Hello Charlotte, Thanks for the feedback, where we get it wrong, we'll always hold our hands up. You are not on our system but we think we know which property this relates to as its very rare. Your partner enquired about a house that we already had an application for, but we offered to talk to the owner at the same time about your situation when we were pushed to, even though at first, we said no. We spoke over the phone and no formal application was made by you guys. We also explained that because of the unique nature of the set up with the landlord, that communication was slow and the applicant who did get the property also had to wait over a week to find out despite many calls from our side. During this time, your partner spoke with us several times. The timing of a property being shown let agreed varies for a range of reasons and really isn't relevant to the timeline. Having reviewed it, we could have notified you on Monday and today is Friday. This was where we let you down and we are genuinely sorry that this occurred. We certainly work to achieve better communication than this. The phone call we had with your partner today contained a genuine apology from us, not a flippant fob off. Had you made a formal application this would have been picked up but as mentioned above it was an informal offer to help by verbally speaking to a landlord about your circumstances and interest in the property. We genuinely wish you the best of luck with your future property search. Good Morning, Thank you for sharing your thoughts here, there is no such thing as bad feedback when it allows us to look into areas of concern. I am not 100% who you are given the feedback is not a full name but if its the property I am thinking off, I have reviewed the maintenance history and can see there has been no recent reported issues. The last being a mains water leak under the drive which was repaired after a report from Severn Trent. Other than routine Gas safety check, the report before that was 18 months ago. A program of works was agreed here though it isn't clear how much of this was completed. We supply our tenants with contact numbers for the trades people dealing with their issues to speed things up and improve access as only tenants know when is a good time. Damp, often mixed up with condensation issues can be complex and we'd love to resolved everything instantly but its usually more complex for these issues. We are committed to dealing with maintenance in a realistic way. I will review the historic record with the contractor to understand the outcome. You are welcome to engage with us over any ongoing issues in a productive way and reporting maintenance through our website on a mobile phone is the best way as it allows you to upload images/ photos so we can understand issues quickly and provide a timely response. I would encourage you to do this with anything outstanding. Best Wishes 1/11/24 - UPDATE - As promised, I have reviewed the property and spoken with the contractor. He forwarded me the invoice for the works which was double the initial authorised work and was completed in June 2023 closing the report as your would expect. The works read as below. As part of the review, I realise that a rent increase notification was sent to you yesterday which I know will be unwelcome but £625 for a 3 bedroom house is very good in todays market. Its disappointing given works were completed since you last report of issues 18 months ago that you have chosen to post a negative review rather than communicate with us to report any new issues which seems more motivated by the rent increase. "Strip off the lath & plaster wall in the bay window, Add insulation as required, re board & plaster. Wallpaper and paint the area. Supply and fit UPVC cloak to the window sill. Remove the cloaking around the door & make good the plaster, re fit cloak and paper the effected area. Fill repair and stain seal the hall ceiling and re paint. Fit a blank off to the kitchen cupboard."
