GoogleWouldn’t even give them 1 star.
Staff are unprofessional, passive aggressive, disinterested and completely unreasonable. Although I left the apartment in a much better quality than I was given it, APL tried to take my full deposit because of damage a former tenant had left, tried to charge me for professional cleaning for the sake of a stray hair on the floor and tried to charge me to repaint and recarpet their apartment.
Literally go with any other leasing agency, don’t waste your time, money or sanity on APL.

GoogleSTAY CLEAR- WILL STEAL YOUR DEPOSIT
Would rate 0 stars but unfortunately not an option. Service was fine up until it was time for us to leave. After thoroughly cleaning the flat to what I would say was definitely a higher standard than we were given it (this is not to say cleanliness was bad but was definitely average), we got an email to say we were being charged £300 for cleaning. (This was only for cleaning as we were charged even more for other minor things). Listed under what needed cleaning were ridiculous things such as water in mop bucket (literally a dribble), and to quote Aberdeen Property Leasing exactly 'minor dust on lamp.' Was literally shocked when we received the email. Cannot imagine any cleaning would be worth £300 never mind the petty things that they charged us for. Wish I had taken more pictures of the minor cleanliness issues when we moved in as I could have been just as petty back. Wish I had read the reviews before dealing with them as clearly this is their standard behaviour. I advise that you keep well clear of Aberdeen Property Leasing!!

GoogleI have to give 1 star just because 0 is not an option. They are good until it time to leave then you can say goodbye to your deposit. For 2 years I kept the flat clean and tidy, it was getting inspected every 3 months, they never found anything wrong. However at the end of the tenancy, after spending a whole week cleaning, and painting to make the flat as it was when I entered. Surprise surprise, they found the property dusty, according to them it did required professional cleaning. This cost me £150 off from the deposit, they charged 16£+VAT per hour for dusting the skirting board, they charged to put item in the bin i.e. empty shampoo bottle left in the bathroom by accident. They complained and charged for residue left in the sink from all the cleaning I had done beforehand. Charged me for paint that had cracked on the outside window ledge as well as a spoon left on the draining board. Now these things would literally have taken minutes to dispose of and some of this is general wear and tear. I am really disappointed as this flat did not require 7 hours cleaning especially at £16 plus VAT an hour. I had the carpet professional cleaned, the sofa polished etc. Beware they will find anything wrong so they can take money from your deposit unfairly.
Stay away from this agency if you can.

GoogleThe WORST letting agency I have ever had the misfortune of dealing with. Aberdeen Property Leasing are a completely biased company that will do anything to pinch every last bit of your deposit at the end of the tenancy agreement. I have recently finished a 1 year lease of a 2 bedroom flat and like any respectable tennant left the flat in an immaculate condition as I received it expecting to receive my full deposit in return. Unfortunately this was not the case and was hit for charges for damages to to walls (I.e marks) in almost every room, all of which were there at the start of the tenancy but unfortunately they would not accept photographs of evidence of this. I was also was charged nearly £250 for a so called "cleaning bill"!!! I had taken over 50 hq photos of the flat prior to my departure because I had read the reviews here and expected they'd try and play games. After about a month of contesting the cleaning bill (to which I was told too late its already been paid for) and numerous emails back and fourth trying toto establish what the excessive cleaning bill was actually for, I eventually lost the case on the basis that photos do not provide evidence that a flat is clean enough (which is in my opinion a complete joke as how are you supposed to prove the flat is tidy/clean otherwise?). I would recommend ANYONE looking for a property in Aberdeen to AVOID this letting agency like the plague and choose another more reputable firm or private landlord in Aberdeen. This was my 4th tenancy in Aberdeen, the previous 3 agencies/landlords I had no problems with and received my deposits back in full. If you have unfortunately already taking out a tenancy with Aberdeen Property Leasing all I can say is good luck to you for when the lease ends!!!

GoogleAvoid this company. Con artists and I don't use the phrase lightly. Passive aggressive staff who only serve the landlord and not the tenant. When I left my flat and recieved the report it was almost laughable. They were trying to charge me for items that had been in the entry report and they weren't cross referenced... they then claimed for 5 hours cleaning (basically an hour per room). Now of they had used OAPs on Zimmer frames I could understand the five hours but I left the flat in a better condition I moved into (with photographic evidence) one part of the report made me laugh the most. They tried to claim to clean a 'dead spider on wall'. I had an issue with the microwave and asked to see the APL report they did 5 times, each time my request was ignored. They are an awful company!

GoogleRenting with APL is a consistently frustrating and difficult experience. Between staff who seem unable to communicate with each other, little to no interest in actually resolving problems with the flats they rent, and needing to be repeatedly reminded to actually take action in fixing maintenance problems, their levels of professionalism and care leave a great deal to be desired.
If you can avoid renting from them then definitely do so, their dreadful reputation across Aberdeen is entirely deserved. A thoroughly unpleasant company to deal with.

GoogleAbsolutely appalled at how much they took away from the deposit for cleaning services. After leaving the flat at a very reasonably clean state I received an e-mail with all the places they found issues in. Most of the examples they gave were absolutely ridiculous, stuff like a single, barely visible bread crumb found in a corner of a room or barely noticeable dust found on a light switch. I wouldn't have much of an issue with this is they hadn't taken £300 from the deposit for cleaning services.
Definitely would NOT recommend them to anyone, it is impossible to not get scammed in one way or another.

YellAvoid at all costs
Trying to make us pay for things that were already damaged before we moved in. We lived in the property for 2 months and only slept in the flat as we spent all free time doing up the house we bought. Claimed we burned candles and damaged the ceiling in the room we didn't even use! Needless to say, we never burnt any candles in the flat at all.

Staff are condescending and rude and as a company they will do whatever it takes to hang on to deposit and charge you for extras such as repairs, despite many of their properties being in poor condition to start with. Google100% agree with all the 1 stars, I had the EXACT same experience as ALL of those reviews. They are polite until the money is in their bank account and you sign the contract. Go read all the one stars, they are ALL true, the 5 stars are ALL FAKE.
The white goods and windows are all broken, they don't repair them, they just make them "less broken" - "working......kinda" until they break again. You'll be covering all of the costs of any maintainance and wear and tear with your deposit, a so called "leaving tax". The staff are crazy, They WILL make fun of you, they will take the p*ss just to amuse themselves, it's like they are watching Takeshis Castle and you are the participant.
Imagine you're walking across a bridge and the path breaks and you fall into the water, you climb up the bank, everybody laughs it off and you move on feeling embarrassed and ashamed thinking "just my luck". NO MATE...That's the best way to describe this service, thats what happens EVERY TIME to EVERY ONE and they'll be laughing. They'll just fix the broken bridge with just enough string, masking tape and super glue so it looks ok for the next sucker to cross and you get the bill for the "repair".

They had me 3 weeks without hot water or heating; IN ABERDEEN!
To get my deposit back was a real nightmare, I had to go over a 3rd party who actually gave me the reason, it took me 4 months.
They are rude and not treating you as a customer at all, evwn charging the highest rates in the market.
PLEASE RECONSIDER WITH THEM OR LOOK FOR AN ALTERNATIVE, sign will be extremly easy, afterwards the problems will start.

GoogleRented for ten months, during that time struggled to get any issues dealt with then one day while lying in bed off sick with tonsillitis a plumber walked into my bedroom...seems he had been given the key to my flat despite it being my neighbour who needed a repair. Loads of hassle when I gave up the tenancy too, potential tenants were given keys to my property to view unsupervised while I was still living there, only found this out when I got home early from work one day and found some guy taking measurements in my kitchen.
Don't expect to get any of your deposit back; by the time they have finished taking off various fees and cleaning costs (despite the fact that I stayed up the entire night before handing keys in to clean. You could have eaten your dinner off the floor when I left)
I also had to get out of my lease early (had to move back home following sudden bereavement in the family) and was HAMMERED with extra charges; I totally understood and accepted there would be a charge for coming out of the lease early but £1800+ on top of keeping all bar £17 of my deposit.

Googlehorrible, horrible... They told us that latest for us to move in to new property will be 17th October, which has never happened. So, had to called them myself and ask what is happening, after we applied for a flat a week ago, they have never bothered calling me and telling that one of references haven't came back to them... also, they took double deposit before application was processed, which is illegal to do. All the charges for the property can be taken once applicants been formally approved for lease.
Staff is very rude too, one of the agents instead of asking "how we doing", she asked if one of us smokes, cause she smelled strong smell of cigarettes. I don't think that anyone who is at work should make such a statement to their possible customer.
Please, everyone stay away from this agency. All they do is make promises, but don't do their job correctly. Waste of time and money....

GoogleI rented 4 years from one of the owners of the agency. Worst landlord ever, flat didn't have any windows that would open, holes in the wall. Went to see them 6 times and everytime the same pathetic excuse of "we'll send someone over". No one ever came to really fix it, which mirrors the entire APL work attitude and rude service. On top, they pretty much insisted on having paid close to £200 when I left for a month over the summer to have someone come by once a week to check on the place.
I left the place immaculately clean (which definitely wasn't the case when I moved in) and APL kept a generous sum of my deposit for cleaning fees. All in all, stay far away from them and head to one of the many other and much more qualified letting agencies in the Rosemount area.

GoogleHad to give 1 Star because it wasn't possible to give none. Extremely rude staff and condescending.. any problems with the flat were not dealt with especially if the tenants were not at fault. Overpriced for the quality of flat also. A compact 2 bedroom flat with 3 windows for £650 a month.. unreal how they get off with it. They'll do anything to get more money out of you from your deposit by, as I said earlier blaming problems like a leaking shower on the tenant. Also people who work for the leasing agency helping themselves into the flat without invitation despite telling them not to come unless one of the tenants are in!.
