Wanted to see if they could help my Nanna out as she needs to move closer to us down here on the south coast. The lady I spoke to was very helpful, really clear and gave me all the info to go away and have a think about. Sounded like she really cared too. I've passed on their number to some of my Nanna's friends who are interested as well. Great company to deal with.

Island of Dreams

Thanks! We have found our dream bungalow and it's even in the perfect location in Lake on Isle of Wight. Together, Jordan and George have been so helpful, and always available either via email or phone. It was lovely to meet George in Portsmouth, who took me and my husband through the contract. We just look forward to sealing the deal and moving in now.

Thank you for your feedback although I am sorry to see you’ve not been pleased with our service. Due to our Data Protection policies, I cannot discuss any specific personal information relating to your individual case; however, I do note there are inaccuracies (or perhaps misunderstandings) in your feedback that I may be able to clear up.As a family-run business operating for over 50 years, our values, ethos, and Code of Practice are established with the customer at the very core of everything we do at Homewise. As such, we go to great lengths to ensure that our customers’ interests are protected at every stage of their moving journey. We provide clear and transparent literature from the start and have a very robust sales process that ensures every customer is advised of their rights and obligations. It is also insisted that every customer, without exception, seeks independent legal advice prior to the purchase of any Home for Life Plan. No Home for Life Plan can proceed without a solicitor having confirmed their client’s understanding and acceptance of the contract.I also wanted to reassure you that we do not undertake any cold-calling practices. Anyone we contact has freely requested a call and is therefore fully expecting to hear from us. We have honest conversations and endeavour to find solutions for the needs of our customers, and pride ourselves on the quality of the service and assistance we offer.I understand that you have been in contact with our Customer Care team and that they are working with you regarding your circumstances, so I will leave it with them to continue to help you offline. As always, we value feedback to help us improve our service, and if you have any further questions or concerns, please do contact us at any time.Kind regards,RachelOn behalf of Homewise

I’m selling a house and saw it was for sale via Homewise 60+ without my consent. Seems like they partner with estate agents and it’s a bit like timeshare rip off. I’ve asked them to not sell though Homewise 60+ as they are unethical and I do not wish to sell my property though an estate agent who use Homewise 60+ to get an extra commission. This is unethical in my opinion

Feedback on our service is very important to us and we thank you for your review, however, there may be some confusion that we can hopefully clear up for you. Please be assured Homewise provides a service that helps people aged 60+ find security for their future in a home they love. We uphold the highest standards and take our duty of care very seriously; we’re a family-run business and have been helping people find their ideal homes for over 50 years. Our values, ethos, and Code of Practice have been established to protect customers, and ensure their best interests are at the very centre of everything we do. Providing a first-class service is important to us. As such, we work closely with trusted partner estate agents across England and Wales to help their ‘over 60s’ customers secure their chosen homes for much less than the market value. In turn, the agents are also able to offer all of their vendors an extra service (free of charge and completely optional), which means their property is listed twice online. The second listing simply helps your property to appear in more searches and can increase interest and demand for viewings. But it is optional and can be removed at any time. You have not shared which estate agent you are referring to and we cannot comment on your experience with your agent, but please do reach out to them and they can remove the free second listing if you do not want the extra coverage. We appreciate it can be confusing to see the two listings if you were unaware of your marketing arrangement with your agent and apologise for any concern this may have caused. Rest assured that, whilst the second listing shows a guide price for over 60s (if they want to purchase a Home for Life Plan from Homewise), you would not receive the guide price amount advertised. If a Homewise customer chooses your property, Homewise would purchase the property from you at the full agreed selling price, just like any other buyer. Although you have not spoken with Homewise directly and are not a Homewise customer, I hope this goes some way to explain why you saw the second listing, and how our service helps our customers. We wish you the best of luck with your property sale and, if you are aged 60+, would welcome the opportunity to see how Homewise may be able to help you with your onward purchase. If you have any questions about Homewise, our service, or our partnerships, please visit our website at any time (www.homewise.co.uk) or email me directly at marketing@homewise.co.uk. Kind regards, Rachel On behalf of Homewise

I found them intimidating and friendly…

I found them intimidating and friendly at the same time, a dangerous combination. They knew I was vulnerable unless the general public don't understand "approaching the need for dialysis" and argued I wasn't because I understood the agreement. You may understand but unless your family are with you or you have good support don't deal with them if you are desperate. Homewise please do not contact me as I found it too distressing to talk about and I'm recovering from a renal transplant. Thank you.

Thank you for your feedback Mrs Wylie, although I was sorry to see you were not happy with your experience. All customer feedback helps us ensure we’re proving the very best service and answer any questions you may have. As such, we reached out to you via Trustpilot at the time of your review to understand more about your experience, to enable us to reassure you, and understand the conversations you may have had with our team. Without further information, we cannot comment on your experience, as we have no record of speaking with you in recent years. Please be assured that Homewise takes the wellbeing of customers very seriously and has robust processes and policies in place to ensure the best interests of the customer are at the forefront of every discussion. We treat every customer as an individual and understand that everyone has different needs and requirements. We take great care to be completely objective and are influenced first and foremost by the best and proper interests of our customers. We ensure all of our staff are trained, and provided with regular updates, to ensure the best outcomes for our customers. The Homewise model fitted my needs perfectly

The Homewise model fitted my needs and worked perfectly for me. I completed my research before contacting the company so approached the process with my eyes wide open. I felt supported in my property search from Day 1 and although I expected to feel daunted by the prospect of searching for and buying a property, the Homewise team supported me at every stage, providing sensible advice throughout the process. I found my dream property and am so happy. If the Homewise model works for you, so could you be!

Barely Legal And Immoral

This company needs investigating.Ok you may get a home for the rest of your life but you have to maintain it and pay all the expenses. You may have paid a bit lower than market price but when you die and property is empty, they get the property so you have paid them for the property and they also get the property when you die! How can that be a legal and moral way to conduct business?Thankfully I saw through the scheme and did not take it up.Basically they are preying on desperate older people with this barely legal and immoral scheme. The law needs changing.I would advise you not to touch Homewise with a barge pole!

Thank you for your feedback Mr Tanner, although I am sorry to see you’ve not been pleased with the service you received. I do think there has been some confusion as to what Homewise does and how we help people, so I wanted to take the opportunity to explain in a little more detail. We help people secure their next home for less than the market price, this is through the purchase of a Lifetime Lease (as part of our “Home for Life Plan”). Put simply, Homewise would purchase a property of your choice (that’s being sold on the open market anywhere in England or Wales) for the full agreed selling price, and you pay a one-off sum to purchase the Lifetime Lease (the cost of which is always less than the full market value) to live there. The Lifetime Lease is registered at the Land Registry, providing you with the legal right to live there (rent-free and mortgage-free) for your lifetime. This is your home and yes you would pay the general household bills to live there (like with any property) but, while you wouldn’t own the property itself, there are many benefits to choosing a Lifetime Lease. For example, being able to live in a property or location that was otherwise unaffordable, not needing to put all your funds into the purchase (therefore being able to create savings to enjoy in retirement), being able to live debt-free and without ongoing financial burdens, as well as having the option to safeguard a guaranteed inheritance for loved ones too, if you wish.A key part of our service is to get to know our customers and ensure they have the right information to make an informed decision. Every plan is tailored to the individual, focusing on their needs and wants, including what they hope to achieve by moving (such as relocating to a more expensive area, clearing previous debts and mortgages, gifting an early inheritance, or creating savings and so on). If you are looking to own the property and can afford to buy it outright (and live comfortably in retirement), we would always encourage you to do so. It is your choice entirely. Please be assured Mr Tanner we are not here to prey on anyone, and we have stringent processes in place to ensure our customers’ best interests are always protected. This includes the Lifetime Lease being registered at the Land Registry, the encouragement of family involvement throughout every step of the process so everyone is happy with the decision, and the role your chosen solicitor will play. We cannot proceed with a Home for Life Plan without your solicitor (independently chosen and acting on your behalf) agreeing that all parties understand the agreement and signing a certificate which enables the purchase of the Lifetime Lease to proceed. We know a Lifetime Lease option won’t be the right solution for everyone, but for those we do help it can be life changing. As a family run business, we know how important it is to look after customers and ensure they have the security they so deserve for their future. We’ve been helping people find the right home for more than 50 years and are immensely proud of the high-quality service we provide. This is echoed in the independent reviews we receive from our customers on Feefo, rating the service 4.8 out of 5 stars, on average.Feedback is important to us so if there were ways you feel we can improve the service you received do please let us know directly at any time.I hope this helped clarify how we help people find and secure their next home, but we would welcome the opportunity to discuss your options with you again Mr Tanner, please do not hesitate to contact our team.We wish you all the best for your property search and are here to help should you wish to get in touch in the future.Kindest regards, Rachel (on behalf of Homewise)

Beware of the pitfalls

Beware of the pitfalls: If you are unlucky enough pass away within a short time of moving to your new home the lease money will be not be returned so Homewise will end up with their house and your lease money. Also because you are responsible for repairs and maintenance on a property you don’t OWN you could end up spending thousands I.E Rewiring, replacing the boiler, new kitchen, bathroom etc.

Thank you for taking the time to review our product. Customer feedback is important to us to ensure we provide first-class service and clear communications, so we have reached out via Trustpilot to ask for further details on your experience with us as a customer, as there may have been a miscommunication along the way that can help resolve. The Home for Life Plan is designed to protect you, the customer, for the long term. While it is correct that you would not own the property itself, you would own a Lifetime Lease which provides the legal right and protection to live in a property of your choice (rent-free and mortgage-free) for your lifetime. You also have the opportunity to safeguard up to 50% of the property’s future value for your estate if you wish. As part of the property search process, we conduct due diligence on any property you want to live in prior to purchase. This includes surveys. So, any immediate issues to resolve would be flagged up front and are likely to deter you from choosing that property if you’re not looking for a project for example. Ultimately, it’s your home to live in and maintain as you would with any property you live in. You may choose to decorate and make changes to the property as time goes on; many Home for Life Plan customers will live in their chosen property for 20+ years. When the plan ends, the property is valued and any safeguarded percentage of the value at that time is paid to your estate. We hope this will of course be in many years’ time. A Home for Life Plan is not a government scheme and there is no financial lending. It is a long-term investment for Homewise and, with no rent or repayments ever paid, there is no return until the plan ends, and the property is vacated. We’re a family-run business and we provide choices to those aged 60 and over. It may not be the right option for everyone, but for those we do help it can be life-changing; to live debt-free and secure in a property/location they love and perhaps could not have previously afforded. We’re really proud of the service and solutions we offer, and we’d be happy to answer any questions you may have about how a Home for Life Plan may work for you at any time. Best regards, Raye (on behalf of Homewise)

Thank you for your feedback Mrs Payne, as you may have seen, our online calculators show a quick indicative estimate based on the information inputted and using a freehold property as a guide. For accurate figures, it is best to speak with our team directly as every Home for Life Plan is bespoke and the price for the plan on any property will vary depending on circumstances and property criteria. We remain here to help should you wish to explore your options and calculate your budget boost for freehold properties or retirement homes. There are always new opportunities coming to market and we could conduct a new search to see what properties are available within your budget that meet your needs. Please do feel free to get in touch at any time. Best regards, Rachel (on behalf of Homewise)
