property purchase using Homewise

We discussed in detail about the company and how it works. Kiera was very friendly and knowledgeable. She talked me through every detail and was very helpful. Two days later, I received a brochure, together with a detailed budget which was very favourable I would not hesitate to recommend Homewise to anyone looking to purchase a property

Unclear advertising

I am looking for a new property and nearly every home on Rightmove in our small town seems to be marketed at ‘reduced prices’ by Homewise. I do not believe it is clear that you are not actually buying a house but instead just a lifetime rental agreement. I do not think these properties should be listed on Rightmove under the ‘for sale’ category but instead should have a separate category of their own in order to avoid confusing people.

Thank you for your feedback of the Rightmove platform categories, it may be useful to share this review of Rightmove’s service with Rightmove directly as well if you’ve not done so as yet. Please be assured, the properties you see advertised with Homewise’s name are still for sale on the open market as normal, with the local estate agent selling them. The Homewise listing is an additional advert showing what a Homewise customer may pay (guide price average) for a Home for Life Plan on the property but, if you’re not 60, you can hide the Homewise versions by excluding ‘Retirement’ property type in your search filter. That way you won’t miss any properties for sale in your area, you’ll just see the standard listings at the full market price. We have worked closely with Rightmove to ensure the wording used in the property description and our ‘agent’ profile is clear and states this is a guide price for an over 60s Home for Life Plan. To explain how it works, if an over 60s customer did want to live in the property advertised, Homewise would purchase it for the full agreed selling price (just like any other buyer would) and the over 60s customers purchases a Home for Life Plan from Homewise for a lesser amount. It’s not a rental agreement, nor is it a loan or mortgage, there’s no financial lending or ongoing payments at all. It’s simply a way for someone aged 60+ to live happily and securely (rent-free and mortgage-free) in their chosen home and pay less than the market price (because they aren’t buying the property) for the legal protection to do so.I hope this helps explain and wish you the best of luck in your property search. Best regards, Danielle

Our Lifetime Lease experience with Churchills

Initially we had tried selling our home from November 2024 but only had three viewings and no offers. For personal reasons we needed to downsize into a ground floor situation with nearby parking. Our selling situation had not changed by February 2025 and so we explored other options. The one that ticked most boxes was a ground-floor apartment in Riverain Lodge, a Churchills Retirement property of 72 apartments situated centrally in Taunton. We had several viewings, and we had one reservation on us making a decision. We had viewed a flat in the Locking area of Weston Super Mare, and also a McCarthy & Stone establishment on Beach Road in Weston Super Mare, also a Local Authority complex of apartments on the edge of Taunton, but those all had one thing in common. No allotted parking space, no consideration for a Blue Badge Holder, and nowhere near enough parking spaces for the number of apartments. What was available was all on a first- come, first-served basis. The parking issue was, and still is, an issue but after a lot of soul searching we focused on Riverain Lodge as the one that met most of our requirements. The options to consider were a straight forward sale and purchase but that would not happen without an offer on our home. Alternatively a lifetime mortgage, or a bridging loan, but we decided that was not an option. The remaining was a home exchange in return for a lifetime lease on one of the apartments in Riverain Lodge. The Home Exchange entails having up to 3 valuations and reports on our home by independent Estate Agents and of those one is chosen and presented to a panel of five companies. They decide if they are prepared to make an offer on purchasing your home which one did but as advised any offer would be considerably lower than the market value as those companies purely buy cheap and sell high. But through the lifetime lease plan the offer price would enable us to acquire the apartment and move in within a short time and Churchills offered incentives also. As well as Churchills being involved, Homewise were also involved with the purchase of our company acting on behalf of the company purchasing. My contacts with Homewise were George Brodie, Customer Accounts Manager, and Katy Aitken, Customer Account Handler. I cannot praise and thank them enough for their communication and support through what turned out to be very stressful, but that was through no fault of Homewise.

Informed and helpful

Tom was incredibly helpful. He was able to answer all of my questions and gave me an informed overview of the Home for Life Plan and examples of how it could give me more choice in buying a property while also safe guarding my future. At the same time, I never felt pressured to make a decision.

Homewise explained how they work in…

Homewise explained how they work in conjunction with the lifetime lease. What the advantages and disadvantages are. I am very happy to have financial freedom as I am currently renting £1200 per month. Just to know in a few months I only have bills to pay this is the best decision I could have made and the property I am in the process of purchasing is my dream property.

Incredibly helpful, kind and understanding people, who clearly know the property market inside out. And into the bargain, they deal with the estate agents, which takes quite a bit of stress and frustration out of the whole thing! Highly recommended.

I retire in a few years, and I know that my pension pot isn’t quite as big as I’d like so I’ll probably have to downsize to cut costs, it would also be great to have some money put by. I got a letter from Homewise and initially it seemed like it was too good to be true, but then I called them. They explained everything about their Home for Life Plan to me and knowing that there is something available for me when I’m ready to retire is actually quite reassuring.

The day I came across Homewise changed my life.. It was the answer to my problems. After 4 years or more of trying to find the right property to downsize to and live near my only family (my daughter) after so much sadness in my life - they helped me to be able to find my new home and afford it and joyfully live in it as I want to. The whole process was taken off my shoulders and the Homewise folk were so understanding, patent and courteous. It was the total answer for me as a mortgage was out of the question and I now have no money worries regarding buying this property and will still have sufficient when the time comes to pass to my daughter. Thank you Homewise for being there for me.

We are really happy that we were able to help you when you had been unable to find a property close to your daughter that has given you a more comfortable and relaxing life, taking some of the worry off your shoulders and making the entire process so much less stressful (as we know that moving home can be).

My friend moved to Portugal about 10 years ago, but last year decided they wanted to come back and found that their property wasn’t worth anywhere near what they thought it would be. They’re both retired and live off their pension so I did a bit of research to find out if there was anything that could help and found Homewise. My friend called them to find out more. The Home for Life Plan gave them the lifeline they needed and in January they’re moving back to the UK.

My mother needs to get her kitchen redone and the double glazing fixed so that it’s more cost-effective now that everything has gone up. I’ve looked at equity release for her, but the amount she can borrow has gone down and the rates are so expensive now. I did a bit of research and found Homewise, so I called them. They answered all my questions and gave me a lot of very helpful information. I think their product could be the right solution for her because it will allow her to get more money released by moving home and leasing for life. Homewise is a very clever solution for people that don’t want to take on expensive debt in their old age.
