Awful Design/Layout.. Not built with human life in mind

I'm lucky enough to rent a flat built by Berkley Homes. Whoever designed it thought it was a good idea to position the bedroom in the car park with a full length window and put a public bench directly in front of it. I can't open my windows as there is constantly someone smoking on the bench. I could go on all day about the long list of faults with the whole block. The whole thing is an appalling design and badly built. It's absolutely freezing too.

Nature destroyers

Nature destroyers. On the 5th of January 2021 Berkeley Homes felled the much loved England's Tree of the Year 2020, the Happy Man Tree in Hackney, even though this majestic 150 year old plane tree was on the pavement and could have been incorporated in the design of a new development.Despite a petition signed by over 27.000 people, Berkeley Homes chose to ignore the deep feelings of local people, and in the middle of a climate emergency showed no consideration for what was a unique and irreplaceable natural treasure in Hackney, that could have been saved for future generations.

Tree Murderers

On the first day of lockdown the bailiffs felled The Tree of The year, voted by Woodland Trust, The Happy Man Tree in East London. Berkley's destroyed other 60+ mature trees to clear space for development on this site. They first plan their layout and then destroy everything on it's way .Please look at thehappymantree.org

Do not buy from these people no consideration given to ancient trees! Good architects build around what is already there. Clearly climate emergency doesn't apply to these people! Money talks! #savethehappymantreeWoodberry down estateGoogle is is all on there!

Berkeley are not as good as you think

I live in a Berkeley homes development in woodhurst park. I moved in just a few months ago to a brand new flat and have had numerous issues with the build structure. We currently have no hot water or heating due to whoever did the pipe structure connecting to the boiler. A blocked pipe was fitted not allowing gas flow sufficiently. Plus the tiles in my kitchen and bathroom cracked within a week. Very disappointed with the workmanship from Berkely. 43 Ferard Corner Warfield Bracknell

Royal Arsenal could do better without Berkeley and corrupted Greenwich officials

Sales driven culture, poor customer care service. Royal Arsenal Developments vary in quality, and one should be careful. They are using delayed Crossrail for marketing without even correcting expecting service dates when delays become apparent. Take extended warranty because you will need it. Two years after Pavillion Square has been built, there are plenty of issues that arose from low built quality. Then there's dealing with the customer service that refuses to be let into the property by tenants to inspect faults if the owner is not present. Commuting 2h in public transport during Pandemic for just open the door, after tenants were authorised and involved in the email conversation. Also, keep note that you can't change your providers for gas and got water, and I had people from other buildings complain about being bound to a provider for electricity. Those community heating contracts are extortion and service is horrible (Switch2 worse than SSE)

Premium Developer? Not for us.

Unfortunately this review isn’t positive. Very long story short, my partner and I spent over 12 months in process of buying a new property using H2B. During this time I had spoken to 8 different members of the Berkeley staff, some of who had no idea what they were actually contacting us for. We were passed around from pillar to post with some interactions verging on laughable, simply because they had no answers to some very key questions but plenty of questions of their own. Nearing exchange our solicitors were not happy with the terms posed by theirs in the contract. Everything was very one sided or unexplained in enough detail that satisfied our legal team. All the while, their sales team thought it necessary that they pressure my partner and I to act as intermediaries in order to please their directors. Bizarre and highly unprofessional. What was most unpleasant was the pressure we felt during the whole process. It began with feeling as though we were lucky to be buying there. Then, the already agreed changes to our garden (agreed at reservation) were used as leverage to ensure we instructed our solicitors at their leisure. As we neared exchange we were told that Berkeley would enact notice on us and place our home back on the market as negotiations were taking too long (only for this to be withdrawn days later) But why you ask? Simple, their solicitors didn’t engage with ours. Even with all of this we persisted but the final nail was being asked to sign contracts without the approval of our own legal team. Illegal? Quite possibly. Eventually someone more senior was drafted in to rectify these issues but alas, far too late. We leave with £700 in legal fees we no longer need but the bright side is that we are now purchasing a wonderful new home with a developer that has made the whole process enjoyable. I’m not naive enough to think Berkeley are poor across the board but our experience with them has been a disaster and it’s a mistake we won’t make again.

Poor service

Went to see new development at Edenbrook development. We found service consultant lady was very rude. she didn’t even bother to show the house and explain, we couldn’t get answer for our queries. she doesnt know anything about product she is offering. The way how she was talking was very rude and lack or professionalism which put us of straight away.

Outstanding Service and Build - Edenbrook Village

I cannot recommend Berkeley homes enough! This is our 2nd home we’ve purchased through Berkeley and we have been blown away with their service! We purchased our property completely off plan and ending up moving during lockdown and the Berkeley sales team were so supportive and helpful. We purchased our home in the beautifully built Edenbrook Village in Fleet. The standard of the build is amazing and the fixtures and finishes are completed to such a high quality. From the moment we moved in Berkeley’s after sales team couldn’t do enough for us and the site managers have always been popping by to make sure we have everything we need! Love our new home so much, thank you Berkeley!

There has been a problem with water…

There has been a problem with water leaking into our flat from above for over 6 years. The 'service' we've received from Berkeley Group has included painting over mould and claiming the work was done (!) and blatant lying about bricks on the outside being 'bone dry'.I would avoid Berkeley Group Holdings at all costs. In the end, they are paying more to fix the problem because they have to keep coming back to repair botched incomplete jobs. I surmise they think that if they keep fobbing off, that people will get tired and give up or pay for the repairs themselves.

Dreadful experience - Brammer Close, Ossett

Was a very pressured buying experience. When we eventually moved into our house 2 months later than planned, the house was half finished. 7 months (and counting) we're still waiting for major snags to be dealt with and we still don't have tarmacced road or street lights. Zero communication from the site team. Wouldn't recommend these amateurs.

Outrageous refusal to procure EWS1

Berkeley Homes are nothing but profiteers who care nothing for the people who live in their properties. Currently refusing to supply an EWS1 form on the grounds the building is 20cm short of 18m despite government guidance clearly removing that height restriction almost 6 months ago!!!

Trent Park development

Trent Park development Whilst the homes they are making in trent park appear to be lovely in appearance Berkley Homes are currently telling the public when we can drive into what is a public space, i have written to my local MP regarding this public land grab by a luxury home group, Berkeley homes are currently developing the old university ground which is a small portion of the land space so please tell me why they have intimidating security guards at all entry points of a public space!!!!

Poor workmanship

I would not buy from Berkeley Homes again, the surface of the house looks lovely, but I have experienced a lot of issues which are costly and purely down to poor workmanship , such as roof tiles falling off and plumbing not done properly leading to flooding in the house. As soon as the house is out of warranty Berkeley simply are not interested and many of these issues do not come to light until after 2 years

LIE - BREACH HEALTH SAFETY / FIRE REGULATIONS

Very poor buying service, I’ve purchased many new builds & had a few snagging problems sorted quickly & efficiency BUT buying from these cowboys is a complete farse / joke - they lie, lie & lie even more, lies from their Mgt Co. & get FAKE reports required by law from associated companies to “try” & cover up their failings / lies.DISGUSTING - spend your money elsewhere is my opinion. I’d give minus lots of stars if allowed.

Glad I read the reviews below

Glad I read the reviews below. Thank you trust pilot. Looking to purchase 2 bed flat in Hornchurch Essex new development. Could not beleave the prices compared to the property near the main Hornchurch high street. We compared you can buy a 2/3 bedroom house for the same price. Plus it's an extra £200 mth minimum service and ground rent charge on the new Berkeley built flats. Was interested with the 40% help to buy. But doing the maths as massive bad move. If u go to sale after a few years the house will not be new and will not qualify for help to buy. Being over priced you will be stuck with the property as its much more expensive than in the main town. I think its more Vanity than Sanity if you purchased from the Berkeley Hornchurch development. The government should monitor the cost of this development and step in.

Utterly useless and showing total…

Utterly useless and showing total contempt for residents at Chelsea Bridge Wharf by having milk delivered to their office at 30 minutes after midnight. Berkeley Homes (Tuppence Charles) have refused to tell me their complaints procedures and they apparently intend to continue to do this. We'll see about that.

Cheat, lies about offplans apartments!

Sales misrepresent the flat and sold us the offplan which turn out to be very different from initially discriped. No proper document provided at the point of selling apart from the very basic marketing materials. More information only released after the sales but still not sent to us. Sales admitted she misrepresented the flat at the point of selling. The senior manager refused to deal with the case open and honestly. Simply cannot believe a large company cheat its client like this , full of lies! After they take your deposit and payment , they just do not care about it’s customers anymore!
