GoogleThe agent gave a good explanation about the property, have answered all my question, and was able to get the deal for me in two days. Also, his personality was very good.
I recommend Aberdeen property leasing for renting apartments and Daniel Evans as an agent.

GoogleSeriously, do not ignore all the 1 star reviews. Say goodbye to your entire deposit even if you have paid for a professional cleaner !!! This agency is a total scam!!! There are way nicer agencies out there who don’t treat the tenants so poorly. AVOID. AVOID AT ALL COSTS.NegativeQuality, Professionalism, Value

I’ve looked on our system and can’t find your information as a tenant. I’m disappointed to read your review and summary of APL, so I’m keen to communicate to see if I can help. My email address is dlamb@a-p-l.co.uk

GoogleAgency prone to charging for admin fees such as those for giving references which are prohibited by law. I paid such a fee and attempted to claim it back after realising it was illegal and the director was unprofessional, refused to refund the sum and did not appear to have basic IT or communications knowledge.

I'm really sorry you are aggrieved at the small charge you had to pay for the reference letter. We, (as per the legislation) don't charge tenants any administration fees at the onset or duration of a tenancy, however referencing letters requested at the end of a tenancy are out with this legislation, this is why the fee wasn't refunded.

Googlepretty terrible experience from the start, when we received a tour of the flat when tenants weren’t given any notice and were still asleep, so we only saw half the property. Very poor communication, especially when ending our lease, we were accused of not giving any notice despite multiple emails.

GoogleAbsolutely horrible and shocking agency. Had a viewing cause they wanted me in person to view it before I could rent it (I live 4hours away). They send a voicemail which said they were cancelling on me. I was at the bloody property waiting for them when they sent me this. They claimed they sent me the voicemail 2 days before which is a lie.

GoogleWe only lasted 3 months. This agency protects only the landlord and uses the landlord as an excuse for doing nothing. The renter is nowhere near respected or looked after in any way.

Sorry to hear you didn't have a good experience with us and left after only 3 months. Please can you email me on dlamb@a-p-l.co.uk with the address of the property you stayed in, so i can look at the file and find out where we went wrong. We are always looking at ways to improve our service, so hopefully working with an unhappy customer will help us to make the relevant improvements.

GoogleWe have been leasing a house through APL for over a year now. Anytime any maintenance has been required its been resolved nice and quick, the last time we dealt with a person Kira who was helpful and friendly and kept us up to date.
Any inspection which APL need to do or if a contractor needs to carry out any yearly inspections we are always given plenty of notice.
I cannot fault the service provided by APL and I'm sure it will continue.PositiveResponsiveness, Quality, Professionalism

GoogleDon't expect to get your full deposit back as even although the furniture, fixtures and fittings look like they have been salvaged from a skip you will still be charged when things start to fall apart after a few years more wear and tear. In the ideal world of a landlord their tennants would simply just pay them thousands of pounds every year to not live in their property given that they expect it to be returned in a better condition than it was first let.NegativeQuality, Value

GoogleFirst off I'd be wary of all the 5 star reviews from those who have left 1 review on Google, there seems to be a lot of them recently which has upped their review score and it seems fishy to me.
Secondly, if you are going to read 1 review, read this one. Whilst everything is fine when you have a tenancy with APL, it's when you leave you will have issues. You will be billed for cleaning unless you can prove you've had the property professionally cleaned, no ifs not buts, they'll try and take from your deposit, here's why......
First off, the inventory company they use is wholly owned and operated by APL, look them up, same Vat registration number as APL. They will hunt high and low for dirt when you leave, whether it's a bit of dust down the back of a radiator to a single crumb left in the toaster tray. Be prepared to be bombarded with pictures of dirt in places you never knew existed. When this happens, the professional cleaners get sent in. Once again, this cleaning company is wholly owned and operated by APL, once again same VAT registration number etc.
Why would APL want to treat you fairly? It's fine when they get your agency fees when you rent through them but when you go, you're worthless to them so they will suck every last bit of your deposit from you and they know if they submit the right evidence, chances are safe deposit Scotland will side with them. Best of all for them, the money goes straight into their bank account to help top up their profits.
A good example was when I entered the property that had extremely high ceilings, dust on the far reaches of the wall the inventory company claimed was too high to reach to be cleaned. Yet when I exit, they tried to bill me to clean something that they said was too high to reach. We spent over 20 man hours cleaning the property over a weekend before we left but we got nothing short of ripped off when it came to getting our deposit back. Even hoovering moments before we left and locking up for the final time. What of there's still a bit of dust in the air? We'll that will settle on the floor and even the smallest particle will be photographed and require professional cleaning.
This company is ruthless, they don't care about your situation, how desperately you need your deposit, they just want a bit slice of it. In general, dealing with the guys at the office is depressing. Don't expect smiles or general chit chat, it's a miserable environment and you barely feel human with the interaction you get.
We required a reference from APL which costs £15 and I wouldn't be surprised if it was just a template they have and change the names on it, yet it took an entire week before they emailed it out. I chased this up with management and was all but ignored, they just couldn't care less about their tenants if you'll be leaving them.
I can't stress enough that if you do have to rent a property from this outfit, challenge absolutely everything on your entry inventory. Take a magnifying glass all over the home to look for dust, take pictures of everything and submit via email so you have a paper trail. Look in places you'd never normally look for dirt and evidence everything. Believe me when you leave, they know where to find it so they can send in their own cleaning company for you to pay for.
I can't hesitate enough that I have never dealt with such a bad company in all my life and I will never look at them again and I urge you to do the same, you will regret it otherwiseNegativeProfessionalism

GoogleWorst experience I’ve had with a company.
First everything was fine I was told during the viewing that the flat would be cleaned before I moved in but when I did it was dusty, dirty and there were dead bugs on one of the beds and one of the windowsills, the dishwasher didn’t work, screws had fallen out of cupboards the first time I touched them and some lights didn’t work, the glasses and plates were dirty and contained mould. It took around a month to get the dishwasher fixed and the light problems were ignored.
After moving out I went to hand in the keys before the final date of my notice period and was asked to pay a charge for handing them in early, when I followed this up with an email afterwords I didn’t receive a response and still haven’t. I have now been asked to pay the charge for cleaners who are being payed to clean up ‘ dust ‘ that has settled after me leaving the residency.
Would recommend people to avoid this company at all costs as all they have done is take advantage of a first time renter.

GoogleThe gentleman that conducted our viewing was pleasant, quiet and gave us all the information we needed, until we decided the property was not suitable for us due to access to the flat. As soon as this was said at the end of the viewing, the gentleman became passive aggressive telling us that they are not usually conducting viewings at the moment and therefore will not be giving us another viewing for properties. The tone, manner and attitude completely shifted and was uncomfortable and rude - not to mention factually untrue after having conducted 2 viewings with ourselves this week. Really disappointing service which poorly represents the landlords and is a huge put off for potential tenants. The service is a huge contrast to a viewing had with another company yesterday who were absolutely lovely and were a lot more happy to be showing us round another flat. I advise to stay well away and an email to their office to make them aware of a member that let them down has been sent too.NegativeProfessionalism

GoogleZERO STARS: Ok during let but stole £90 of deposit! Landlord = Agent = Inventory = Cleaners = Scammers. 80% of reviewers show 1star but only because there is no zero or minus! Just look at the logo: a man with a briefcase running away with your deposit. Aberdeen Property Fleecers.

Craig. I’m happy to hear we were fine during your let but sad to hear you feel we are trying to “scam” your deposit. Thankfully the days of poor agents “scamming” deposits is no longer possible, your deposit is secure with the tenancy deposit scheme. They will assess the information provided in the end of tenancy report and independently apportion any fair and reasonable sum to your Landlord.

I'm really sorry to hear your frustrations regarding the ongoing roof repair at the development. I've spoken to our factoring manager and I'm disappointed to hear that the delay is not from an APL Factoring approved contractor but in fact someone recommended from another owner at the development who we have no control over. Therefore the 1 star rating should be a poor reflection on the contractor and not APL.
