Be very careful letting through this agency. My daughter leased a flat that she looked after very well. She highlighted issues that were never fixed. Lease ended due to relocation and the ladlord scammed her out of her deposit return. Basically a money making excercise!

3.6 is way too high (And they seems to be leaving chatbot style 5 star reviews to bump up their rating by asking their own employees and family members. Have the courtesy to remove your employee family names before leaving fake reviews) I hope tenants are reading this before going with this letting agent and listen to all other reviews like I should have. Hands down you won’t find any other agents with such negative review in Aberdeen. The company will give you an inventory list that is missing out the most visible defects and won’t be listed in the inventory list. They will ask you to do the inventors job and list out any other damages in the apartment at the start. Suspect they are pretty much in bed to shakedown as much as they can from the tenants. If you’re think some items not important, you will be so wrong. At the end of tenancy, the same inventor company will do a check and put in all those they have missed out at the start and things you didn’t add in because you think they are so minimal and not an issue. I’m being charged for paint defects, cigarette burn mark (I don’t even smoke!) and even defects I have commented at the start of tenancy. They will outright try to steal your deposit and when challenged, they would argue you for not adding them in the inventory list. They will emotionally hang you out to dry and do not expect humility or ethics from them. This is how APL conduct their business. I’m looking to file complaints with citizen advice and city council at the moment. I have not come across such degenerative conduct of business with any agency before. I’ve been with other two agencies in Aberdeen and had no issues. Absolutely awful and utterly disgusting. I’m just waiting for them to steal all my deposit at this point. Hope people read this and won’t end up in an unfortunate situation like I do. Plenty of properties and letting agencies, if you choose them, just be ready to forfeit your deposit. Not how I imagine to part way with them but thankful it will be over and not having to deal with them again. The kind of money you wrongfully take out of people’s hard earned money to put food on your table will eventually poison you. What goes around will come around.
