The first initial meeting with Freya Hollingsworth at the rental properity she was welcoming and very receptive. The Team was very professional communication was on par. The process was quick and they made it easy to make contact. Chloe Middleton communicated regularly with us in regard to proceedings. In all great team it has truly been a pleasure.

I had contacted two agents before Gibbs Gillepsie with the intention of viewing properties advertised on their websites. While one didn't bother to get back to me, the other finally revealed the supposed 3-bedroom apartment actually has 2 bedrooms as the sitting room is being used as a bedroom. Anyway, we finally got what we wanted with Gibbs Gillepsie. Freya showed us round the 1st time, and when we had further questions Stuart (I believe) showed us round the 2nd time. All in all, a good experience.

Freya, Stuart, and Matthew were all so helpful and accommodating in our rental property. Coming straight over from NY to London was hectic enough but Gibbs Gillespie made the process as seamless as possible, and constantly were chasing down the property owner for documents and were able to get me into the property for when I required. Very helpful, will always use Gibbs Gillespie in my property search.

Highly recommended. We bought a property at the bottom of a chain of four, with seemingly endless delays at the top. Oliver Squires was always available when we needed to speak to him. His patience and persistence undoubtedly lead to us exchanging & completing sooner than we would otherwise have done.

Our point of contact was the Sales Manager, Grant Peterson. Grant's vast experience in properties shone throughout our sale and purchase process. Grant was able to guide us through all situations including when our chain was at high risk of breaking. He was able to take charge of the situation, and get us back on track. Recently sold my flat which was difficult due to the buyers choice of Conveyancer. The staff at Gibbs would chase up every day and without their hard work and persistence the sale would have fallen through. Great team and great customer service!

Gibbs Lettings Ruislip branch appear to be very professional and courteous in the way that they run their business, but as a landlord who is being squeezed by the government they appear to lack the basics of what it takes to build long term relationships with their customer (eg the Landlords). They try to lock tenant and landlords with extremely high yearly renewal fees for doing ZERO work. Their inflexibility in understanding the changing letting landscape shows they’re just interested in flogging whatever exorbitant fees they can for the now.

Dear Suresh, Our fees, charges and terms of payment are clearly detailed at the start of the tenancy (on p1 of our Landlord Terms of Business, not hidden in small print), with clear statements that the fees are due for all subsequent renewals and extensions. Unfortunately Landlords are being squeezed at the moment, as are Lettings Agents. Each year we are required to deal with further pieces of legislation, which creates additional work, however we have left our landlord’s commission fees the same. The Tenancy Agreement provided at renewal, which is regularly updated, ensures our landlords are fully compliant and adequately protected. It is your expectation as a client that Gibbs Gillespie honour our commitments to you; we simply ask that our Landlord clients honour their contractual commitments to us in return. We are sorry that you feel the charges are unreasonable but, these were the charges you agreed to when we found a tenant for your property. We also offered you an alternative commission structure which you accepted and this resulted in you continuing with the tenant, and the tenant being able to remain in the property avoiding any possible void period. Be warned if you are a landlord thinking of going with Gibbs Gillespie they will charge you THE SAME FEE as their one off fee to search for the client and create a contract etc in the subsequent year, I only intended on renting out for a year so didn't read the renewal terms in detail. If you shop around you will find much cheaper rates and ones that don't rip you off the year after Separate from that the ground staff are nice and professional and do their jobs well, its the greedy ones at the top that have unfair charges so I hope this warning will save a few landlords in advance. Other letting agents charge much less in Ruislip when you negotiate

Dear Angie, When you instructed us to let your property, you opted for an ongoing Rent Collection Service where Gibbs Gillespie collect the rent each month on your behalf and liaise with the tenant if there are any issues. This also allows us to charge you on a monthly/pro-rata basis so that you can avoid upfront costs. Gibbs Gillespie pride ourselves on being a transparent agent. All of our fees and charges, including the payment terms for renewals and extensions, are stated on page 1 of our Terms & Condition of Business (not hidden in small print). We have charged you for a new tenancy agreement at the point of renewal; this has been put in not only to protect you as a landlord, but also to facilitate the rent increase that we negotiated for you. The annual increase in rent secured is three times that of the cost of the agreement (more if you consider the cost of the agreement would be tax deductible). We certainly don’t profess to be the cheapest agent around, and in this instance we have merely honoured the terms of the contract that was agreed which you signed. I hope this clarifies the matter.
