Listing property without permission

How is it possible that this company can list my house for sale on Rightmove without my permission? I have had no contact with them at all. I have listed my property with a local estate agent and was shocked to see that Housewise has also listed my property for sale via themselves. I am seeking legal advice.

We were sorry to learn of your experience and thank you for sharing the feedback. Please be assured that this is not the normal practice and as per our recent discussions the request to remove the optional second listing was actioned immediately. To explain why you saw the advert, we have partnerships with trusted Estate Agents across the country and they can offer their vendors (you) a free, optional, second listing on property portals such as Rightmove. This Homewise listing is detailed in the vendor agreement with your agent and the service is called ‘Market Plus’. You can opt out of Market Plus at any time. An additional listing can increase exposure for your property and generate greater interest from prospective buyers. The advertised Homewise guide price is an indication of what a Home for Life Plan could cost for a Homewise customer to live there. Don’t worry, if one of our customers chose your property you wouldn’t receive any less. Homewise would purchase the property from you like any other buyer and our customer would pay the lesser amount to us for the Home for Life Plan. I understand you’ve since spoken with your agent as, as you mentioned, you’re not a Homewise customer, and I hope they too were able to resolve any concerns you had. If you have further questions about the Homewise service or are aged 60+ and would like to know more about Homewise as a customer, please do get in touch directly at any time. Best regards, Raye (on behalf of Homewise)

Time Delay by Homewise

I lost my sale and purchase through Homewise not revealing that they were bringing a 3rd party into fund. This was never mentioned & I wasted 4 months & money on solicitors & having to pay a fee to HW & then they could not provide the service. Luckily I have now found my own way without their involvement. Communication very poor. I was not told by HW at the beginning of transaction that they would be using a 3rd party to fund their purchase. The Freeholder would not agree to have a 3rd party as a leaseholder. As all of this was being negotiated between HW & the Freeholder without communication of what the hold up was. I was left losing the purchase that HW was negotiating for & losing the buyer for my flat. 4 months went by & I was left back to Square 1 without an apology & a lot of money out of pocket. At the beginning they made an increased offer on the proposed purchase without asking for my agreement.I did not exist as a 76 year old woman going through a very significant change in my life. They were heartless and only out for business. My advisor did the best he could under circs where there were just so many people involved the client is just a chess piece.Think carefully. Luckily now directly purchasing my own property & good to have my voice heard at every stage of the process.

Dear Isa,Thank you for reviewing Homewise, although we are disappointed to hear that you are not satisfied with the level of service you have received. I have personally reviewed your sales journey and spoken with the members of the team who supported you through the process to understand what took place and can assure you that every effort was made to purchase your chosen leasehold property as quickly as possible.I understand from Sam that the proposal for Homewise to make a higher offer to secure the apartment was agreed between you at the end of a business day, with Homewise acting promptly to have the new offer accepted as soon as possible following that call. As agreed, the difference in the increased offer was to be covered by Homewise, a decision that was made with you, so we could try and secure the property on your behalf at no additional cost to you.As part of our service, Homewise manages the conveyancing process, free of charge, to facilitate the purchase of your chosen property. Every purchase process is unique and comes with its own challenges that can take time to overcome, but our in-house experts work with all parties in the chain to progress sales as swiftly as possible. This takes many hours, and we will always update customers as soon as we are able to provide news. I’m sorry to hear you felt there was a lack of communication during this time and will assess our processes to see if more frequent conversations may be possible.I am told the freeholder of your chosen apartment was very challenging to deal with during conveyancing and wanted to levy high percentage fees and conditions which were untenable. I believe that the overall issue was that the fees could not be negotiated to an agreeable level between parties. At this time unfortunately your circumstances changed with your own property sale and, as you say in your review, your buyer chose to withdraw. Unfortunately, these circumstances were beyond our control.Homewise is a small, family-run business that helps hundreds of customers each year to secure the right home for their retirement through our Home for Life Plan and, at times, we work with funding partners to ensure the long-term security of a Home for Life Plan. Rest assured this has no impact on the details of the Plan nor your relationship to your home, and the proposed involvement of a funding partner had no impact on the failure of this proposed purchase.Information relating to funding partners is supplied to all customers in one of the early sales documents which everyone must read, sign and return so that all parties understand and are entirely comfortable with the nature of the proposed Plan prior to choosing to proceed. In addition, all customers must receive independent legal advice on the Plan so that they have received assurance as to the security of the Plan, and their rights under it, from their own solicitor. Please be assured we will always work with the best interests of our customers at heart and seek to purchase their chosen property. Regretfully we were unable to purchase the home you wanted this time, but I am pleased you have found an alternative option for your future needs.Should you wish to discuss your experience further please reach out to me directly via service@homewise.co.uk, and I wish you the best of luck in your new home.DominicOn behalf of the Homewise Customer Care Team

Homewise made the whole process for us to move and downsize to a two bedroom bungalow with smaller garden apropriate to our requirements. The whole process of selling our house and moving into our bungalow took just three months and removed any of the usual worries and hassle involved in moving. Homewise, or should I say Carl Fitter their representative along with the solicitor recommended by them, managed everything and removed all of the stress levels associated with moving house. The only thing remaining for me to say is, thank you Carl and Homewise.

The very best support and extra cash for our new home purchase...

There are no words to describe how happy we are with our Homewise experience. Without them we could never have afforded our new forever home, a dream come true in our later life years. The worries and niggles along the way were salved with the help of Mikki Evans who was only a 'phone call away when we needed her advice. She has been an absolute professional throughout, and yet every interaction has been like talking with a member of our family. It is our firm opinion that we could not have moved without the help of Mikki and Homewise Ltd as they have made our dream come true. Thank you Mikki for your unwavering patience. Don't rely on the website calculator, it's a draw you in quote. My mother has been quoted £40k higher than the calculator showed as an unhealthy 83-year-old with an average family life expectancy of mid eighties. The equivalent in rental sum they want to charge for a lifetime would in real terms run until she'd be 104! We're looking at other options.

Thank you for taking the time to provide a review. Customer feedback is important to us and helps us improve. Please be assured we take great care to ensure information is clear, honest and jargon free, and our online calculator is available to show a quick, indicative estimate to those who may be browsing their options. The calculator can show an estimated saving against a property’s market price or a possible boost to current budget. The initial result is based on a standard freehold property without inheritance safeguard, and you can adjust the estimate on the website to demonstrate how the figures may differ with safeguarding. As every Home for Life Plan is bespoke, an accurate quote is obtained via a telephone call with our team. We discuss the customer’s requirements and budget, including their desired property type (house, retirement apartment etc), anticipated moving costs, estate agent’s fees (if you’re selling a property for example), Stamp Duty, and so on. Every customer’s circumstance is unique and quotes can differ from the website once personalised details are discussed. However, everything is explained thoroughly on the call and, if a Home for Life Plan sounds like the right option, your mother would be matched with a personal account manager who would guide you all throughout the property search and purchase process. We’re committed to helping our customers find the right home for their needs and be free from ongoing financial burdens. A Home for Life Plan may not be the right solution for everyone, but it can be life changing for those we do help, to be able to live in a home they love that would otherwise be out of reach, and to have a rent-free, mortgage-free, and debt-free retirement. If you would like further information on how we help our customers, including our ‘Code of Practice’, please do visit our website (www.homewise.co.uk/who-are-homewise/how-we-help) or give us a call on 0808 291 4523 at any time. We wish your mother the best of luck with her search and hope she finds the ideal home and solutions for her needs. Best regards, Danielle (on behalf of Homewise)
