Preyen Patel, our Elliot Lee agent, promised a lot when we were thinking of switching agents for finding a new tenant. The rival existing agent said they were the best and asked us not to believe items thrown in by others as those were there to make up for weak performance. We had some setbacks with tenants pulling out after signing contracts and four hours before handover of flat. This was shocking to Elliot Lee as well, but Preyen quickly found replacement tenants within a week, put the prospective tenant checking process through a rapid pathway and made sure we did not lose time by getting the new tenants to move in within ten days of viewing. This was surprisingly good by any standard. In the end Preyen delivered on all the promises he made and we will certainly recommend him to others.

Good communication and friendly staff

Our experience has been positive and we have been given good advice along the way. We've had difficulty with overseas tenants as they don't read the tenancy agreement/understand it all. It would be good if some of the more important parts of the agreement were bullet pointed on an A4 sheet so that tenants have a better understanding of what their responsibilities are, the small print tends to put people off reading it even though it's in their best interest. We are then left to explain a lot of this to them. It may be that you go over all of this with them, but so far we have found tenants to understand very little. We sometimes have quite a few people ringing us/email us to ask the same questions.

Letting one bedroom flat in South Harrow

Let flat on rent which was done in short period of time. Though rent was reduced considerably, Colin advised the rent market at the time was quite down and waiting to let at previous rent would take longer time and in return loss of rent. We thought his advise was correct and without wasting time we let the flat. We are happy for now but time will tell if our decision and Colin's advice was fruitful.
