DISGUSTING company DO NOT TRUST

Genuinely disgusted by the shocking level of customer service from CPS. They have no communication skills at all and by that I mean they just ignore you. When we moved in half of the basic things you need for a house to function were broken and it took an obscene amount of effort to get them fixed, some of them never were and that's a health and safety issue. Now they're withholding our deposits and there is radio silence about when we will be getting them back. Its nearing the 3 month mark and after many many emails and phone calls from all of the tenants they just do not reply or answer. Any sort of update if there is being work done would be lovely but they can't even do that. I have filed to take them to court in the hope of finally getting back our money. DO NOT USE THIS COMPANY. Look at all the negative reviews... oh wait you can't as they report all of them.

Disrespectful of tenants and useless

I found CPS to be very dismissive and unhelpful when we had a problem in the house with our plumbing system. They are the only point of contact for resolving issues yet every time they couldn’t get hold of the landlord (All the time) we would have to wait for him to get back in touch with them etc and the problem would not get seen to in a timely fashion. We had numerous severe leaks in the kitchen some in the middle of the night and the two emergency out of hours numbers provided on their website did not go through to anyone. It was a nightmare. The worst thing was that we were advised by every person who came round to fix leaks that the whole pipe system needed replacing or it would keep happening and I relayed this info to CPS homes several times, to be met with a very dismissive ‘oh yeh we’ll mention it to the landlord’. Eventually the ceiling fell in and it was only when it got to this point that they responded to the source of the problem. I feel that they have no respect whatsoever for their tenants right to live in a habitable home, and only care about landlords interests. On top of all this they started hassling us to sign another year contract months before our tenancy was up.

Truly terrible company

Truly terrible company, avoid.I have had the misfortune of renting from CPS and must say they were atrocious. Friendly at start, then progressively crap.We moved into a rodent-infested flat which they then refused to do anything about claiming it was our problem. The mice were there before we were there, they were coming in through the walls. In one night our traps caught 5 miceWhile in tenancy they repeatedly let themselves into the flat without warning. Like no warning. They'd just walk in. Upon complaining they repeatedly fob you off, say it won't happen again, then it happens again. While there, our fridge freezer broke, and then men came to remove it and put a new one in. In the process of doing so, they scratched the walls. CPS then tried to take a chunk of our deposit to cover damages caused by their own workmen. Oh, and now we're on to the deposit. Not only did they spuriously attempt to take 1/5th of our deposit, they didn't even tell us this until 6 months after the tenancy ended. So, to sum, they're nice until you're a tenant: then they treat you terribly. You'll notice a lot of the positive reviews are from landlords, not tenants. There is a reason for this. [There are so many more things to say, but this is just a taste. Seriously.]

Worst agent I know

From a parents perspective tell your children to avoid like the plague! The Student Union should get onto these people and be telling people not to use them. My daughter made the mistake of using them and it has cost her a lot in money and stress.

You'll NEVER get your deposit back intact!

Used them in 2nd year, had no running water until 2nd week of September due to ongoing maintenance and the kitchen didn't have fridge/oven until the week after - one of my housemates had been living there for full price rent for 3 weeks before kitchen renovations were completed. Again, let through them in 4th year. Only available checkout appointment was 2 weeks before the end of tenancy, so despite paying full rent was forced to move out halfway through June. At checkout appointment agreed to minor deductions from deposit for a cleaner, but 2 months later they have charged for missing freezer drawers (£150 and not on inventory), handyman (£60 to fix what, we don't know) and another £60 for cleaner. 3 months after checkout they finally agreed to remove the freezer charge although deposit still missing (now October). From my experiences with them they provide a sub par service. The fact that a large percentage of their customer base are students must not have anything to do with how quickly they feel they can resolve issues.

If I could give zero stars I would

If I could give zero stars I would. Do not tell your children to book accommodation through these people, they are difficult to contact, they don’t respond to emails or calls, they are rude, and they avoid refunding deposits. Dreadful company. This post has been edited because CPS objected to some of the adjectives used in the original review.

You’ll never get your deposit back

Read reviews before deciding to go with cps but assumed some were exaggerating. However having just finished a years tenancy with cps, I can assure everyone these are not exaggerations. Through out the year cps were ok, they would take a while to get things done but no major complaints. But since moving out of a property (which was left in the same condition we received it) they have been a nightmare. They took almost two months to respond to emails inquiring about the return of our deposit and when they finally did (after numerous emails) the charges were ridiculous. We are still disputing many of them. Do not make the mistake of choosing them. (Ps they report all negative reviews)

Communication Poor

We rented with CPS homes for a year, and found that although the flat we had was in good condition, and we had no issues with it, their communication was poor. When taking on the property they were not flexible about when we could sign for the property and then tried to cancel our appointment last minute meaning we had to mess around trying to take time off work.We had lots of questions about the flat which they were unable to answer, we also had to ask about a parking permit as they didn’t give it with a key, lucky we did, as the parking at the flat was terrible. We had one inspection in the year we were there in which they gave us less than 24 hours notice, I rang to rearrange and ask if they had keys to access the property to which they didn’t even know if they did. When they did come to the flat it took longer for the kettle to boil than it did for the inspection of the flat to take place and we did not have time to raise any issues if we had any.We made one request the whole time we rented with them and it took them 6 weeks to respond to us, which is ridiculous. The worst thing was the communication when we moved out, they gave us 48 hours to make a decision on renting for a further year and then also said we would need to pay an admin fee and the rent was too increase. This is not adequate time to make a decision. We then decided not to rent for another year so viewings commenced, however, we were given little to no warning and would just receive texts saying ‘viewings tomorrow at about lunch time, hope ok’. Which is ridiculous, being sent to us at 6pm the night before. When we did move out we had to visit all three branches to get someone to take the keys off us and then received a message saying we had not paid rent when we had already moved out the month before. We did luckily get our bond back mostly but only after we chased several times for the check out inspection information. The properties they have are great but the communication is really poor and they need to work better at giving tenants more information and notice.

Nathan was brilliant. Highly recommended

Nathan was brilliant throughout the transaction. He has a 'no nonsense' approach which is exactly what you need in an estate agent when selling a property. He is friendly and extremely professional at all times, and progresses matters quickly. I would thoroughly recommend Nathan at CPS Homes to anyone selling or buying a property.

DO NOT RENT WITH CPS

Rented a flat with CPS (managed property) starting in August 2019.Arrived to the place being absolutely filthy (dirt and dust everywhere, used pans still in the oven, mold painted over in the bathroom, the list could go on). From what I can gather, CPS want the landlord to deal with issues but as it is a managed property, the landlord wants the issues dealt with by CPS. This leads to a very poorly kept flat. They are very poor at keeping you updated about maintenance issues. I haven't had the pleasure of trying to get my deposit back from them yet however I can predict that it would probably be easier to squeeze blood from a stone.
