Avoid - do not rent a property with Aberdeen Property Leasing.

Do not rent a property through Aberdeen Property Leasing, I would not recommend them at all. They are stating that I am due to pay for damages and cleaning to the property that were already in the flat when I moved in - comments in the inventory to prove this. When asked if they could provide photographic evidence that the damage wasn’t there and I do not agree to charges, the only response I received days later stated “Sorry to hear you are not happy”. They have made no attempt to resolve the issue and clearly are trying to squeeze every penny they can out of tenants. We are currently in a pandemic and a lot of people are struggling with money issues and they could not care less, as long as they are making a profit. Staff seem to avoid answering any questions and are incredibly rude.

Very rude, unprofessional and unhelpful staff. I gave my mothers email phone number as a back up in case mine didn’t work. The housing solicitor I was dealing with contacted her instead of even attempting to contact myself, as the customer, even though I had been emailing her for a week and struggling to get any sort of response. I am simply trying to move into my first apartment on my own and they are making it the worst experience ever. Embarrassing company. Stay away from them.

I rented from Aberdeen Property Leasing for a year. The flat was really nice & the rent was a good price. Had a issue with a window & they got someone out to sort it ASAP. They did 3 Routine Property Inspections but gave you notice via email when they would be coming. When it came to leaving the flat we were charged £102 for cleaning & £15 for a mark on a bedside table . They tried to charge £182 in total for damages to the property that was already stated on the Home Report when we moved in. They let us know that at some point one month before lease is up they would be putting up For Lease Sign in our window & arrange showings. I came back to the flat to find the sign was up and secures inside the flat window, we were never emailed or called to say they would be doing it so was not happy someone was in the property without us being made aware. Advice to any new Tennants make sure you note any damage or marks on roof, walls ect. Check them on the Home Report when you move in & the one you get when you leave if you want your deposit back & not charged for issues already there when you start your lease.

I would give zero star rating. These people are a terrible outfit, truly horrible. After two months of hell at 9 Bettridge Road, Newtonhill, we are getting out. I've noted lots of reviews about deposits not being returned, for trumped up petty wear and tear issues. They all probably sleep well at APL because they are without conscience.

If I could give no stars I would, we rented for 2.5 years with this firm, I would advise steer clear of them, they are as all other reviews state, rude, impolite, uncaring, I am still waiting for my deposit back, like all others, and you need your deposit to find another property!!! the house was disgustingly filthy when I moved in, i am talking thick grease in the kitchen, the blinds were black with dirt, and they said it had been professionally cleaned !!! I have photos to prove otherwise, when we left they said the house was unclean, beware of this, as we had cleaners in, and the carpets professionally cleaned, which cost us, and they still said they had to get cleaners in after we left, and are deducting this from the deposit, which we are still waiting to get back, they are truly awful, I want my deposit back, but I am not getting it until they get invoices from the "professional" cleaners they seemingly had to get in , please avoid if you can...

The worst experience I've ever had, been told before by multiple landlords that I was a fabulous tenant. Tried to take all of my deposit and professional cleaners, citing two photos of a hair stuck in the floorboards, laughable. Stuck up for ourselves and threatened to get lawyers involved, get almost all our money back from SDS, obviously! But furious at the time and effort it took to get back OUR money. Totally aggressive staff who were incompetent and didn't communicate and were next to impossible to deal with, have told everyone I know how awful they are for both landlords and tenants. NEVER USE!! Can't believe their rating is as high as 1.6 stars if I'm honest! By far the worst to deal with is the 'director'.

I am so glad I saw these terrible reviews because to be honest I couldn’t agree more. My partner and I rented a property for over 3 years. An over priced one bed for £650 per month. Things started off fine until we soon realised the house suffered with really bad mould. We were constantly scrubbing the black mould off the walls. It was in every room but particularly bad along the skirting in the living room, in the bathroom and even in our kitchen. It got so bad the wallpaper in the kitchen came away so what did they do to fix this issue? Painted with mould paint and gave us 2 damp catcher little tub things. Eventually with the downturn we asked for the rent to be lowered to reflect the market. They took a measly £50 off. When we eventually moved out they tried to charge us for pictures being hung and coat hangers that we had apparently left that “weren’t there in the inventory pictures” luckily we had done an extended detailed inventory and proved that it was all pre existing. Still had to pay over £100 for the carpet to be professionally cleaned. The disgusting pink carpet that was there already when we moved in and had a clear tread mark from traffic walking through caused by years of tread - not us. Only property we’ve ever lost deposit money on and we have rented at least 6. Even 1 star is way too much! For a year we kept the flat clean and tidy, it was getting inspected every 3 months, they never found anything wrong. When I got my report back I was shocked . They found invisible dust, marks on electricals we not used as we had ours or one single hair! They complained about absolutely everything, things like we never even noticed (marks inside cupboards etc) Stay away from this agency if you can.
