CPS Homes rented out my house within days of me contacting them. Chelsea at CPS helped me with each step of process, was very professional and kept me up to date with everything that was happening. I found the whole process hassle-free from start to finish and I will definitely be using CPS again.

We returned to the UK from overseas at the start of the lockdown period, CPS homes were great in assisting us with getting somewhere to base ourselves. Once our household belongings were delivered we moved into a larger house and informed CPS Homes that we would be ending the tenancy period eraly. Nikki Hamer was our contact for the closing of our account and she was excellent in finding a new tenant so that we could get some of the advance rent we paid reimbursed. Nikki managed the whole end of tenancy well and we have had no problems in getting this finalised - something remarkable in this present situation.

Communication was poor with the letting aspect...we paid for an EPC that we already had, a ‘for let sign’ went up without asking...The final part of the transaction when handed over from Nikki H went well and Jordan was very helpful.There seems to be a quiet a arrogance about this organisation.

Just bought a house for the first time through CPS homes. Our experience was overwhemingly positive. CPS were friendly, professional, quick to respond to any query or concern, and supported us every step of the way through what would otherwise be quite a nerve-wracking experience. TrustpilotDo not waste your time with a letting agency just waiting a year to take even more money from you.
After waiting for over a month we have finally been given our inspection report, a document with less than 100 words and entirely too vague, and what this company counts as "wear and tear" is ridiculous. If you care about the deposit you put down, and are genuinely good tenants do not waste your money or trust with these people. They will not fully follow up issues raised through tenancy, and then will try to claim it for the cleaning company they own to come and fix stuff. (watch: A Rave to CHALLENGE a Lettings Agency with Jamie Laing & Joe Lycett | Joe Lycett's Got Your Back on youtube to see the full picture of this)We are of course going to dispute things, but this will only draw out the process in a time where people are desperate for their money back, a delay that not everyone can afford and a very good tactic on CPS's behalf to get us to accept everything and anything they want us to pay for. If they somehow start treating us fairly and within a decent time I will come back to this review to maybe give them 1/2 a star more but really do not waste your time or energy with a letting agency just waiting a year to take even more money from you.

Without knowing the property you rented, we can’t say anything for sure, but there’s a strong chance we’ve picked up on things that have been deemed your landlord’s responsibility, so there will be no or minimal explanation next to these photos as they don’t affect your deposit return. Where we have identified items that we think are the responsibility of the tenant, we welcome your comments within the section of the report designed for your representations. The process is two-way and transparent. Your representations will be considered by your Case Handler and discussed with your landlord, in the same way the report was discussed with your landlord before being sent to you. Please bear in mind that, in our role as agent, we don’t have the final say over what, if anything, is claimed from your or any deposit; that is always the responsibility of the landlord. We provide feedback and evidence, but we don’t make the decisions.The cleaning company you refer to is not owned by CPS Homes or any Director of CPS Homes, nor are any of the several other cleaning companies we use. The cleaning company highlighted in the show you refer to is an entirely separate entity and is in fact one of very few local cleaning companies capable of managing the number of cleans CPS Homes requires year-on-year; particularly during the busy summer period when thousands of students vacate their properties. They are one of several local trades we have been using for over 20 years to carry out work in properties we manage, so we know and trust them. They price fairly and accurately for their time. Many letting agents opt to instruct national companies to manage their cleans, who typically charge more due to increased overheads and travel time, meaning a higher cost to tenants and landlords alike. As a company born-and-bred in Cardiff, we prefer to issue our work to local people.We feel it's important to point out that it's not uncommon for there to be a dispute at the end of a tenancy. Quite rightly, tenants are keen to receive as much of their deposit back as possible, whereas landlords would like to be compensated for any dilapidation they believe is not a result of wear and tear. So, by virtue of their own standpoints, deposit claims are a contentious matter. Where tenants agree with a landlord’s claim, they reserve the right to dispute. The same is true in reverse. I’d always thought of CPS as letting agents, but seeing their for sale signs around, I thought I’d invite them to appraise my property along with a few others. They stood out from the start. Nathan came and gave me lots of good advice about what I needed to do to get the best price. When they said they had people interested in properties in my area, for once here was an agent who meant it! My ad went live on the Friday, and by the Monday we had loads of appointments booked in for viewings. They decided to do a block booking, but at 15min intervals. It was so well organised and the whole afternoon ran like clockwork. Chelsey was the agent that conducted the viewings, and I have never been so impressed. She was so professional. I wanted to be there in case anyone had any questions, but I wasn’t needed, she really had done her homework. Her negotiating skills were superb and she achieved a sale price considerably more than I was expecting, and over £30,000 more than other agents had told me I could hope to get. All in all, a first class service.

I have been using CPS for the past 10 years to manage a property in Cardiff Bay. The team there are extremely transparent and regularly update and manage any maintenance issues as well as the signing of new tenancy's as and when required. Most recently I've had correspondence with Nikki Hamer and Jordan Parry, current tenants are vacating shortly and they managed to find new tenants within a week, even during these tough times. Friendly, fast, efficient, and word thoroughly recommend. Cheers guys.

This agent was recommended to us by someone who had had an excellent service. They promptly valued and marketed our property, organising an open day within two weeks. Within four weeks of the property being listed, we had sold subject to contract. Unfortunately due to Covid, things were out on hold. I am pleased to say that as soon as was possible after closure, our purchasers were contacted and exchange went ahead a d completion is at the end of this week. Thank you Nathan and your staff in the Wellfield Rd Cardiff branch for such great service.

I can’t even explain how Incompetent these people Are. Rented a property with them. They failed to remove furniture from out garden for 5 months and would not remove a desk to accommodate a disabled student. Allowed the landlord to issue false invoices and would not provide an inventory of charges. Took months to reply to emails and refused to take phone calls. At the end of our tenancy we were forced to use the ADR (Alternative Dispute Resolution). They ultimately side with us due to lack of evidence provided by CPS.

We’ve approached you via Trustpilot’s private messaging platform asking for this information.We always require a landlord's authorisation before carrying out work at a property because it is they who own it and foot the bill. The same goes for removal of items. Additionally, many landlords choose to carry out their own work. Knowing which property you rented will allow us to establish what happened when you made these requests.Concerning your deposit, with landlords and tenants starting at opposing ends of the spectrum, deposit returns can sometimes be contentious matters. Quite rightly, tenants are keen to receive as much of their deposit back as possible, whereas landlords would like to be compensated for dilapidations that aren’t wear and tear. Our job as agent is to find the ‘happy medium’ and most of the time we’re able to do so, but we fully accept there will be times when we’re unable to fulfil this remit. In these instances, we’re grateful of the free, independent adjudication service offered by deposit protection schemes, where a legally-qualified adjudicator will collect evidence from both parties and make a binding decision on how the disputed amount is to be distributed between landlord and tenant.We’re always striving to improve the way we work, so the information you provide is important to us. Awful, the worst customer service. I tried calling the other day after countless emails being sent to my account. I spoke with a colleague and they just hung up the call because they couldn’t hear me and said to email them.Do not go with this letting service!!

Such a bad and unorganised company. They lost my information numerous times, whilst packing and moving my stuff back home we also had to speak to CPS nearly every day. They asked us for the same details over and over and kept replying with “I’m not sure if this will be enough, can you send us...”. they also didn’t tell us that we’d been accepted for the house until 2 days before. Fortunately they don’t own the property, once we started speaking to the landlord it was much better. I’ve heard some awful things about CPS, there’s even a documentary on them.
