I’m a long-standing Landlord of over 25 yrs in the Cardiff Bay Area and have been a client of CPS Homes since they opened in the Bay ,I have just instructed them to market a flat for rent after it became vacant for the first time in over 10 yrs The service of the team at CPS was exceptional in these difficult “ COVID” times especially Property Advisors Jordan and Velislava who were both extremely helpful and professional and secured a new tenant in less than a week I’m happy to recommend CPS and am more than satisfied with their excellent service

I have had a very bad experience with cps, very hard to speak to anyone from the deposit return team, not even able to obtain a number to phone anyone about issues. My daughter ended her contract in June and still awaiting correspondence regarding deposit. Her room was very poorly ventilated and apparently have to pay £300 pounds to paint room which will not fix the problem as the room was dark and had poor heating.
Dear Natalie, Thank you for your comments. We're sorry to hear that you haven't had a positive experience with us. We hope we can shed some light on the issues you have been experiencing.As we're not the decision makers in the process, we have asked that all deposit-related communication be in writing so that we can pass it onto the landlord for approval.Following our check-out inspection, we approached the landlord with our photographic findings, like we do in all cases. Whilst we will indicate whether we think something falls within fair wear and tear or should be attributed to the tenants, it is ultimately their decision if they wish to make a claim against the deposit or not and, if so, how much they seek for each issue. In this case, the landlord has decided which items he wishes to claim for and has given us an itemised breakdown of the claim.The tenants are, of course, welcome to dispute any claim and we can facilitate this, but we can’t remove or alter any claims without the landlord's say-so as we have to act on their instructions. We can see that we have recently received an e-mail breaking down the tenants' reasons for dispute, which has been passed to the landlord to comment on. We’ll allow them an opportunity to make any representations and make a counter-offer. If an agreement can’t be reached, we will refer the case to the DPS’ adjudication service as a last resort. With regards to your comments about the room suffering from poor ventilation and heating, we have no history of the tenant raising any problems with us during the course of the tenancy, nor have the current tenants raised any faults with the radiator or window not working.The tenants can expect to hear from us soon, however if you have any further queries, please direct these to deposits@cpshomes.co.uk. Hey guys I’m a second year Cardiff University student. Letting agencies are helpful and necessary but also a well known enemy of us all. Moreover, is best to let with the enemy we know and of that we don’t. I went house searching alone in January 2020; while on my first year of university and since CPS Homes is Cardiff most well known brand, I went with them. They offered a No Deposit scheme which no realtors to my knowledge has offered before. Saving thousands of student an extra £400+ in upfront cost.My assigned realtor of CPS spent time understanding my requirements since I’m working a full time job while attending university, some of which were: 10 minutes walk from Glamorgan campus, close proximity to restaurants and supermarkets, preferably new build and fully furnish spacious room. Corner House CF24; I moved in with 5 other strangers in July 2020. In September someone stole my professional chef knive valued at £250 and my kintsugi valued at £2250. I contacted CPS and they said advised my to report it to the police; which I did since my valuables are insured. A week later the agency manager emailed me to see if I was doing okay and accepted my request to transfer into another home as I felt unsafe and depressed. My dad left his kintsugi after he pass away during the pandemic.CPS showed love to me, top notch customer service even during the Wales lockdown during October. Writing how I feel isn’t enough; I wish we all could experience in our own way how amazing I felt after such a tough time. Real estate agencies nonetheless are everyday people who sometime or most times make mistakes and screw you for a profit; and that’s okay because we’re humans and we all want to succeed. CPS however, right their wrongs and try to care and understand all my needs and all your needs too.Don’t choose CPS because of my story, choose them to create your own. #Givepeoplepraiseswhenitsdue.

The last 2/3 weeks I’ve dealt with so many estate agents, some laughed at me some were rude and some just didn’t care to bother, but CPS have been incredible. They were polite on the phone which is rare, they are supporting and very very professional. Straight to the point and so so fast. You send an email and you get a response with no hassle or rudeness attached. Me personally dealt with Nadine Higgins and she’s polite, fast and professional.

Never have I had to deal with a company that cares less about their clients and customers.Edit. Seeing as they've tried to respond saying they were great I'll expand on my complaint.I won't name names even though I should but a staff member who works for CPS is a manipulative liar, they will promise and promise that your first time buy will go through by Christmas. She'll tell your parents, your in-laws and everyone around you but when you're not in my Christmas and you call her out on it she'll claim the conversation never happened, call you a liar and treat you with contempt. Every person I know who has had to deal with CPS have been treated like absolute crap and I'd sincerely love for karma to treat them as they deserve. Need anymore convincing? After moving in to the new house. There were many. MANY issues with the property. And most still aren't really sorted. Also if you want to have a mattress that is as old as the house it's in and paper thin. With like to springs. Go with CPS. But honestly they are s**t. They will treat you like a toddler. Even though half their staff are 15. Just because we are students doesn't me we deserve to be treated like mugs. If this is your first time renting. Prepare to get royally mugged off. They have 0 respect for your time and should genuinly be fined by then city for such a terrible service. If any reviews change your mind let this be it.P.S CPS if you see this... suck your mum
