POOR BUILT, AVOID!!!!!!!

I would give it 0 star if I could. The entire property was flooded on the first night we moved in, due to a not connected waste pipe in the en-suite shower. Carpets had to be replaced, ceiling repaired, damaged wardrobes, walls repainted. We endured months of hassle and having to chase Countryside to fix the issues which are not even fully resolved yet (we bough property in July). Most recently (September) we had a blocked sewer pipe leading to a flood in the property again! The pipe was full stuffed of bricks, stones and insulating wool. Our kitchen ceiling was damaged again and is not yet repaired as well as we are awaiting entire ground floor flooring to be changed due to damage caused by the initial flooding. The post sales customer "care" are shockingly bad and we are yet to be told when they will fix the remaining issues. We have been ignored for months now. AVOID!!!!!!

Absolutely disgusting the mess made fitting sewers for new properties. Couldn't access my property for 2 days. Cars, windows filthy. Disabled residents no direct access to their property. Customer service non existant.

Appealing aftercare customer service (Oaklands Hamlet)

I purchased a house in the Oaklands Hamlet development by Countryside just over 2 years ago.The aftercare customer service has been appalling and a stark contrast to the service provided before I moved in. The Customer Service East team are understaffed and the staff that they do have are unwilling to help. I encountered numerous issues with the property and some of these issues have been left unfixed for months on end. Countryside bends over backwards to get out of fixing the issues with the property.I would not recommend at all that anyone purchases a property in Oaklands Hamlet and Countryside properties in general.

I can only review up to purchase as we haven't moved in as yet but the service has been second to none, very attentive staff that make the stressful process of buying a house a breeze from viewing to exchanging.

Second owner of a property: defects

Second owner of a property, which is less than ten years old. Notices a few defects arise. Unfortunately, it is pass the defect period and they won't do anything. Just be aware even if everything is fine at first or for the first few years their poor workmanship and materials can come back to haunt you.

Had a couple of dealings with a sales consultant ..... 1st meeting went really well & he was very informative - & then that’s that!2nd meeting (which I thought was for a viewing) - having no idea (as never bought a property before) that everything was agreed & bought off plan (without seeing a makerting suite of any relevance) & asking the question...‘surely others have the same concerns of mine, not knowing what they’re actually buying?’... to receive the response from him ‘yes, we do & they’re the people who don’t buy!’.Talk about condescending & belittling a potential customer! However, despite this, he did have a redeeming feature by suggesting I look at a previously sold property in the same development which was currently up for sale & had almost the same specs as the ‘off plan, that I could never view or get any idea of what I’d be purchasing beforehand!’He didn’t need to do that, as he would have no benefit from that, within a development that sells within hours of being released - his words! However, his colleague had zero redeeming qualities & I haven’t the foggiest why she’s still employed!I felt like, she felt she was wasting her breath just by even responding to my questions!!To re-cap - I distinctly got the impression, that how dare someone like me have the audacity to ask questions about a development, where buyers were fighting over each other to buy at any price & Completely waste the same air in the office that was frequented by the staff!Oaklands Hamlet‘s staff should really consider their customer service style & not be so condescending when someone comes in with a genuine interest on a purchase... & not treat people with complete & utter contempt.

Utter garbage post customer service

Firstly, this is in no way representative of the sales people I dealt with who I found excellent, but the issues have appeared post sale that just have to be called out.Firstly, it took weeks to sort trivial snags and even when finished they were unacceptable. In the end I stopped reporting small things as I got sick of their workmen covering my house in ****, dragging it in off the street. However the main issue is that my back garden is flooding, holding water etc. Obviously the drainage is in no way adequateThis was reported a month ago with still no resolution in sight, what made me laugh today was that I received a survey through email advising me as far as they were concerned the issue is resolved, you have to laugh. Fresh phone calls into customer service and they act like they haven't got a clue what you're talking about.Nice house, nice sales people, complete garbage post customer service.

False Promises

Don’t respond to issues. Make false promises that they don’t deliver on. I.e saying they’ll call you back and don’t. Had my windows smashed two nights in a row. Requested assistance getting them replaced, was promised a call back, nothing. Have reported snags numerous times not even had the courtesy of a response..... and it’s a shame their customer services lets them down because their homes are beautiful...when they don’t have smashed windows....

They sell a dream which is really a nightmare. Broken tile in bathroom, patchy paintwork, unfinished garage doors, exposed cables outside, road surface not laid, toilet flush broke, stained carpet and the list goes on, here 2 weeks still waiting for things to be put right.Today access to our own house blocked for 2 days while they lay a road.

We had a lucky escape, but it only cost us £500!

Please re-think before buying any new build home. We had a very lucky escape with this company!Thankfully we backed out of the agreement just in time but lost our £500 deposit, which I’d much rather lose than be in that sort of contract for life.

Steer clear, never trust a word that they say.

I made the mistake of buying a countryside property and would advise anyone else to steer clear. I was told buy the sales advisor at the Norris Green site in Liverpool, that I could buy the lease after I had lived in the property for two years. At the time The sales advisor was telling me this Countryside had already sold the lease to an offshore company, a few years prior. A few months before my two years were up I contacted Countryside to ask if I could buy the lease. I must have sent half a dozen emails before I eventually got a reply from a member of staff further up he chain (who can not be named) who matter of factly told me that the lease had been sold to E&J estates from under my feet. I asked why I couldnt buy it given the fact that I live in the house but he never had the decency to reply. I then emailed the CEO of countryside to complain. The repsonse I got back was from one of his minions and was just a generic email basically telling me that if I wasnt happy then tough luck!I have since tried to buy the lease directly from E&J and have been quoted £4200, plus vat, plus I also have to pay their legal costs. I can also only buy it on the provision that I ask them no questions. Plus I will still have to get there permission to make any sort of changes to my home.If you are going to buy a countryside home remember that you are never going to be a home owner, just a tenant who is working hard to line the pockets of the fat cats in charge of the company. After your lease is up they take the property back.

Beautiful design, appalling build, appalling aftercare.

Very very very poorly built houses. We moved into a Countryside property in the midlands and have had problem after problem.Aftercare has been absolutely shocking, the initial snaglist (which is expected) was handled terribly. Instead of making a list of snags and working through to fix them, they kept losing the list and we had to keep contacting them. Every-time it was a "shock" when we told them about things not fixed. We had kitchen fitters in 4 times, floor fitters in at least 5 times to try and fix the floor which had been left with glue.We have had 4 toilets replaced due to leaks. Our most recent experience is mold in our bathroom due to a shower leak, which resulted in mushrooms growing in the walls.Perhaps the most difficult part about all the above is the lack of ownership from countryside. Housing builders are nothing more than management companies with sub-contractors, but they don't even try and hide that with a level of support or aftercare, they just say "oh its xxx contractor", then next time you call "oh its yyy contractor", they take no responsibility for the frankly appalling workmanship.I would avoid countryside at all costs. The house design is very very nice, and makes them very attractive, but unless your very lucky you will have no end of issues, and most importantly they will be such a nightmare to get fixed.

Excellent neighbourhood

Regarding Brookvalley Gardens - Barnet - Excellent neighbourhood. Dollis valley never had a good reputation due to so many council housing. However, the whole area is being regenerated and the new people moving are all from very well to do families and are financially well off. I can't speak very highly of the developers as issues with new builds will be there. But the families moving in are young and great. I love my neighbours, we also have our internal WhatsApp group wherein we discuss all kind of issue bad and good. Everyone is so helpful.

Good first impression... Not good after sale care

The houses are lovely. The show homes really wow you... However... The after care is extremely poor. Our house was rushed for completion. While the site was still open we did get quite a few 'snags' sorted. Our original site manager was taken off of our plot due to his persistant lies however the new one was great. I can't fault the after care provided by the site but what has let them down is the post site after care. Quite often you get an answer of 'home owners responsibility' which is them just trying to get out of coming to the property. The list of snags continue even a year on. We had a visit from customer care and to be honest she was unprofessional and rather argumentative. One of the after care contractors made us feel genuinely uncomfortable in our own home. Like I said previously the house was rushed and we have found out just today that our driveway should of had a seperation line down the middle (as it's shared) but as they tarmacced the drive the day we moved in this wasn't done. The first impressions you get of countryside is amazing however once they have your money you seem to be forgotten about. If you buy one of the last plots on a development be warned you may have a lot of trouble getting someone out to actually help you.

We moved into our countryside home a few months ago in Stanton under Bardon. The sales team Rachael and Adele were really helpful along the way and promptly answered any queries that we had throughout the process. When we moved into the house the site manager Lee was very approachable with a few little snags we had, He even noticed a few that we had over looked and they were quickly sorted. The whole team at Stanton meadows are very helpful and very friendly, always finding time to talk even when they are busy.

Do not buy their properties

Do not buy their properties. We are having lot of issues with house we bought and their standard on completion is very poor. They promise everything but when it comes to actually doing it, they are not at all reliable. Our house was delayed by 10 days and that was notified to us 3 days before moving date. We sold our house and we have to sort everything out in that time frame.. we were homeless for 10 days and we had to stay as PG.. with 2 young girls.. after that, when we moved finally in December, the day we got keys, house wasn’t cleaned at all... it was dirty and untidy and floors were not even cleaned.. you can see left over paint marks etc... There were many other issue and poor quality finish... we are in May, still they have not sorted it... We had 2 no shows and no one tells you beforehand so just stay indoors waiting.Very poor and bad customer service.. would not recommend at all

Countryside denies expert opinion

Countryside sold 246 apartments at Salford Quays which we now know have cladding designed and installed contrary to the fire regs at the time. Despite all evidence to the contrary Countryside Properties insist the buildings were compliant with fire safety regulations when they were built. Rather than looking to see how they can help the people who bought from them in good faith, they just deny all responsibility. Please beware of buying from Countryside Properties.

NV Buildings, Salford. Evidence re cladding required.

If we re going to make any headway with Countryside we need to gather evidence of other developers who have met the cost or contributed to new cladding. We would need to organise a campaign against the directors of Countryside to have any hope of success. I am not sure whether we have any lien which we might use against Countryside.

I'm a resident caught up in the cladding scandal at NV Buildings, Salford Quays. I bought an apartment that had been built by Countryside Properties only to find it has been built with flammable materials and therefore a serious fire risk. The remedial work to fix the issue has been quoted at over £2 million and Countryside have refused to step forward and take responsibility to protect the safety of the residents in a building that they developed. As a result I am being asked to pay a share of the costs, which for me personally is over £14,000 (and increasing).Countryside should be avoided at all costs. You only have to read the long history of reviews on here to see that they should not be chosen as the developers of anyone's new property. Countryside are a truly awful company who do not care for the safety of their customers following a sale. If you do not want to be lumbered with a huge bill off the back of their mistakes, go elsewhere. The better developers have all stepped forward to absorb the costs and fixed any safety issues on buildings that they have developed.AVOID and look out for the media campaign coming to TV soon.

How many people have to die?

How many people have to die before developers like Countryside Properties "do the right thing?"I've been living in utter hell for the past 18 months. Building declared a fire risk and now we're being burdened with the bill to put right. Even though all our evidence shows that Countryside Properties were at fault.COuntryside have let us down, the Government has let us down.No house buyers survey could have found these major structural problems out.I am beyond angry.STAY AWAY FROM THE CHARLATANS!
