of a horrible experience this was for us and am trying to move past it. But a home is important and hot water is a basic necessity. I am so relieved to be out of that contract and free from that management team. Lastly, as a minute precaution, I thought it wise to take a video of the flat we had cleaned and left in excellent condition. Of course as part of our move out, they attempted to charge us cleaning fees. When I disputed asking for itemized list of what they needed and gave them proof of the flat conditions, they rescinded it. I truly don’t find this company to have any integrity. Update as of Grainger’s response: I’d like to add that I emailed that feedback email “feedback @ graingerplc.co.uk” plus the management person on Apr 17. We sent a follow up in May and one AGAIN in June. A few days after our June response (notably: once the Council got involved), we finally got a response from the management person, which only stated that the maintenance team was still working through the problem and would be in touch later. So Grainger to respond to your response: you were well aware of the issue and continued to ignore our reach out for months.
Dear Soojin Kim, Thank you for sharing your recent experience with us. We sincerely appreciate your feedback regarding your issues and we are investigating internally to understand what happened - this has been escalated internally with the onsite team. If there is anything else you wish to discuss, please contact us directly at feedback@graingerplc.co.uk. Apologies for the inconvenience and frustration caused. Sincerely, Grainger Customer Experience Team

Do not rent from Grainger - You'll have more stress than ever
Graingers team were really kind when moving in, thats where it stopped. After afew weeks of dealing with a flat that has clearly not been inspected before our move in, I had to work with the team organising multiple replacement things for our "ready" flat. They have one maintenance engineer per site. No specialisation, just a one man band. He attends once a week at his leisure. If you have something damaged, they don't attend that week, give it three and they'll say they attended (have evidence they did not as waiting in). From this start, it only got worse. The management changed. They changed the way we were being talked to, putting on a weirdly friendly facade they removed the complimentary coffee machine, removed the shared donation centre, blamed tenants for nicking food when I saw their own staff take it. It felt like they were actually trying to gaslight and upset people and felt very personal for everyone. We had a group chat to discuss this, complaints were constant, from leaks in the gym, to lights flashing constantly in hallways. I had to leave the community group as it was affecting my mental health see all that was wrong. Notices started to come around after the change of management about "respecting others" and "control you dog". This again, talking to us like children, when we are paying such a high amount in rental is beyond me. Treat people with respect and you'll receive it in kind. Bully, harass tenants with daily messages, people are going to feel very uncomfortable very quickly. I spoke with their site manager, who basically just said "let me level with you, Grainger took away the coffee machine from tenants, then gave it to staff. Staff then gave it back to tenants, so that's why its being removed". This is again the sort of illogical management they had in place. I have never been lied to by a property services manager. I don't expect to again. Don't rent from Grainger, you will be gaslit and talked down to as if you were the problem. They seem to think we owe them, as we pay rental this is strange. The problems continued, get out whilst you can!
Hi Jen, Many thanks for your review, we are sorry to hear about the level of customer experience received. We are keen to investigate this with the right colleagues on our end, therefore would you please get in touch directly at feedback@graingerplc.co.uk confirming your address - this way we can ensure we have the correct teams involved looking into this. We have sent you a request for information through Trustpilot, however that didn't come through with the right level of information needed so that we can take this complaint further. Apologies for the issues encountered, we want to assure you this is definitely not the level of customer service we strive to offer to our residents. Best wishes, The Grainger Team.

Great experience working with maisey
Great experience working with maisey. She was professional and helpful through out the whole process Id ironically coined her as ‘Lazey maisey’ - this couldn’t be further from the truth. She replied quickly, kept everything moving and was constantly getting things sorted. Frankly, I’m disappointed. I was promised Lazy Maisie and instead I got Extremely Efficient Maisie. Would definitely recommend her.

experience with Grainger
experience with Grainger I have lived in my Grainger property for several years and have recently had a very frustrating experience when raising concerns about my home. I have raised concerns about the condition of my property, including issues relating to gas safety and documentation. I have kept copies of the relevant certificates and correspondence and have provided these when requested. Some of the information has raised questions for me, and I believe it is reasonable for a tenant to expect safety documentation relating to their home to be accurate, complete and properly explained. What has been particularly disappointing is how difficult I have found it to get my concerns properly addressed. I have often felt that I have had to repeatedly explain the situation, provide information and chase for answers rather than feeling that my concerns were being followed through. I also feel strongly that vulnerable adults should receive appropriate support and consideration when raising concerns about their homes. A person's circumstances should not mean that they have to fight harder to be heard. When concerns involve safety, living conditions or essential services, clear communication, reassurance and timely action are especially important. I appreciate that Grainger may need to involve contractors or other organisations when investigating issues, and I understand that some matters can take time. However, residents should be able to feel confident that concerns about their home are being taken seriously and investigated properly. I am not making accusations against anyone in this review. I am describing my personal experience and the concerns I have raised, which I have supported with documentation. I hope Grainger will take this feedback seriously and consider whether more could be done to support vulnerable residents and ensure that concerns about their homes are dealt with in a clear, compassionate and timely manner. Every tenant deserves to feel safe, listened to and respected in their own home.
Dear Hayley, Thank you for taking the time to share your feedback. We appreciate you bringing your concerns to our attention. Following a review of the issues raised, we understand these relate to historic matters that have since been investigated and resolved. We are sorry to hear that your experience left you feeling frustrated and that our communication did not meet your expectations. Feedback such as yours is important to us, and we remain committed to ensuring all residents feel listened to, supported and treated with respect. If there are any further issues you wish to discuss, please can you email us directly at feedback@graingerplc.co.uk and we'll ensure the right colleagues will deal with these as soon as possible. Best wishes, The Grainger Team.

Poor Service
I would not recommend Grainger to anyone. Whereas the apartments are nice and well kept - the services and maintenance is extremely poor. Elevators are leave unfixed, car parks left unsecured. Maintenance issues will waste your time with contractors not turning up etc. You will pay high rent and get very little concession when what you pay for is not provided, which is consistent.
Hello, Thank you for your review. We are truly sorry to hear about the poor customer experience whilst living with us - this is definitely not the level of service we aim to provide our residents. In order to look into this further, please can you get in touch with us directly at feedback@graingerplc.co.uk and we will make sure the right colleagues are addressing these issues as a matter of urgency. Best wishes, The Grainger Team.

Great Leasing Team
The staff at Grainger have been great during the viewing and leasing process. Maisie was always very prompt to respond to any questions I had concerning the flats available at Millwrights Place during the viewing process and always maintained a friendly professionalism throughout. Whilst arranging and sorting all of the documents ahead of moving into the flat, the leasing team were there to answer any questions or concerns I had to ensure moving in was a smooth and stress-free process.

I've been living at Argo Apartments for over three years, and it's been a very positive experience. Apart from the excellent location and convenience, the support from the on-site team has made living here even better. On the rare occasions when household-related issues have arisen, they've always been handled efficiently and with minimal hassle. A big thank you to the reception/concierge team for always being approachable, helpful and professional. A special mention to Angela Okhumoya for her prompt communication, flexibility and genuine willingness to help. She's always approachable, takes the time to listen, communicates clearly and ensures that things are resolved quickly and smoothly. I'd also like to give a shout-out to Paul for his consistent helpfulness, positive attitude and friendly approach. Overall, it's been a great place to live, and the excellent support from the team is a big part of what makes it such a positive experience.
