We have been living at the Glan LLyn…

We have been living at the Glan LLyn development for 3 years this October coming. Whilst initially we were sold the dream and couldn’t fault the sales process (as expected on reflection) once St Modwen had secured the sale of our home, this is where the problems occurred. We have been left with endless amounts of snagging work not resolved , ranging from stones under vinyl flooring to floors latex blown. Although flagged before our 2 year cut off, St Modwen now will not resolve these issues leaving us to resolve poor worksmanship ourselves at a cost to us. Not only this roads have been left damaged by plant and also not laid with tarmac nearly 3 years on. We pay a maintenance fee for the green areas down our road to be maintained, again this contractual agreement has not be fulfilled leaving the road looking like an incomplete overgrown mess. Seeing as persimmon are the renowned cowboys of new housing development and St Modwen have a lower trust pilot rating , I don’t think I need to say anymore. Oh and I haven’t even touched upon the live mains feed that was stripped back to the copper sitting within a cm of my water feed to my electric shower.. not sure how that didn’t kill anyone…Highly recommend to go to an alternative developer and think twice before getting sucked into their well oiled sales funnel.

Great first experience, terrible aftercare.

We have recently purchased a house on Bagnall Meadows. I cannot fault the initial experience from St Modwen, the sales team and construction/site management team when they were on site were absolutely brilliant. When they left it all started to go downhill. We are having numerous problems with our estate and St Mowden do not seem interested and it is also impossible to get a response from anyone at customer services and the site management team now. St Mowden are refusing to hand over the site to the council but are also not maintaining the site despite this, most of the areas are overgrown with weeds and dead plants,  they have forced the residents to pay a management company called Mainstay who are not fixing snags and fixing the issues raised by the residents even though they are a safety hazard. We as residents are forced to pay a hefty maintenence fee for the site, we have raised our concerns as they areas we pay to maintain such as roads, parking and green spaces are not being maintained effectively, we have attempted to raise this multiple times but they do not seem interested and appear to be ignoring us. Also as a company who pride themselves on looking after the environment, we were delighted to find out that they would revert the building yard opposite our house back to a green space as it was initially a conservation area once they had finished building, and that they were no longer planning to build on it. This swung the sale of our house. They left site in January 2021. It has took them 6 months to reply to our concerns as it is still a building yard full of rubbish and we are now advised they are to be building flats and more houses opposite our house, despite the conservation area and the fact that area has flooded twice in the past 12 months from the stream flowing through it.  Would i buy from St Modwen again, based on the after care probably not.

The whole process

The whole process, from initial visit to the show room, to moving in, from a St Modwen's point of view has been excellent. Friendly, efficient staff, nothing was too much trouble, with advice, help and assistance etc. Once moved in the site team have been brilliant, helping with skips, and any problem solving, of which there were only a few. Everyone who I have dealt with has been a credit to the company, and I would highly recommend the build quality, house layouts and staff to anyone and everyone.

Very satisfied

We bought a St Modwen Homes new build having agreed the purchase in October/November 2020, and we completed late March 2021. The property itself is lovely and we have no complaints, in fact only had half a dozen snagging items and having previously bought a new build which had in excess of 20 (different builder) and we had to get NHBC involved, this was very refreshing to have no such issues.We also part exchanged our previous property and felt we got a deal that worked for us which was pleasing.

Really poor job at all levels

We bought our St Modwen home last November and from the very beginning the sales team acted like they were doing us a favour by selling us anything at all.We were lied to by a sales rep that the kitchen design was too late to change, the other woman had no idea what was she on about when it came to tiling or add on items... never managed to answer any of our questions or just fobbed us off by saying that they can't do what we were asking for (the other member somehow did manage to help with the same queries).Anyway, we did buy the property as it's in a lovely setting but I would not recommed St Modwen to anyone... We've had a hilarious amount of issues with the house from day one as well, the insulation is outrageously bad in one upstairs bedroom (recorded 15°C several times in winter while it was 20°C in the master), and it is yet fixed... really poor quality in overall.

Garden let it down

The house is well built and the customer service fantastic. What’s really let the whole thing down is the garden. Not enough drainage was put under the turf and the whole garden is patchy and lumpy with the water sitting on the lawn in the winter, making it a boggy mess.It would be easier if they didn’t put turf down at all and just left it as clay to allow the owner to put down sufficient drainage. Had I realised this I would have put money aside to landscape the garden. I now have to find this extra spend to make the back garden a useable space.

Overall really pleased with the house

Overall really pleased with the house, the design and the build quality, the finish is very good. The onsite team were very pleasant to deal with and sorted out minor issues soon after moving in. Love the open space and the woodland walk on the edge of the estate, downsides the cupboard space in the kitchen is very lacking, not one double cupboard for crockery and the grass in the garden was just thrown down, over holes filled with water and on the top of pieces of metal that were protruding.

Would be 5* but gave to say 4*

This would have been a 5 star rating however there are still some outstanding snags that have not been sorted 6 months after moving in and I have to mark the rating down due to this. St.Modwens have made an excellent home for us and we expect some issues after we moved in however these remain outstanding and I have had to chase a few times to get them to book in tradesman to rectify them. We haven't had any major issues saying this and on a whole have been very happy with the build of our home and the communications with the customer care team. The houses that they build are of a good specification, with high ceilings, big windows, ring doorbells, the nest thermostats, multi media plate and have really put a lot into the conservation of the site. The only real criticism would be the walls (nothing solid) however this is across the board when it comes to newbuilds and you have to pick your fixings wisely! On the whole I would recommend St.Modwens as a builder and would buy another from them (if we were planning on moving that is) however this is our forever home and will be happy here for many years to come. I would say, do your research on the site, the plans, the contractors they are using and obviously check trust pilot ;-)

Don't assume any green space won't be built on!

*update: this company seems to be contacting people who have left negative reviews and trying to get them to move their review to St Modwen Properties instead. I bought for St Modwen Homes and as they have not had a name change I will be leaving my review here. Trustpilot also encourage businesses to respond to reviews and this business has not responded to any according to the transparency data.* After 30 years of buying and refurbishing older properties I bought a new home and after two years on Meon Vale in Stratford upon Avon, I'm still living on a construction site and I've lost count of the number of tyres I've replaced after picking up nails left on the roads by the contractors. The roads are still unfinished with raised ironworks and now, despite having a letter from St Modwen's solicitors prior to purchase saying that every tree on the site is subject to a TPO and being shown the 35 acres of woodland at the back of my house as part of the sales tour as a community amenity I now find the company has put this woodland forward for more housing development. If this isn't mis-selling I don't know what is.

Shocking company that has reneged on…

****Update...Trustpilot have sent me requests from St Modwen to move this review to another site to bury it. I DO NOT AGREE TO THIS! Shocking company that has reneged on it's promise to provide and maintain a woodland at Meon Vale. We bought our home because of the area and the quiet situation and now find ourselves living on a continual building site with no let up from heavy site traffic and lack of facilities. 2.5 years on, we have no street lighting, unroadworthy roads, unmaintained communal areas and bins and a broken promise of maintaining and providing the woodland that we all bought into. St Modwen are unethical and corrupt. We have replaced a complete en-suite bathroom including fittings and tiling as the fittings were unfit for purpose. We found buried fence wire less than a foot down in the garden when landscaping. We had a major issue with our boundaries which resulted in our house not being registered on the land registry for 18 months. As if all of that is not bad enough, they have, under the radar, done a deal to bring in planning for over 300 houses on the very woodland in which they are still advertising and promoting their property sales! #savemeonwoods

Buyer beware…updated

We bought a house with woodland and green areas a S106 requirement now St Modwen want to change it and build on the green spaces we were lead to believe were protected. Buy at your peril if they did this to us..!!!!! August 2020. Edit April 2021, St Modwen having suffered overwhelming outrage from residents and the media and counsellors has now suggested the woodlands will not be built on.... we wait and see what they deliver before updating this review, but the fact they suggested it in the first place means that their 'green' credentials is questionable.

A company based on lies and dishonesty

Update: Once the woodlands have been given protected status the rating will be reviewed. But it has moved forward in the right direction so far - April 2021.St Modwen at Meon Vale have made false promises and are now threatening to tear down mature woodland for another 300 houses. Even now, they are pushing their outdoor spaces and woodland as a sales tactic on their advertisement boards an their website.Not only this, but they are trying to spin this as increasing biodiversity in the area. This will rob many species of their homes and will reduce biodiversity. Please do not buy from these cowboys and get sucked in to their lies.

St Modwens claim to care about the environment but is it just marketing?

St Modwens claim to care about the environment but like all house builders their real goal is to maximise their profits. They have enticed us to buy with the promise of accessible woodland and then proposed to cut it down for more housing. After a long and concerted fight by residents, they eventually backed down and withdrew their proposals. The community wants to work with St Modwens to ensure that the woods, wetland and other green areas are managed for the benefit of the environment. We have asked for an environmental management plan to be prepared but have seen nothing yet. If they really cared about the environment they would put the woods into a trust so that it can be properly managed for biodiversity not destroyed for their profit. We will continue to maintain a watch.

LIARS LIARS, money grabbing LIARS

People have brought houses from this developer at Meon Vale that they would be surrounded by woodlands, community facilities and family amenities, the truth is the developer is now planning to destroy all the woodlands, to build 300 houses which are now required on the site, there are NO community facilities as they won’t maintain them and they have been “mothballed” as St Modwen have said they are too expensive to run and maintain and they don’t maintain the play area and playing fields, they have missold hundreds of houses on the development, they are planning to destroy a beautiful and much needed woodland which hundreds of local residents use, all in the name of profit, they are a disgrace!!!!

didn’t meet building regs at time of construction!!!

St modwen are responsible for constructing Wembley Central apartments, where we were unfortunate enough to buy a flat. They began construction here around 10 years ago and now this building has been hit by the ‘cladding scandal’. The building was never compliant with building regulations at the time of construction. An external wall survey has been done and shown they didn’t install proper fire breaks in the building . They used an insulating material which has never been fit for purpose for a building over 18m. Tests on the insulation were stopped after 22mins because of a ‘raging inferno’ . Our managing agent has applied to the government fund for help with the cladding but it doesn’t cover the defective structural issues within the building meaning the bill will be footed by leaseholders. We are currently paying £300 a month per flat for ‘waking watch’ fire wardens to patrol the building 24hrs a day because the fire department are that concerned about our safety in the building. If I were you, don’t buy from this company. They are clearly incompetent.
