GoogleReview: Berkeley Homes, Kidbrooke Village I have lived at Kidbrooke Village for the best part of five years, and my experience as a homeowner here has been increasingly concerning. Properties at Kidbrooke Village are developed by Berkeley Homes and, while the development initially appears attractive, buyers should pay very close attention to the long term cost of ownership, particularly the service charges. Over the years I have lived here, service charges have increased by roughly 10% every year on average. These increases compound quickly and create a serious affordability issue for many residents. What may seem manageable when you first purchase can become a very significant monthly cost only a few years later. The biggest concern is the impact this has on property values and resale prospects. High and rapidly increasing service charges make properties much harder to sell. Potential buyers understandably factor these costs into their decisions, and in reality this often means owners may need to accept a significant discount if they want to sell. Anyone seriously considering buying here should carefully review the service charge history and think about what it might look like in five or ten years’ time. Kidbrooke Village looks impressive on the surface, but the ongoing costs are something prospective buyers should approach with caution.

Berkeley has a strong reputation for offering premium properties, and that is largely my experience with their Glasswater Locks project. Most aspects were delivered against the top standard. There were some minor flaws that stopped me from giving Berkeley a full five stars, however. The dishwasher door catches the plinth and makes noise when opening and closing, and the backing board under the bathroom sink was not fitted at the time of completion. Costumer service is responsive and keeps me updated throughout, but the dishwasher door issue has not been fully resolved. That said, the overall experience with Berkeley is great.

Berkeley Homes has had a stellar year financially, yet at Royal Arsenal Riverside they couldn’t stretch to putting up this year’s Christmas tree. Festive cheer clearly didn’t pass the cost review.

Quality build and professional customer service. Special requests were readily agreed. Choice of carpets, tiling, kitchen colours. House feels solid and substantial. Snags dealt with quickly. Nothing is too much trouble for customer service at this development.
