Woodberry Down is not safe! Crime is now so bad that walking outside puts you at risk of theft or stabbing, any time of day, any day. Even cars are being stolen from the street. Berkeley don’t care nor have they done anything to address the rising crime rates. It’s not safe here anymore. The local gangs have also recently started entering the buildings, so we are not even safe inside. Where is the accountability?

Living in a Berkeley Homes development has been one of the most disappointing and frustrating experiences I’ve ever had as a homeowner. For what is marketed as a luxury development, the reality couldn’t be further from the truth. I have lived here for 10 years and the situation is rapidly worsening.

I’m disappointed with the growing lack of security at Woodberry Down. Crime has noticeably increased, with incidents like phone snatching, trespassing into buildings, and even knife-related events making residents feel unsafe. My husband was mugged at knifepoint, an elderly man was murdered on the property, and the same group of kids from the nearby estate continue to commit crimes on property with no intervention from Berkeley homes. Security presence is minimal and access points aren’t well monitored. For a development sold as premium, this is unacceptable. I hope Berkeley Group addresses these issues urgently, but right now I cannot recommend living here.

GoogleEvery inch of green space will soon be taken over by high rise buildings. A mix mesh of private / share ownership and social housing when I look out of my windows. I used to be able to see the green football pitch and 02 but now completely covered by a tall high rise. It’s not good for mental health when working from home and looking out of the windows and seeing a concrete jungle. Berkeley really has spoilt a regeneration vision of the future for allowing more and more buildings to go up and have the power to have a voice to stop it. There is not enough infrastructure to support an influx of some 6000 residents.My advice to anyone buying and regeneration area is to AVOID

It’s seems a small matter but the CS’s response totally damaged Brekeley‘s proud of after-sales service. I moved in 2 weeks even take over 5 months. I found the water filter is torn but the CS replied that unfortunately you didn’t reported when snagging. What is the poor after sale service, no one will check the water filter and it is definitely torn before installation.

As a current leaseholder, I strongly urge prospective buyers to reconsider purchasing from Berkeley Homes based on my personal and genuine experience. The service charge for my two-bedroom flat in North London has more than doubled, from just over £3,000 in 2018 to over £6,000 within approximately six years.
