My experience with Linley and Simpson at Holmfirth has been great. All the workers, specifically Lisa has worked so hard and I couldn’t have been happier. They are very efficient as we were able to rent a property under a week. I am so happy to have worked with them. I highly recommend it.

Went for a viewing on a terraced two bedroomed house in one of the least desirable areas of Chesterfield. Applied for the property same night, got a phone call the next day from these jokers, they say the landlord wants to go with another applicant because "they offered more". Asked for clarification whether that's more on monthly rent "no they just offered more".On their application portal is a section which asks for "desired deposit" which doesn't mean you'll pay the price listed on the internet for deposit, it's basically a bidding war to get into a rented property.The property itself was in complete disrepair, condensation to the point it's a glazed window, mould in the corners of the rooms. All so the salesperson and company can make some more commission. Wouldn't bother using them at all.

Upon further investigation, we found that all applications were submitted to the landlord, and in this instance, another applicant offered an additional £25 per month, which led the landlord to choose their application. We do not ask or encourage tenants to increase their offers, which is why this option was not presented to you. However, we are legally required to submit all offers to the landlord for their decision. GoogleI rented a room in a house share run by L&S and I generally found their service satisfactory. When I moved out, Maja was incredibly helpful in sorting out the end of tenancy stuff and I found her very competent and professional in dealing with some issues that arose returning my deposit.

I haven't rented privately for a few years. A lot of things that used to be done on paper or by visiting the office are now done online, which can seem a bit 'at arm's length' but all the little niggly things I was worried about which involved liaison with the landlord were handled for me by Kate Ward at the Horsforth Office. She clarified lots of things I wasn't sure about, always replied very quickly, and answered any concerns I had. I found Linley and Simpson's admin very thorough and professional and it gave me confidence going into a new rental arrangement.

They don’t even deserve a one star rating. They seem to be pro landlords and don’t care about their tenants. We took one of their houses in badminton drive, Middleton on a 12 month fixed tenancy. We were offered tenancy on 7th September and when we planned everything for the move 36 hours before the move in they changed the move to 14th. Had to struggle in aligning all the things planned for the move and incur additional costs.Real horror is on Day1 of our move. We were told that they carrying out some fixes in the bathroom and would fix all the issues and hand over the house is a good state at the start of tenancy. What we saw is completely different: wobbly bathtub, mould in the living room, broken shed(almost into pieces, should have removed), uncleaned kitchen, heating working only on downstairs, no radiator thermostats upstairs (heating isn’t working at all), broken hinges of the WC cover, open electric sockets and many more. Unfortunately on a fixed 12 month tenancy, so looks like there is no way out for us and they don’t care.Just posting this here so that in the future no one should fall into their trap.
