My experience with this agent has been horrific. I need to caution prospective renters to carefully consider my review before committing to a rental agreement with them. Since moving into a property managed by this agent in October 2023, we've encountered a plethora of issues. Repair requests take an exorbitant amount of time to be addressed, necessitating constant chase-ups for updates (leaky roof, faulty boiler). However…the most distressing aspect has been the persistent anti-social behavior of a tenant and their extended relatives in the property (GF) which they have turned a blind eye to. Prior to signing our lease, we were misled about the character of the tenant who resides in the flat beneath us, and were assured this was a non-smoking property (we have allergies and asthma). We signed the lease, only to discover that the tenant not only smokes, but is a heavy chain smoker and does so inside her unit. She also instructs her caretakers to leave her door ajar, because her key lock is faulty and the agent has neglected to replace this. So we have had to endure the smell of cigarette and weed smoke from within our own flat (first floor Victorian terraced flat). Wouldn’t you be furious if your family (and baby) were subjected to inhaling second-hand smoke from the vicinity of your non-smoking home? The agent trivialised our concern and told us to live with it. To hell with our health. Attempts to address this issue with the tenant herself have been met with insults, including anti-semitic abuse. Despite providing overwhelming recorded evidence of these encounters to the managing agent, no action has been taken and they actually criticised me for recording the encounters - something which defies all logic, completely nonsensical, but yet another classic case of protecting the abuser. Matters have since escalated with the tenant summoning her relatives and encouraging them to engage in menacing behaviours, including pulling offensive gestures at the camera, smoking cannabis indoors, blowing smoke into my camera, slamming doors at night and locking me out of my flat - all captured on camera. They moved into the crammed 1 bedroom flat over two months ago and there is no sign of them leaving. The agent is content with being in breach of HMO and lenders licensing requirements - protect the abuser at any and all costs. The agent, to date, has consistently dismissed our concerns and have even issued us a section 21 evictions notice; they are devoid of moral decency, integrity and shame. This agent has no vested interest in remedying issues between tenants - and so if you are a morally upright tenant searching for a place to rent, avoid this agent for the sake of your mental health.

I met a number of estate agents in the run up to renting a four bed house as a landlord. Michael impressed me from the first meeting with him no nonsense, can do attitude. Wow!! What can I say about my experience with Churchill’s South Woodford. It has been a breath of fresh air dealing with Phil and the team.
