TrustpilotDisgraceful company taking advantage of first time renters.
Was with CPS for my second year of uni. Never fixed any of the issues found when we moved in and tries to charge us for them when we moved out. Ended up loosing a portion of our deposit for mattress stains that are general wear and tear. Most of our money was lost cleaning the freezer (which we had already done) by a very expensive cleaning company (couldn't get an invoice) Now know the cleaners were owned by the CEO's sister. Disgraceful company taking advantage of first time renters. Didn't know our rights, and they have profited of us and many others.Stay away at all cost.

Good Morning Nathan, Thank you for taking the time to place your comments on record. In order to minimise any deposit disputes, we give all tenants of properties we manage the opportunity to record the full condition of the property on the inventory when they first move in; we also meet them for a check in inspection to confirm this in person, which we did with yourselves. When tenants move in, we stress the importance of completing the inventory and noting down everything to ensure they do not get charged unnecessarily. When issues are reported to us, we always work with the Landlord to ensure necessary repairs are sorted as soon as possible.I can see that on the inventory you signed, there was only one recorded mattress stain, and thus any new stains would be your responsibility as tenants. A claim was made for new stains on two mattresses, which you contested, but we worked with you constructively and you agreed to paying the full amount for one, and 50% of the cost on the second. With regards to the freezer, it was agreed with yourselves at the checkout that this would require a deep clean due to a mould build-up. I can confirm that the cleaner asked to complete the job in this circumstance was not a relative or relation of any employee of CPS Homes. You were not charged for any issues that were already recorded on the inventory. For all properties that we manage, tenants deposits are held in the Deposit Protection Scheme, as required by the Government. What this means is that where tenants do not agree with charges made against them at the end of their tenancy, they can take this to the ADR (Alternative Dispute Resolution) who seek to resolve the issue, based on evidence, from a neutral standpoint. Yourself and your housemates chose not to exercise this, as you worked with us directly and accepted the claim made from your deposit. We can only apologise that you are not happy with your experience with us, however we do feel your deposit was handled fairly and efficiently. Many Thanks.

TrustpilotCharged for stuff pointlessly
Rented a property with them in second year, got charged partly for professionally cleaning the carpet due to a small stain (which is fair enough). HOWEVER, later found out that a few weeks after we left, they were planning to just replace all the carpets upstairs anyway as part of a renovation. So why the hell did I pay for a professional clean of a carpet that you guys replaced anyway!!!!

Good Afternoon Jack, Thank you for taking the time to record your comments. Having looked into this, I can see that the stain you were charged for was located in one of the upstairs bedrooms at the property. This required a professional clean ahead of the next tenancy taking place. I can see that some carpets in the property were replaced following your departure, however not in the bedrooms. The new carpets only covered the landing and stairs, hence the stain still needed to be cleared. Many Thanks.

TrustpilotSTAY AWAY!!
Rented a property with CPS homes a few years back in Roath. Unfortunately we had to vacate the property earlier than our contract agreement as a neighbour had caused a fire that burnt down our kitchen and deemed the property inhabitable. Considering this, myself and 5 other tenants were left to fend for ourselves with regards to finding new homes. CPS were the most unhelpful people during this process, not allowing our deposits back until we had vacated the property which left us with no money to find elsewhere to live. During this period we had to live in our house without gas or electric for weeks until we could find an alternative living situation. We dealt a lot with one of the managers Rhys and during this time he was rude, unhelpful and extremely unsympathetic considering our situation. I would never recommend these estate agents, they made this situation a living hell for us which is unforgivable. Please stay away!! Customer service is non existent to this company.

Only in the early stages of renting through CPS so can only comment on this. The team were really helpful in an increasingly difficult working environment. I did have to talk to three people before securing and paying for the property, however I think this is due to a shortage of staff due to COVID so to be expected. They were accommodating to any extenuating circumstances and great at keeping contact.Unable to comment on management of the property yet but signs are positive.

TrustpilotWell Done CPS!
We moved over from another Cardiff agent a few months ago and WOW what a difference! Relevant updates on the Covid -19 situation, Rentsmart updates, management hints etc etc all of which is really useful as a landlord and communications within the agency are spot on. The existing tenancy ended 18th April and having not been able to have viewings I really thought the house would be empty for some time but no- new tenancy to begin early May! Well done CPS!

Hi Ali,We appreciate that the precarious climate surrounding the COVID-19 pandemic has impacted us all one way or another, with many losing their jobs or being put on furlough.Students or professionals, we encourage all of our tenants who are experiencing any difficulty to come forward so that we are able to liaise between them and the landlord and come to mutual agreement/payment plan. We are pleased to report that we have already agreed a large number of payment plans between tenants and landlords. No late rent charges have been added where tenants have been in touch to let us know they are in financial difficulty and have entered into a line of open communication with us. As such, we would encourage you to contact our Albany Road branch on 02920 454555 or roath@cpshomes.co.uk so that a payment plan can be agreed for you moving forward.Thank you.

TrustpilotI'm currently a tenant with CPS homes during the Covid 19 pandemic
I'm currently a tenant with CPS homes during the Covid 19 pandemic and I can tell you that they have not taken this impact this pandemic has on tenants into consideration. I have had to move out as I'm an international student and they are asking me to have my place cleaned again in June (when my agreement expires), it is April right now. I'm not able to clean obviously as I'm not there so they will take this opportunity to reduce my deposit. I do not recommend this agency for tenants. If you're a landlord, go for it because they will stick to that tenancy agreement no matter what. This is an agency for landlords, not tenants.

Hi Seba,If the property has been left clean and in good order at the time of your end of tenancy check- out, there will be no reason for any deductions to be made. The property is expected to be returned to the landlord in good order; something that is expected from each and every tenant whose tenancy is coming to an end.We appreciate that the precarious climate surrounding the COVID-19 pandemic has impacted us all one way or another, with many tenants having to leave their properties earlier than originally thought. In spite of this, we do not feel that it is unreasonable to expect a tenant to leave a property in a clean condition when they leave; especially given that this is also the expectation for tenants whilst they are living in a property. Kind regards,CPS Homes.

TrustpilotLack of communication doesn't help
Initial contact in terms of whether the offer made to the vendor was acceptable, was fine.Under the terms of contract established by the vendor I had to demonstrate commitment to ensure that any specific electrical / gas / or chartered surveyors report was commissioned within 14 days of the acceptance agreement to buy / sell the property, however, on the agreed date that had been booked for the chartered surveyor to visit the property, I had been notified by the chartered surveyor that someone at the property refused his access! Still in the dark about this. No explanation from yourselves as to why this wasn't able to go around
