GoogleFor any future tenants, I’d avoid CKB if you can. I only received my deposit back two months after moving out, and only after going through the tenancy deposit protection scheme’s single claim process.
The property management team were incredibly unhelpful throughout. I was repeatedly told that someone would get back to me with an update, but this rarely happened, meaning I had to constantly chase for any progress.
Overall, the lack of communication and the amount of chasing required made the whole process unnecessarily stressful and frustrating. For any future tenants, I'd avoid CKB estate agents!

GooglePoor experience from start to finish. Note: they didn't manage the property itself (our landlord did, and he was great), they just handled the contract and collected rent.
Move-in: Days before we were due to move, they suddenly said the gas safety certificate was missing and we couldn't move in. We'd already given notice and booked a removal company. We were told "tomorrow it'll be sorted" for days on end, forcing us to rebook our move multiple times while our old landlady needed us out. Total lack of honesty about what was actually going on.
During tenancy: Never once late or missed a payment. One month our standing order landed on Monday instead of Sunday the 16th (weekend timing, not our doing), and at 8:30am we got a threatening email warning of "consequences" and credit score damage if we did not pay by 8am (even though they had sent the email after that time). Clearly automated, but reflects badly on them regardless and we never even hear an apology about that.
Move-out: Made everything unnecessarily difficult. One tenant staying on had to urgently find two flatmates, the agency was slow to respond despite the urgency. Deposit took a month and a half to return. New tenants moved in without even a signed contract, and rent wasn't being passed to the landlord.
They expect flexibility and understanding from tenants while offering none themselves. Cannot recommend. First negative review I've ever written, that should tell you something.

GoogleUnfortunately, I had a very disappointing experience with CKB. After seven months, the entire sale fell through.
While I appreciate that some aspects of the process were beyond the agency’s control, we were not given accurate information about the length and complexity of the chain. This proved to be a critical factor in the collapse of the sale.
Had we been told the full picture from the outset, we could have planned accordingly and adjusted our expectations and timelines. Instead, we were repeatedly reassured that exchange and completion would take place within agreed deadlines. Relying on those assurances, we made important arrangements that ultimately left us at risk of being without a home.
In the end, we lost seven months, spent thousands of pounds on legal fees, surveys and other costs, and had nothing to show for it. The lack of transparency and inaccurate communication throughout the process made an already stressful experience far more difficult than it needed to be.

GoogleNever go with CKB, they are the worst estate agents we’ve ever dealt with. Upon vacating the property, they tried to take £800 of our deposit, for made up reasons. We then disputed their claims, and it took over 3 months to get all of our money back from the tenancy deposit service. Poorly run, poorly organised and extremely unprofessional. Avoid at all costs!
Another example of their unprofessionalism is when somebody came to knock on the door to view the property, no estate agent was there and I let them in and showed them around myself. We also had an extreme mould issue, which ruined my belongings and it took them 3 months to install a dehumidifier into the back wardrobe. I was told the mould was because of my small plant in the property, rather than the structural damage and leaks from the flat from above.

My husband and I enquired about compensation for 2 months of low water pressure and periods with no water. The estate agent told my husband via telephone that the landlord would only offer 400£ compensation if we signed another 12 month tenancy agreement.
When I said that compensation cant be made conditional, the estate agent said they just act as an intermediary and simply pass messages between us and the landlord.
In my experience communication felt limited and several of our chaser emails went unanswered.
In my opinion the estate agent appeared to represent the landlords position rather than assist us as tenants.
