Another Success!!

This is the second time I have used the Holmfirth office of Linley and Simpson to find tenants for me. Again, I have been exceedingly pleased with their efficiency. I have taken the decision to request that they manage the property on my behalf. It is slightly more expensive this way but I feel that they will do a great job. Huge thanks to Simon, Lisa, Nicola and the nice lady on reception. I will continue to recommend you.

Sale back on track after 1y, and got over asking price!

Kieran was a great help! He certainly got our sale back on track, culminating with an offer 2% over the asking price and a wrangling a completion that took around 4 months!, , , , , , , After a year floundering with a smaller estate agent, we opted to use the highest rated estate agent in Leeds and weren’t disappointed.After a frank and honest discussion about a price with a full appraisal with Kieran, we understood what went wrong with the previous estate agents’: approach, price reductions, and communication, so we changed to Linley and Simpson straight away. After a few weeks, the house went back on sale with a clear plan, and a condensed viewing schedule over a weekend. This resulted in a +2% over asking price offer within 2 weeks of the re-listing! The sale did take a while to complete due to a matrimonial spilt and circumstances outside their control, but Kieran kept the buyer informed at all times and kept the sale on track, for over 4+ months, for which, I am very grateful, and it’s great to finally get over the line….

Katie Allen was outstanding

Katie Allen was outstanding getting my parents purchase across the line. I met Katie on her first day at Linley & Simpson when we first viewed my parents now apartment. She was personable, professional, knowledgeable & down to earth. We hit a bit of a stumbling block with the management company but Katie chased them daily & was actually more successful (& helpful) than our solicitor in getting all the boxes finally ticked. Nothing was too much trouble for Katie. She kept us updated throughout the whole process. She was an absolute diamond. She will be a credit to your team. She certainly went above & beyond & I honestly think we would have still been waiting to complete if Katie hadn’t been on board. Thanks again Katie. You really made the difference 😀

I can’t recommend Maddie from Ripon highly enough! As a lettings agent, her service was excellent from start to finish. I've used Linley and Simpson I Headingley for years. They rent out my properties, and I always use them when I sell one. The transition from renting to selling is seamless. They always have great, helpful staff, so I don't need to shop around. My last sale dragged on for months, but it was really good having a constant contact with my sales negotiator, as that gave an additional line of communication directly with the buyer. Paige Ellis was great and was able to chase things up and get things moving when the solicitors were stuck in legal porridge. I'm very happy with services from Linley and Simpson in Headingley

I have dealt with Spencer Williamson from Linley & Simpson, to help us find our new apartment in the Leeds, UK. Excellent communication from the start

Excellent communication from the start from Hannah, explaining the process clearly for a first time landlord and providing a detailed market analysis report to help support the valuation and decision to let. The property listing was very thorough and stood out online, as evidenced by 3 viewings within 24 hours of being posted online. Rebecca clearly did a great job of the viewings as we had two offers at asking price from the initial viewings. Both Hannah and Rebecca were brilliant throughout the letting process, arranging quotes and contractors for remedial works and keeping me updated on applications and referencing. Having considered 'online only' letting agents, it was definitely the right decision to go with the personal service from Linley & Simpson Wetherby and I wouldn't hesitate to recommend Hannah and the team to potential landlords.

Having to fight to get my deposit back, unsubstatiated claim against my deposit with no evidence provided. It's been almost a month and a half. This company is laughable, they are purely incapable of managing properties. We had so many issues with them during our tenancy. If you have a choice don't rent with them.

A very efficiently managed turn round of tenants. Within a fortnight; the house was inspected, and defects rectified (Included new carpets, full deep clean and broken items fixed), New tenants found/vetted/contract signed. Claire went above and beyond to get trusted contractors in to do the work, swiftly and well priced, to allow the proposed moving in date of the new tenants to be achieved. Sold my property through Linley and Simpson Bingley office. From start to finish agent Ellie Dunning was amazing! She couldn’t have done more for us if she tried, with the sale. Within 30 minutes of our ad going live we had viewings arranged. We had offers within 48 hours. Brilliant service from all in the office, especially Ellie. She even helped out when there were delays with our onward purchase. Can’t find any fault and would highly recommend.
