Dutton Fields, Deeside ReviewThe sales and reservation process has gone well. We've been able to take photos of the house as the build progresses and have chosen worktops, tiles, kitchen unit colours, carpets etc. The house was due to be ready late January 2021, but has been delayed until late February.The house design is perfect for our family and the future on site support and 10 year insurance backed gaurentee has given us piece of mind. We've been to check the site after storm Christoph and we're relieved to see that the protection measures via the Brook worked very well. It was high but had plenty of capacity left to fill and our plot was ok.The sales team have been brilliant especially with our concerns about the service charges and any flood risks. Initially we were told by head office that any rises on the initial £115 annual service charge is capped to RPI. Unfortunately PLS Solicitors said this couldn't be guaranteed. From the research we've done as long as Countryside and Flintshire County Council have done their jobs well there shouldn't be any risk with any huge increase in yearly costs on top of standard council tax. The main risk is in the short term before funds have built up enough to cover any high costs via the management companies Trust Management and Airfields. It would be helpful if the annual charges weren't due in January, just after Christmas each year! During the valuation process we found the house was valued £5000 less when checking the paperwork, but this was missed by our financial advisor and solicitor, make sure you check the detail on the documents you get sent. Approx costs so far £267,070 made up of:House £265000 plus £90 assignment fee and charge£150 engrossment fee£1827 Solicitors costs including £750 Wales land tax. £115 Annual service charge, for areas Flintshire CC wouldn't adopt (shared grassed areas, lighting and stream area).£100 apperox each time to make certain changes to the house, add shed, greenhouse etc.£90 approx future sales pack fee if we were to sell in future.Hope this is helpful.

This is our first time buying a new build property and we really didn’t know what we were doing. The moment we went into the sales office both Sian and Annabel were amazing!! They were patient and went through everything with us in detail. Any questions was answered and everything they both said they would do, they did and we didn’t have to chase for anything. The house is beautiful and we love it! However without Sian and Annabel we would never have got further than looking at the pictures and thinking what if! Thank you ... you have both made the whole process really stress free!

I walked into beam marketing suits back in July, after I heard about the 10 year project. My first greeting was with Richard, he showed me around the show homes, he was knowledgeable and very very friendly, great energy, and left me to wonder about myself. I was interested, he took me to the Tom cruise sales board, 5 flats were available, for when I was ready, and we quickly illuminated them down to 1 flat. Next, I met Steven, very polite, and chatty, friendly we talked about finance, and AIP, £500 reservation was made. Richard & Steven have been a delight to of met, always accommodating and welcomed me to the marketing suits whenever I arrived. Always replied to emails and messages promptly.Despite my own stress, and getting frustrated at times, and moaning lol, they both adhered to all my requests.In business, you have nailed it, if you make your client, feel like your their only client. They, Richard and Steven did that, thank you.Then, I was appointed Deseree, as my go to, again, always responded to my needs and demands, very very polite on the phone, great personality. All In all, now I have completed, looking back over 7 months, a great team, and a great service, always welcomed me.Onwards and upwards Beam

Considering the situation we are in it hasn’t been a bad experience. Although our property has been delayed for no fault of countryside but the pandemic itself with restrictions, we have had a fairly pleasant experience with all staff who have gone out of their way to answer any queries we had (mostly about updates). We have our move in date and are looking forward to settling in our new home. Earthworm Developers, We have been waiting for the property since more than 18 month after the reservation and our completion date has changed for 9 times. we have just requested to hand over properties one week before of completion date, with almost two months spare to finish. They have came up with same answer no. We have to compromise with their rules but they never understand our rents and other extra costs.My sincere advise, think before you buy as they will give you many surprises on completion dates. Not sure how the property will be after these long waits, if their are any defects then it's really not worth going with countryside. Will keep you posted after getting the keys.

Countrysides after sales care...

Countrysides after sales care is appalling we have purchased a property a little over a year ago here are the issues we have had since purchase and having discussed with other residents on our community facebook group it is evident that we are not alone in this.Front door not locking/unlocking 6 occurrence No loft hatch installed still not resolved Damaged kitchen units took a year to resolve Leaks from bathroom through the ceiling into the front room twice this has happenedFront door threshold not correctly installed (twisted)Damaged skirting boards fixed by filling them in with fillerPaint on carpets when moved inPoor landscaping (sections of dead grass due to incorrect installation of pathways) and breeze blocks coming through the turf still failed to correct Whilst some issues are minor everyone of the above has been a battle to get resolved as no body replies to emails and ignore you in the hope that the problem will simply go away. When spending hundreds of thousands of pounds you would expect the service levels to be much higher than this I can safely say that I would never reccomend this developer or use them under any circumstances which is a shame as the residents within the community are generally lovely and the development has the potential to be great if they listened to their residents.Edit: having responded to countryside my issue is still yet to be resolved this includes a roof leak now which in their words constitutes an emergency but almost a week later still no roofer has turned up or even been in contact to arrange an appointment So unfortunately I won't be uplifting this review as they continue to dissappoint and make customers feel unimportantEdit: 12/01/21 having started the process of rectifying the roof leak on the 27/10/20 it is still not resolved and countryside have yet to arrange a date to sort the issue out or return my calls or emails

Only positive things say!!

We recently bought and moved into our property at Beam Park and overal from viewing the show home to completing we only have amazing things to say! The sales team particularly Richard, Steven and Susan were all so helpful and accommodating. If it wasn't for the those guys we may not have pursued with the property. We also dealt with Deseree on the progression team, she answered any questions we had and always kept us updated (more so than our solicitors)! They made us very excited and welcoming buying our first home :)In regards to the property we have had quite a few small snags to mention, nothing huge just small finishes but again everyone has been really helpful and organised getting everything fixed straight away.

Poor Customer Service & Aftercare

I have been living in a countryside property for a year now and the first 6 months we received amazing aftercare and customer service. Unfortunately since then we have not and I have been waiting 6 months for some chipped taps to be replaced. The taps were originally chipped by a plumber they sent in to adjust the temperature as there was no hot water coming out. We have had multiple visits for the very same issue, not sure why and each time they took photos of the chips. We then had a fault with our front door. This was again inspected at least twice, which would be fine, however, it is now 3 months and the lock has still not been fixed. If it was an internal door I wouldn't mind but it is our front door. We have raised this multiple times with the customer service team and all we get in response is "we will get back to you" and they never do. It is now a month since I had a response from the customer service team, even after chasing on the 19th December for a response. We understand situations a different due to Covid and we allowed some time for the Xmas break, but this is now unacceptable. The inspection by the manufacturer took place in early November I believe and he said, "Yep faulty door and frame both need replacing". I'm not sure why we are 2 months on and nothing has been done about it. We also have a garage which floods when it rains, they provided a rubber seal at the bottom, but it still floods. According to their site team that's what happens with garages. We understand there might be a little flood water when it rains but the water goes up both sides of the garage to half the length of the garage. Which surely isn't right. It doesn't happen to our neighbours. It feels very much like they get you in, look after you in the short term and then move onto the next phase of the build and forget about you. I didn't want to leave a negative review, however, I have had zero response for a month. No one is answering their phones so i feel i had no choice and hopefully this will spark a response.

I recently completed on a property at Highfield Place. Deb, Tara and Megan have been excellent throughout the process and kept me updated throughout COVID. Such a friendly and helpful team! I have had a stress free experience with Countryside and I'm delighted with my purchase. It was really important to me that I found the right property and have been very indecisive! I had visited quite a lot of different developments within the area and Countryside stood out above all of the rest. The girls were always on hand to help guide, advise and hopefully didn't get too fed up with all of my visits! :-) Not once did I feel pressured. The property is a modern build and spacious and I was very happy with the "extras" that come as standard with Countryside. I have the reassurance of being covered by the warranty. Great choices for carpets, tiles etc which are fantastic quality. The finish to the property is to a very high standard and the workmen at site have been very careful. Not just the interior but I'm so impressed with the exterior. From the fences, walls to the turf and plants, everything looks amazing. My day of completion went really smoothly and Megan was there to hand over and ensure I had all the information I needed. Such a personal touch to the whole process, I really felt looked after. Received a welcome pack which was such a nice surprise, especially since I had forgot to buy new mugs!Site Manager Marc has gone above and beyond to make sure everything was as expected and to see if there was anything that needed to be sorted. The aftercare has been exceptional. Overall I'm extremely pleased with the whole experience of purchasing my property through Countryside and wouldn't hesitate to recommend them. Thank you so much!

Dutton fields, great experience

We have had a really positive experience at Dutton fields with Annabelle and Sian. They have been there through our many questions and nothing is ever too much trouble. I wouldn’t recommend the solicitors they suggested (PLS) but that is another story.The quality of our home is fantastic, far better than any of our friends who have purchase new builds in the past few years from other companies within the Chester area. We moved in a week ago and have had literally 3 things on our snag list and they were sorted quickly. The site manager is always on hand to help and even took out rubbish away on two occasions as our bins hadn’t arrived.Thank you Annabelle, Sian and Sam (progress team) for everything
