GoogleCoulby Conduct were provided to us by an online auction site so we had no idea what they would achieve for us. Once they had taken over as our sole seller the change was great. They came out and carried out an inspection and gave a credible price range then the viewings which they carryout came rolling in. It has been an absolute pleasure having them sell our property. The office staff are polite and informative and go the extra mile to get you the right information. Highly recommended.

GoogleOh dear! A warning to anyone letting their property be managed by these people, we are carrying out essential repairs having bought one of their ex rental properties. Much of the damage has been caused by really shoddy work carried out by cowboys (apologies to any cowboys). They had even opened up a hole in the floor to put all their rubbish, both building debris and lunch etc. under the floor. Unfortunately this is the level of work you get when work is carried out by tradesmen offering too cheap to be true deals! It’s a shame they seem to be managing many of Northwich’s older properties, which need a little tlc to preserve the local heritage. Very sad.

YellZERO STARS AVOID
ZERO STARS. Could go on all day but will keep it short and say coulby conduct are rude, unhelpful, they couldn’t even find the keys to our house on move in day. Please avoid this horrendous agency.

GoogleI have had the misfortune of using this estate agent as both seller (I removed my sale from them after a short while) and latterly as a tenant. I certainly would not recommend them. The staff and directors are rude, have little customer service training and will charge you excessively. I have had so many other people tell me similar. As per previous reviews, avoid at all costs

GoogleWarning to tenants and landlords alike. I have had a terrible experience with Coulby Conduct- I rented an otherwise lovely house for just over 2 years. Coulby Conduct were unresponsive and unhelpful to both minor and major issues- resulting in two complaints to the council and a claim against my landlord (who may have been able to avoid this if they had used a better agent!). In a nutshell - I had to tolerate raw sewage in my garden in the summer and no heating in my home for over two months in record cold temperatures in winter - I was eventually forced to leave my home due to my daughter developing health issues from the cold and damp. After over 30 days of living in an icebox, the council ordered Coulby Conduct to provide me with alternative heating- they provided a £20 half-size radiator barely capable of warming the bathroom- much less a bedroom or living room! Only ONE member of staff at the company ever expressed sympathy or bothered to take my phone calls- but due to working for a company that has no care for the best interests of it's tenants no help was ever actually provided. Now I have been uprooted from my home, and my landlord is facing a considerable claim for damages. Avoid this company - it is not worth the pain for tenants or the risk for landlords!

YellHigh level of service from independent agency
The other reviews here seemly totally out of character and makes me wonder how much involvement the vendors had with directing the process. I have found both Gerry and Linzi to be great, they have called the buyer and solicitors immediately every time I asked, they have followed my directions regarding keeping the property and garden tidy (it's vacant). They have given advice regarding price, decoration, maintenance. Feedback has been prompt and often. Prices charged have been fair and price setting for the town. Linzi especially, has worked hard with my guidance to push the sale through. I have also used this agency when viewing properties in the past and selling my own house in 2009. The have performed well upon each occasion, hence returning this time (2018). The fact that they are an independent agency means you have a more personal service than the massive chain agencies give, due to the scale and accountability. I recommend Coulby Conduct and the current team.

Zero stars!!! TERRIBLE! Please stay away when selling and buying a house. Gerry and Linzi are abusive, rude and dishonest with countless number of failed call backs over vitally important matters. Seriously rethink any decision to buy and sell any property with this agent. No property on the market is worth dealing with these people.

Coulby Conduct found a buyer within a few days (albeit in a area where houses sell very quickly when priced right),However the communication from this point was virtually non-existent.When we did here from them, it was to ask 'us' to contact another agent on their behalf !Ten days after the 'Exchange of Contracts' and three days before 'Completion' we still hadn't heard anything about key arrangements etc. Phoned the Northwich Office and was told that our solicitor had not passed on this information. Contacted the solicitor who said that was UNTRUE, a letter HAD been sent on day of exchange.We then received a demand for £600 (on top of the £3000), we had paid, even though the fee had been agreed at £3000 all-in.So overall, a very unprofessional service.
