We were assured the flat would be professionally cleaned before we moved in and when we got there it was covered in filth. This seems like it might be a regular occurrence as our friends in the building had the same experience with Folio. Our Property manager is Lackadaisical, unprofessional and generally unpleasant to deal with. We’ve been chasing her for a rebate she assured us of for 5 months now! Each time we call she acts like she doesn’t know who we are. Everyone I’ve spoken to who has her as their property manager has the same feedback.

I’ve had to update this while the application experience with Wendy was amazing. The move in and the flat left a lot to be desired and our concerns have not been addressed or resolved. It’s a bit of a shame how this has played out now that we’re in the flat. Wendy the letting negotiator we worked with was incredibly helpful and provided us with all of the information we needed to make the move happen with Folio.

Downgrade from 5* to 1* or zero

While I have given 5* reviews in past, this time it deserves 1* or below -both on Staff and their contractors. The critical issues/repairs raised are often responded after >3-4 reminders to current property manager and then unlike before, the and management of contractors is pathetic. Last week the contractor did not show up on 1st scheduled visit, citing a lame excuse, and then on 2nd scheduled visit, claimed 'no was home' and when I called their bluff, they were inaccessible even though the appointment window had another 75 mts left! Tenants keep taking time off from work, waiting for contractors, but contractors do not show up and Folio blames tenants and expects them to keep taking time off.

Recently just moved out from an apartment that was managed by folio, We had a very positive experience with folio. From the first time viewing the apartment, everything was well organized and explained. Staffs were really helpful and supportive. The check in process was also very standardized and straightforward. We didn’t have any problems with the property during our tenancy and the property manager Agata was always very responsive and helpful if we had any questions. I had to say Agata is one of the best property managers that we have ever met. The checkout process was also very smooth and hassle free. We would have extended our contract if we didn’t needed to move! We have recommended Folio to a couple friends who were looking for a place and so would definitely recommend to anyone.
