Excellent communication from the start from Hannah, explaining the process clearly for a first time landlord and providing a detailed market analysis report to help support the valuation and decision to let. The property listing was very thorough and stood out online, as evidenced by 3 viewings within 24 hours of being posted online. Rebecca clearly did a great job of the viewings as we had two offers at asking price from the initial viewings. Both Hannah and Rebecca were brilliant throughout the letting process, arranging quotes and contractors for remedial works and keeping me updated on applications and referencing. Having considered 'online only' letting agents, it was definitely the right decision to go with the personal service from Linley & Simpson Wetherby and I wouldn't hesitate to recommend Hannah and the team to potential landlords.

Having to fight to get my deposit back, unsubstatiated claim against my deposit with no evidence provided. It's been almost a month and a half. This company is laughable, they are purely incapable of managing properties. We had so many issues with them during our tenancy. If you have a choice don't rent with them.

I recently worked with Ella Hodson on renewing my contract, and I couldn't be more pleased with the service she provided. From the start, I had numerous concerns about how to navigate the contract renewal process, especially given the rising costs. Ella not only addressed all of my questions with patience and expertise but also offered practical solutions to help ease the pressure. For example, one particularly helpful suggestion was incorporating a break clause into the contract. What impressed me most was Ella’s responsiveness. She always replied promptly, ensuring that I never felt left in the dark during what could have been a stressful process. A very efficiently managed turn round of tenants. Within a fortnight; the house was inspected, and defects rectified (Included new carpets, full deep clean and broken items fixed), New tenants found/vetted/contract signed. Claire went above and beyond to get trusted contractors in to do the work, swiftly and well priced, to allow the proposed moving in date of the new tenants to be achieved. Super job, many thanks to Claire and the L&S team.

I just rented a property from them and they refused to repair electricity in the bathroom for the main reason is is not emergency almost a week I'm dealing with them and they just pass me , carefully with them . They are very lovely people before you sign the contract, but if you have a problem then they forget about you.Kirk Marriott is the person who took care of my journey .

Sold my property through Linley and Simpson Bingley office. From start to finish agent Ellie Dunning was amazing! She couldn’t have done more for us if she tried, with the sale. Within 30 minutes of our ad going live we had viewings arranged. We had offers within 48 hours. Brilliant service from all in the office, especially Ellie. She even helped out when there were delays with our onward purchase. Can’t find any fault and would highly recommend. Would also recommend using their preferred solicitors Ison Harrison who are just over the road from L&S office. Thank you for everything, perfect service.

I have recently sold 2 properties through the Headingley branch and both attracted considerable interest.Paige (Ellis) helped enormously with the negotiation process to select the best-placed buyers for both houses and was most diligent in following up with the solicitors to keep me up to date with progress of the sales. Each sale had its own challenges but this were gradually overcome to produce satisfactory outcomes. These were not the quickest of transactions but much of this was attributed to the inexperience and caution of the buyers. Thanks Paige for all your help - well done!

Daniel Darbyshire was quick and effective at fixing problem in hand, 3 weeks after initial quote given. Staff are friendly and Linley and Simpson always communicate effectively to check on progress.

We had a great experience with Jade. She called the day before our viewing slot to ask more about what we wanted and only showed us properties that matched our criteria. It was great to see 3 properties in the space of the hour and we ended up applying for one the same day, and having confirmation of the let being agreed. Jade was very personable and is clearly very competent at her job! The wider team were also excellent with quick correspondence regarding our application. Linley and Simpson have (thus far) made our experience very straightforward and I would strongly recommend.
