Throughout my tenancy I had a severe mould problem and mice infestation. It took 18 months before any action was taken and when it was it was feeble and both issues left unresolved. For the mice, there was one visit from a pest control contractor who stated that there was a problem with the infrastructure and mice would keep coming until the estate agents or landlord filled in the gaps throughout the flat (eg open plumbing under bath, sink, fridge), to which the estate agents refused to act further, marked the problem as resolved despite many further attempts for them to take action. The mice, of course, remained throughout our entire 24 month tenancy. For the mould, it got so bad that there was mould passing from the walls to grow on my clothes as well, to which the estate agents brushed us off, 18 months of chasing later, they sent someone to paint over the walls and marked the issue resolved. This effected our health while living in this flat with mould, again for 24 months. Beyond these more important examples, we lived with a plethora of unresolved maintenance issues during the 2 years despite our requests for them to take action, such as a mouldy bath tap where cold water would not come out, it took them a year to fix a bed that had a completely snapped leg and many more. Frank Harris did not act with any care or urgency with these issues and ultimately did not carry out their duty as estate agents. I have now been out of the flat for almost a month and despite many emails requesting, had no contact regarding my deposit - when I can expect it to be returned or why they are failing to follow up on the money. Ultimately, they are now currently withholding 1.5k from us and not responding to our requests for information regarding our deposit. I want to note especially the estate agent who was named as in charge of calculating and returning our deposit, Katherine Bailey who has not responded to emails for two weeks and not introduced herself as even aware she is managing 1.5 thousand pounds of our money.

Denny did a stellar job helping us secure a beautiful flat (for rent) in an area of London that we love! He was very responsive to all of our queries and has given us great advice along the way. I haven't rented for a long time and have quickly learned that things are quite different from the last time I did. Not just the market but also the lack of service from Estate Agents, I guess when your product is selling so fast you don't need to worry about any form of customer service..... At least this was true for the majority of estate agents I registered with. That is until I talked with Denny at Frank Harris & Co. Denny has been very helpful and professional. Dealt with all my questions, no matter how stupid and most importantly found me a great place to live. Thoroughly recommend both Denny and Frank Harris & Co.
