We had an intro chat with Dan, he came across very personable and professional, and we really liked the services and strategy that he put in place. In the end we worked with Dan and his team for 6 months. We found the process very smooth, FreeAgent are a very professional, friendly and supportive team. We really liked that they use multiple channels to advertise the properties (social media, rightmove). Not only did we sell and buy with them, but we had a very quick turn around when we decided to make an offer on a house and get ours on the market. We made the decision and within a couple of days free agent had the full team over coming to do floor plan/photos etc to get it on the market. GoogleAwfully disappointing, be warned and stay well clear! We bought our first property through free agent and were surprisingly impressed with the process until leading up to the day of completion. Gerard was great at replying to any queries and handled our offer really well, though sales progressing and making sure this was a smooth transition shouldn’t have been a tough job as we were first time buyers moving into a vacant property. When the day of completion arrived we made our way to the to property only to get a call from Dan to be told the keys were in-fact still with the vendor and 45 minutes away and not in the lock box. We checked with free agent the night before completion and we’re told that the keys were at the property and ready for us. We made a detour to save waiting on the driveway with lots of our stuff for an hour whilst Dan collected the keys from the vendor. I have never known disorganisation like it. Once Dan had given the keys over, he politely declined any responsibility for the mishap. When we eventually got to the property, it wasn’t even locked and we walked right in!! We are still missing keys for the front door and can only lock the porch door at present. We have been told the vendors would be contacted to confirm if they still have front door keys and we are still yet to hear back. Shocking.
*** with response to free agents public reply which is yet another chance to deny any accountability to the poor organisation displayed. I have since checked my emails and the last one received from them advised ‘Hi Hannah, Message being sent to old owners just now. Will report back asap…’ I had not received any further information to this matter until an email today after publicly posting my feedback of our experience.
I would also like to clarify that regardless of us choosing another location to wait for the keys to be dropped off to us we were still stranded with our items for 45 minutes. Had they have checked with the vendor the night before rather than chancing that the lockbox was still there, this would have been avoided. The vendors clearly hadn’t been at the property the night before as their was at least a weeks worth of their named post on the doormat inside. Our simultaneous exchange and completion was not by choice and only occurred due to the lack of sales progression meaning exchange was delayed. Our completion date had been agreed by all parties 2 weeks prior so should not have come as a shock. For the fee that the buyer has to pay upon completion, I would truly expect better***

I am writing in my capacity as Compliance Officer for FreeAgent247.com. I am grateful for your observations and complaint. It is only by receiving and engaging with such vital critique that FreeAgent and everyone in its teams can learn and review its services and improve at all times. I thank you unreservedly for your time and trouble in alerting this situation.
I focus on your understandable distress where you experienced extreme disappointment that events on completion day for your purchase of 47 The Village, particularly regards a delay in actual key-handover, did not occur to your satisfaction and convenience. Moving-in day should be a beautiful experience and I (and Dan) are deeply sad and frustrated, both professionally and personally, that this experience was soured for you.
As my colleague Dan stated I have researched this matter with him and wish to update as follows.
The critical part of your complaint invites:
“When the day of completion arrived we made our way to the property only to get a call from Dan to be told the keys were in-fact still with the vendor and 45 minutes away and not in the lock box. We checked with free agent the night before completion and we’re told that the keys were at the property and ready for us. We made a detour to save waiting on the driveway with lots of our stuff for an hour whilst Dan collected the keys from the vendor. I have never known disorganisation like it.”
You rightly checked-in with us the night before completion and were advised by Dan, in all good faith, that the keys were ready for you at the property, as had always been the way (for me), right from the start and throughout the sale transaction.
Equally rightly, Dan checked-in with the sellers just before completion to double check that the lock-box code had not had a last-minute change and the key was, as usual and anticipated, safely present and ready. This was his, and my, absolute expectation. Personally I never dreamed that this would not be the case.
Dan, and now myself, were shocked and horrified to learn, that without warning or any prior advisement, our sellers had removed the key and box. Communications between Dan and the sellers reveal to me that they subsequently also were shocked at what they had done, and not told us. I am clear by their language that they had what I can only describe as an innocent but momentary lapse of right and reason. This seems incredulous; but is true.
I understand that Dan advised you immediately there would thus be delay in getting the key to you whilst he immediately sought to retrieve the key from the seller whom was at some distance and deliver it to you as quickly as possible, but necessitating a horrible delay in actioning completion for you.
The above is the factual essence of completion day events. It is not for one second, intended as an excuse, rather an explanation in good faith, however painful.
I conclude:
Dan and I and everyone at Team Free are deeply distressed, mortified, that completion day was not the joyous and exciting day that you, and we, expected. Thanks to your critique, Dan and I particularly have learnt an important lesson, despite all our years of service and experience knowing one must never assume nor take things for granted. He and I have dealt with thousands of completions over the years and with countless engagements with key-boxes without unexpected events. From today we will never again assume that a key within a key-box (and the box itself!) will remain present for completion day and we will from now-onwards check well in advance that all is in place, so that such an horrific upset for our esteemed buyers can never happen again.
All I can do, on behalf of everyone at FreeAgent247.com is apologise to you and completely sympathise that owing to an entirely innocent yet wrong-assumption by FreeAgent247.com your completion day suffered a wretched failure.

GoogleI would not recommend this agent to a buyer or seller. My son just bought his first house. Terrible bullies....Everyone knows that Estate Agents are not honourable, but these agent take it to different level !!!.
I have bought and sold many (more than I can count with my figures) houses but nothing as bad as these agents.
1) Funded by the BUYER'S FEE and tells you that they only act on behalf of the seller and not for the buyer. Isn't the estate agent to work for both parties???.
2) Rude and Bully you to complete without any survey.
3) Obstruct having searches. My son was told they didn't see the point in having a survey and a Desk Top survey was adequate.
4) Obstruct having any further surveys done that were highlighted by the surveyor.
5) In as much as above, the agent put the house back up for sale after 4 weeks to obstruct any further surveys being carried out (whilst ready to exchange & exchanged a week later). We had to go through the solicitors to gain access. Not sure what they were hoping to achieve as the vendor didn't cancel with her solicitor. Wasted some buyers time ( 247 Agents are not busy so it was no big deal for them to waste time), just so that they bully my son to exchange.....Disgusting!!! Totally unprofessional...GREEDY and DESPERATE TO GET THEIR HAND ON THE FEE!!!
6) Christine made the decision on behalf of the seller without consultation. If I was the seller I would not want an agent (simple minded) making my decisions on my behalf.
7) Sending constant & rude emails to the Mortgage Broker and our Solicitor in as much they both are considering not to have any further dealings with this agent.
8) Unprofessional. Do not consider that purchasing a house as a first-time buyer is a big deal and it would be the biggest borrowing .....and a place one would live in !!!
9) GREEDY, with no morals and gives the other estate agents a bad name. We deal with many local, London & Midland estate agents but these agents are worst in my 50 year experience of buying & selling houses.
10) On the day of the keys being handed over we had to wait till Mid Day as Christine had the keys at her home but was working somewhere in the midlands???. Had to send a scruffy man in shorts (think it was her husband).
Total nightmare to dealing with this agent. Glad that they are only a small fish in a big pond.....I would be so disappointed if I had appointed FreeAgent to sell my houses and had treated the buyers this badly.
We are purchasing a property in London and agreed on the sale a week before buying the house in Worcester and we are ready to exchange but delays on the sellers side. The agent is not acting like the 247 FreeAgent.

Dear Complainant, Google, all in the Public Domain and all my dear friends and colleagues in Estate Agency, their loved ones and families.
Response to this complaint from Christine, the FreeAgent acting specifically:
“I make no apology for acting in my clients best interest and on instructions from my client.
Please note also that this review is not submitted by the actual buyer of the property.
I would like to know on what evidence the above statement regarding estate agents not being honourable is based. Especially as the statement is on behalf of ‘everyone’.
Please be specific and provide your evidence relating to your allegation of bullying.
1)Indeed our duty is to act in our clients best interest whilst having a duty of care towards the buyer.
2)The above is factually incorrect. Buyer had his offer accepted on 10th February, memos were issued on 14th Feb (a slight delay whilst buyer settled on a solicitor) and survey was booked on 24/02 and carried out 02/03. (level 2 Homebuyers)
3)Again this is factually incorrect. Buyer refused to instruct his solicitor and order searches until he was satisfied with the above survey. Regarding the second point, please refer to the above. Reviewer seems somewhat confused with the difference between searches, surveys and a desk top valuation carried out by the building society.
4)Further investigations were carried out on:
Buyer & various family members - Sunday 20th Feb.
Roofer, chosen by buyer - Sunday 20th March, buyer was not happy with their investigations.
2nd Roofer chosen by buyer - Saturday 2nd April, no show by roofer.
Damp and Timber Inspection, chosen by buyer - Friday 22nd April, no issues found (Gerard the Sales Director was present here, the surveyor advised absolutely no issues with the property, the buyer did not accept his expert findings).
5) On instructions from my client No 28 was re marketed after 12 weeks (2nd Feb first launch, relaunched 27th April)
Reason for relaunch:
Email dated 26/04 from buyer revising his offer, which my client found unacceptable.
Buyer and buyers solicitor were made aware of my clients instructions. (my email dated 26/04)
A deadline was given to exchange which was ignored by the buyer. This deadline was set by my client as they had no confidence the buyer would exchange contracts.
WhatsApp dated 11/04: Buyer has requested via his solicitor direct email contact with my client. Client refused.
Indeed many potential buyer’s had their time wasted and were disappointed.
Your allegation of bullying is very serious, please provide your evidence.
6) See my reply to point 5. Full consultation and instructions always.
Regarding the 2nd point above, whilst I may not be a Mensa member I do not consider myself ‘simple minded’ and find this personal attack rather derogatory.
7) I believe there are 7 emails to the mortgage advisor between 23/02 and 05/04.
Checking on the progress of the buyers mortgage application.
Checking the status of the survey (buyer wanted his MA to read through).
Confirmation there had been a down valuation in the surveyors report, of which we were not advised. The original offer from the buyer was renegotiated and agreed by our client as a result of the mortgage valuation.
I am unaware the solicitor acting for the buyer is considering not having any further dealings with FA. We currently enjoy a number of transaction with them.
8)Any purchase whether the first or hundredth time is important. The buyer was fully supported during this process and prompt replies sent to all enquiries.
9)FA operate fully within the Estate Agents Code of Practice.
10)Again this is factually incorrect.
Buyer requested via text message a key hand over between 13:30 and 14:00. I opted for 13:45. It was in my reply I notified I was unable to hand the key over myself.
Regarding the last point above; a personal opinion only and not relevant for any review.

Firstly Olga, thank you for this review of my and my colleagues service towards you, some 18 months post-transaction.
Secondly, if I failed you at all then I apologise unreservedly for your dissatisfaction.
As you kindly acknowledge, lockdown was a challenging time for all of us to try and perform in. No excuse.
You highlight particularly failures in communication and performance regards the nature of the boiler system and items of furniture that should have been removed for your completion back in early 2021. I am so sorry you were left with these situations. There is always limited information when dealing with deceased estates where the remaining, acting family are dealing with grief and uncertainty and distance. They and I rely on their solicitors to pass any and all vital information through their/your searches etc. Again, no excuse.
As you might generously appreciate, Estate Agents including me, are not boiler/oil tank engineers, nor surveyors, nor solicitors, nor even part of the ultimate sellers mindset. I can only pass on and act upon the information that I receive in “good faith” from other parties I am hoping and expecting to facilitate. Here perhaps therefore I have been vulnerable and open to occurrences and performance beyond my control. Again, no excuse. I believe we met you and your family and engaged on multiple occasions at the property to include completion. At no time until now did you express unhappiness.
I imagine you had every opportunity, as you state, to withdraw from the purchase. You completed the purchase.
I apologise again for any dissatisfaction in your journey with me and FreeAgent247.com, all this time ago, I now only wish you every best and happiness in the home for years to come.”
