In shared houses all tenants are responsible for the cleanliness of the communal arears however we do ensure inspections are done every 6 months to ensure they are maintained to a certain standard. I have now found a new flat to rent with Linley and Simpson. I was dealing with Jade, who could not have been more helpful and cheery. I had lots of information from her over email about suitable properties, and even though I was not able to attend some of the viewings, she was able to meet a colleague of mine who went to the viewing in my place, and was able to secure the flat for me. Super service, thank you.

As first time Landlords, we were really unsure as to what we needed to do. Fiona at the Wakefield branch talked me through everything, from giving me a fair and accurate rental value, to going through all the documents and certifications we needed to have. I phoned a couple of times to ask extra questions and it never felt I was an inconvenience. The company have literally done everything for us and it was so much easier than we thought. I would definitely recommend to anyone.

L&S City branch took over our property in Leeds and things instantly took a turn. They are only interested in protecting the landlords earnings and see you as £££. They (Luke) offered us no support when we had a dispute over overcharges with the landlord and kept telling us to just pay (luckily the TDS rightfully sided with us). They didn’t fix our boiler for months, meaning we’d have to manually fire it up every time we wanted water, giving us a £700+ electricity bill which they refused to help us with. L&S are only interested in profiteering from the housing crisis and not being fair or transparent with tenants. Please look to avoid them if you want a less stressful life.

rebecca who has been dealing with my issues has gone above and beyond keeping me updated with the progress on the works and chasing up the aftermath with the contractors who left the rubbish behind. she has been nothing but friendly and informative and a credit to Linley and Simpson. with all the interactions i have had with her she has been really supportive and follows through with what she says she is going to do which is also a credit to her. very happy with the level of service she has given to me since being a customer of Linley and Simpson. :)

Linley and Simpson Leeds city centre branch, we dealt with Spencer Williamson. An absolute pleasure from the start, patient waiting for us when finding a place to park, extremely helpful and chatty and was completely honest with us the whole three flats we viewed. Spencer was patient and great with answering silly questions from us first time renters. We’d been messed about by many different agencies but with Spencer he was straight to the point, lead us to three different properties in speedy time and gave us all the information about location and amenities that we would've needed. This guy knows his stuff! Exceptional experience and so thankful for Spencers help as now we have our dream flat!!

I had viewings for two apartments in the same building with Linley and Simpson. Despite driving nearly two hours, it was worth it. The agent I met, Demi Daniel, was incredibly kind and welcoming. She provided honest insights about the property, making me feel confident in my decision to apply. Demi gave me all the relevant information about the flat and the area. After the viewing, I communicated with Emmie Stephenson, who was equally kind and made the process easy and smooth, addressing all my concerns. Her excellent communication highlighted the professionalism of this letting agency. I've been to several viewings with other agencies but have never been this satisfied. Both Emmie and Demi deserve a pay raise!

Myself and my husband have been going through the process of finding a rental property in the Horsforth area - most of which have been with Linley & Simpson. Every member of staff so far has been so lovely. We have had viewings with both Grace and Megan and they have both been warm, friendly and so helpful. I am very cynical re real estate agents but Linley and Simpson were great. Their Fixflo process, for reporting issues with my flat, was easy and my issues were always quickly resolved. When I left the flat I accidentally packed up the existing crockery and glassware and was contacted by the Senior Property Manager, Ami, kindly enquiring as to their whereabouts. She could have approached it in a hostile manner but she didn't and expressed gratitude on my return of the items. I even got my full deposit back after getting a professional end of tenancy clean.

Booked in for an hour “show me round some options” and didn’t disappoint: Bradley showed me round several spaces that ticked all the boxes I’d outlined in my consult call and were fairly priced/good. Had a great experience with him as he sensibly outlined positives of each and shared some local intel. Didn’t feel pressured or talked down to. Eventually had an existing offer elsewhere accepted but impressed with the service received and would definitely return to Linley and Simpson in the future.
