STUDENTS DO NOT RENT HERE!!! It has been nearly a month now since I have moved out a property I was renting with 2 other students while studying at a uni in London and the deposit handling by this company has been out right detestable. The reason I say is this is due to their lack of customer service, their blatant lack of communication, and what feels like majority of the time a great disregard for myself. This is all started after a letting agent at the company performed a personal evaluation of the property before our official checkout was scheduled and personally quoted us what seemed to be a heavily inflated price for cleaning of the property as it was cleaned to a so called ‘domestic’ standard and not that of a ‘professional’ standard, which me and the other tenants would come to find out that said statement was false when later reading our checkout report, which we received 2 days later then we should of have, and yet still a clean was carried out at the property under instruction of this lettings company even after the checkout stated how it was in fact professionally cleaned like it was at check in. I mentioned how I feel disregard, this is due to numerous times emails have not been responded to and resulted in me personally having to chase both letting and property management agents of this company by calling their offices directly to get updates on my deposit situation and majority of the time struggling to converse with the staff dealing with my situation, and as I write this review I am still waiting for replies to some emails and my situation is still to be resolved. I would again like to reiterate to not just students but any potential customers to avoid this lettings company with more than just a 10ft pole if you have the chance.

I worked with an agent named Ronni who dropped the ball repeatedly during the move in process. I’ve now been in contact with over 3 other individuals who have all been negligent on communication internally, and continue to leave us without our problems unresolved. I was lied to about the interior of the building being re-done and the move-in provisions were broken. The company Frank Harris is unprofessional and incapable of following through on a timely manner. You must chase everything and it still may not get done. Highly recommend choosing a different company.

Dealt with Ronni for our recent move. As tenants you often feel bombarded by estate agents with everything they have on file without much consideration for your wants and needs, this was not the case with Ronni. He was fantastic through out the viewing stage and seemed to have a real tailored approach. On top of this he has been totally supportive through negotiations, signing and beyond. I would NEVER RECOMMEND this agency to anyone after what they did to me and my housemates. We used their service to find a three bedroom apartment after 4 months of searching. We closed a deal, we paid rent and deposit and signed a tenancy agreement a month before the move in date. Everything was absolutely done by our side on time. As we had a signed agreement and a closed deal, all three of us had to give our notices from our previous accommodations, we had also scheduled deliveries for the move in date and prepared everything needed. Five days before move in date, I contact the agency to ask where can we get the keys from and what time should we be at the property. In response, they tell me that there is a minor problem with the landlord’s documentation and he is yet to sign the tenancy agreement, but there is nothing to worry about and it is just a formality. Of course, this comes as a huge shock to all of us as we have already paid everything and no one told us that the landlord hasn’t even signed the contract FIVE DAYS BEFORE MOVING IN. During these five days the problem grew bigger and bigger. From “don’t worry, it is not a big deal” it turned to “we can’t assure you that you can live in this property as the landlord does not have the proper documentation to give it out for renting”. Firstly, how can someone give property for letting without checking if it is legal? Secondly, not only that Franc Harris&Co did nothing about the problem, they claimed that this is not their fault and they won’t do anything about it. They left three people homeless in London and did not even care about it. This agency caused so much stress by their actions and could not care less. I imagine if we did move into the property how much more problems we would have as they started lying to us before we even lived there. If I could rate it with -10000 I would.
