CPS homes are the worst letting companies ever exist!! if you are a student do NOT go with this company. They have failed multiple times in making our property fit to live in. They have also let multiple people down by failing to send contracts over in time and spelling peoples names wrong.
Hi Emily, Thank you for your comments, which we’ve used as an opportunity to look into things. Since your tenancy began on 1st July 2025, we’ve carried out two routine inspections, the most recent being yesterday. Following the first inspection in August, we identified a few minor maintenance items: hallway light bulbs that had blown, blinds needing replacement in one room, a loose bedroom door handle, and a bathroom door that needed securing. As we do at every property, we passed these findings to your landlord for approval and action. Your landlord chose to carry out the work personally rather than use our approved contractors, something we advised you of at the time. At yesterday’s inspection, we noted that the blinds had not yet been replaced, so we have chased the landlord again, along with a new recommendation to refresh the kitchen sink sealant. We will keep you updated as soon as the landlord confirms their plan. It’s important to clarify that we manage the property on behalf of the landlord. We don’t own it, and we can’t authorise maintenance spending ourselves. We can only arrange repairs or improvements once the landlord gives approval, as they are the ones responsible for the costs. In this case, we have encouraged the landlord to complete the items raised and continue to follow up for progress. While we understand that any maintenance issue can be frustrating, none of these matters make the property unfit to live in. Outside of our inspection visits, no repair requests have been reported to us by you or your housemates, but please do contact us any time if you have concerns, as we’re here to help. In terms of the contract, this was signed by all tenants in December 2024, over seven months before the tenancy began, so we’re unsure what you are referring to, but we’re happy to look into anything specific you’d like to raise. We truly want you to enjoy your home, and we’ll continue doing everything we can to support you throughout your tenancy. GoogleTerribly run place, viewed a house, put in an offer, rang the following day to find out wether we got accepted to be told they're waiting on the landlords decision then waited and rang again to find out they gave it to someone else, which is completely fine but for them not to let us know about it when it happened 5 days before is absolutely shocking and disgusting. If there was a way to put zero I would gladly do so

GoogleCPS were fab - so much help with selling, honest with feedback and committed to getting us quality offers. Angela is fab and so was the videographer - so professional! We ended up also buying our new home through them and they made sure everything went really smoothly. When there was a mix up with the keys on moving day they sorted it out straight away with no issue.

GoogleI had a really good experience of selling my property with CPS Homes. They are professional and are clearly experienced in dealing with all things property, and have the knowledge to deal with all manner of issues which always come up when dealing with property purchases/sales. This was the second property I have sold through CPS, and I've only ever sold 2, so that shows that I've never felt the need to use a different estate agent, their service has been fantastic both times. Special thanks to Tiffany, Angela, Sian and Chelsea for all playing your part in a positive property sale experience for me, and making it as stress free as possible while we had a young baby! GoogleMy experience with CPS homes was frustrating to say the least. They couldn’t get into the apartment I wanted to view because the landlord had changed the locks which I understand is not their fault but they brought me out there 3 times just to tell me they can’t get in. I had a lot of issues with the whole renting process which ended up with me moving out of my place earlier than moving into the new place. I wont get into everything right now, but I will say the only person that really helped me through this process was one of their employees called Jenna. She was super patient with me even when I called multiple times and when I was frustrated with the process. I wouldnt have been able to rent the place without her, she’s truly a star employee and I hope all good things come her way. Flo and Kyle (not 100% sure of the names sorry) were also very helpful although i was frustrated. The main thing I would fix is just communication between the employees because I called on the morning of the third viewing attempt and they said its still on, then I get there and call again and they say they dont know whats happening and then make someone else call me and that’s when i get told i cant get into the place yet. Anyways the whole point of this is to say Jenna and others sorry for being persistent and difficult on the phone at times the process was getting to me 😅 and thank you so so much

Be aware that CPS are only letting the property on behalf of the landlord. If you have taken on a property through them they are no help at all if you have issues with the property and the landlord is hopeless in sorting things out. CPS do not come and inspect the property before it is handed from previous tennants to the new ones. This was quite shocking as you would expect a clean ready to move into house. Another letting agent used in the last 2 years have given well presented houses and checks on the property were made during the time there. Obviously this is not something CPS does! Fingers cross about the deposit returned at the end of the 12 months.

For clarity, when landlords instruct CPS Homes, they can choose between two different service levels. The first is a ‘fully-managed service’, where we handle everything on the landlord’s behalf, including inspections and property condition checks. The second is a ‘let-only service’, where we advertise the property and sign-up the tenants, but the landlord then manages the property directly. These differing levels of service type are offered by every agent that we’re familiar with, so it is not at all unusual for tenants to find a property through an agent like us, and deal with the landlord directly for everything else. In your case, the landlord opted for the let-only service. This was explained before you committed to the tenancy, so you knew you’d be dealing directly with the landlord regarding moving in, repairs, cleaning, general upkeep, and end-of-tenancy (including deposit return). As already explained to you, we of course understand that it can be frustrating if the landlord doesn’t handle things as you would hope. That doesn’t mean you have nowhere to go with your concerns. Firstly, we suggest raising issues directly with your landlord in writing, so there’s a clear record. If matters remain unresolved, you can contact Rent Smart Wales. They are the Welsh Government’s licensing authority for landlords and letting agents. Their role is to ensure landlords comply with their legal responsibilities and manage properties appropriately. If the issue relates to health and safety or poor living conditions, you can also approach Cardiff Council, who have the authority to inspect and enforce housing standards.
