This company are complete fraudsters, stay well clear. We have finally today received the remains of our deposit following falsified cleaning claims by CPS homes. Thankfully we videod and photographed our property prior to moving out which proved that the property had been thoroughly cleaned, this supported by our check out inspection in which the house was noted to be spotlessly clean. Regardless CPS decided to forge a fake cleaning invoice and attempted to charge £180 at the end of our tenancy. We have had to approach solicitors and finally received our money back through the dispute service of the deposit protection service. If you are currently a tenant with CPS I suggest taking as many photos, videos etc as possible upon your exit from the property as CPS will lie through their teeth and attempt to swing any extra charges possible.

Would give 0 if possible. Worst rental experience ever. House was incredibly unclean and terribly decorated; complete with a severe mould problem which was hidden by curtains/furniture when viewing.We were ignored when reporting problems throughout our tenancy. We were then presented with a bill double the cost of our bond for these issues when leaving (we didn't pay it went through the dispute resolution service with the DPS).They show up for multiple inspections as and when they please and never fix anything pointed out to them. After two inspections in a short time period and another requested I rang to question why and they had no record of the previous inspections having taken place. They did not provide us with an inventory until it was demanded and claimed our inventory photographs never existed despite several tenants being present when they were taken.There is no clear communication system in relation to the return of deposits. It took us six months and a battle through the DPS to have ours returned. Everyone I have spoken to who has also had the displeasure of renting with CPS has suffered a similar fate. Don't waste your money with them, look for private landlords or agencies who don't fake their reviews. It's all about money, nothing more. Avoid!!

Don’t understand the policy of not having second viewings, has meant one of our housemates is renting a house without having seen it (we were not told about this policy until we enquired). This policy needs to be made clearer, and from the start. Other than that CPS seem OK, but haven’t actually rented with them before.

Good Evening, Thank you for taking time to write a review; we value feedback from everyone! Our policy around no second viewings comes from not wanting to overly disturb the current tenants by organising excessive viewings. Similarly, with the speed in which properties get rented, if we committed to a second viewing it could be that another group who previously viewed it come in to secure it in the meantime, as a property cannot be reserved until the Holding Deposit has been paid - and we wouldn’t want you to miss out! This said, we completely see where you are coming from and would never want to force anyone to make a decision if they were not comfortable doing so. Where situations such as yours arise, we would always be happy to facilitate a second viewing by passing over your contact details to the current tenants, so that you can organise this with them directly. Most groups are happy with this as it means you will be able to visit the property at a more suitable time as you are not restricted to our office hours. My daughter and friends have a student flat opposite Cardiff union via this agent . They have for the last 2 months being trying to get mould in bedrooms dealt with and now a leak causing running water in another bedroom . They keep getting fobbed off .They are now questioning paying full rent and being threatened by late payments .Shocking

I was really impressed by the professionalism and service we were given whilst searching for the right property. The staff were very friendly and weren't pushy towards getting a place. Not many agencies provide this sort of service and it made it easier for us to feel more confident in our decision.

Honestly this could have been 5 stars but unfortunately the contract signing was a big let down! The woman was very rude, snappy and moody with us even when trying to make general chit chat. Me and my partner were abit taken back by her attitude and demeanour. I know they’re used to working with big groups but I defiantly think they’re not hitting the mark with young professionals. That being said Karolina and angharad were lovely as the other two ladies I dealt with just a shame about this horrible experience at the contract signing. It’s meant to be a happy exciting time and defiantly felt like an inconvenience and annoyance!

We have found the service offered by CPS to be excellent for both our fully managed and let only properties. The staff are always very polite and do their best with any issues we as landlords or our tenants raise. They also offer tips to make our properties more attractive to tenants , Patch Horrocks has been particularly helpful in this matter, helping us to see our houses from a prospective renters view.

I have used CPS homes as a tenant and attempted to use them as a home buyer but have had to give up on that. As property managers they are awful, they fail to give adequate notice, have entered our property without telling us on at least 4 occasions and even replaced our front door without warning us and the only reason we got keys was that one of us in the house happened to be off sick from work. They are even lying in the advert for our property for next year. We have been in the house for two and a half years and they won't even replace the rotten and damaged kitchen side but claim in the advert that recent major work has been carried out (none has been since we lived here and judging by the state of the house nothing was close to when we moved in either). They have even gone so far as to up the contrast on the bathroom picture so the tiles look gleaming white, rather than dull, poorly fitted and moulding at the edges of the skirting boards. As a prospective home buyer I have had 3 viewings with them, two of which they were late for and the third no one arrived at all, it turns out they had not logged any record of our viewing despite sending a confirmation email and had already sold the property and failed to cancel our viewing.

I have been an absentee landlord for a house in Cardiff since 2014. CPS manages the the property for me. Their service has been excellent. They keep me advised of maintenance, statutory obligation, council regulation and rent issues (including arrears) . Their fees are reasonable and their approach is ethical. I would recommend CPS to anyone who wants an efficient and trouble free management service. And I know what I am talking about. I was a public service housing professional for 30 years and have seen the best and the worst of service provision!
