GoogleMy partner and I have had an excellent experience with Black Pear Lettings. We were first in contact with Lydia, who was very polite and helpful. She showed us a few flats we were interested in and allowed us to view another flat the day after, which we then asked to put a holding deposit as we were very pleased with the property. Lydia was very well informed and helped us up until it came to the application process. By this point, Kayleigh took over and has been an absolute dream. We have been very upfront and honest with our current situation and throughout the application and in return she has helped us every step of the way. There were times we were nervous on our part but Kayleigh was always there to reassure us. We have now been approved to move into our new flat in September and we could not be happier. We are very grateful for Black Pear Lettings, very well deserved 5 stars! πππππ Thank you!

GoogleWhen Chris was there it was good but he unfortunately left before my tenancy was up. I feel the landlord will do anything just to gain a profit i.e Will rob your deposit when you move out, with unnecessary cleaning fees!
If I reported any problems throughout the year, it would take them weeks to deal with the situation. For example, I was experiencing mould in my bathroom which it took them 6 weeks to address.
The freezer was broken when we moved in but when I moved out they tried to charge the flat Β£120. Luckily I had reported it at the start of the year (had email evidence) but again, they did not fix this during my stay.
They tried to charge me Β£40 for two bed rods (which were already broken to begin with), it was only when I asked for the receipts they cancelled the charge (which clearly means they didn't even replace them).
The room I was in, literally had no air circulation, with just a small roof window which did nothing when opened apart from allow feathers/dirt to fall into my room, it meant that in the summer it was unbearable to sleep in.
All this said, the lady who I was communicating with regards to my deposit issues was helpful.

thank you for your review, whilst i appreciate your frustrations on the alarms sounding, all 83 tenants failed to call the out of hours alarm company on the front of the alarm panel for them to attend out of hours to silence and reset the alarm following this being deliberately set off. This is beyond our control as a company and all tenants assumed one another had called the out of hours alarm company to attend which nobody did.

GoogleThe door was locked when I arrived, but I could see people in side. I was signaled to wait as she was on the phone. I did for 5 minutes in the freezing cold. I was let in and immediately inquired if they had had any trouble. The reply was, no but it stops people coming in and letting in the cold. They did not get my business.

GoogleI have been a tenant with Blackpear Lettings a for the past 3 years and they are the most professional company that has managed the house I live in, which I have resided for over 10 years renting front the same landlord, however had 3 different agents.
Blackpear lettings staff and contractors have been amazing, they have always been at the end of the phone if Iβve needed anything, they have always gone above and beyond to accommodate my crazy working hours for inspections and any works that have been carried out. GoogleIssues we have encountered:
Faulty fridge,
Landlord visits without tenants being informed,
Boiler broke three times,
Letting agent breached terms of contract; the contract states that the landlord will pay Β£40 a month per tenant towards electric. However, we tenants have not seen any of this money and have consequently had to pay Β£30 each per month off our own backs. The second breach to the contract was that one tenant had to be moved due to a mould infestation. The contract states that the tenants will not have to pay rent if the house is in a state unacceptable for living; the tenant in questions is still being asked to pay full rent.
Mould in several rooms; advice given to tenants was to wipe it down with 50/50 bleach solution,
We weren't given notice that another tenant would be moving in,
One tenant was moved into another of black pears houses due to mould and was told he would be moved back in after a month following contractor work to his room. It has been almost 2 months and he hasn't been moved back and has still been asked to pay full rent for the room he was moved out of.
Last night (6/03/2018), the house he was moved into (another black pear property) experience an electrical fault when the fuse box caught on fire to the extent that the tenants had to be evacuated. It should be noted that the property did not contain any CO2 based extinguishers, only water based ones (not good for electrical fires), therefore tenants did not even have a way to protect themselves and fatalities could have occurred.
Moreover, the landlord visits the property without the tenants being given 24 hours notice. The contractor work being done to the bedroom and one of the upstairs bathrooms has been left unfinished for a month now, leaving the tenants to share one shower between six. Lastly, one of the fridges in the property has begun to leak a green liquid. We clean the fridge frequently (at lease every two weeks), we have also noticed rust on the lower, front right corner. Consequently we feel it is unsafe for food storage

Dear Francesca,
Thank you for your feedback, negative or positive we are always appreciate the time you have taken to review our services. However having investigated the matters further, I am unsure why we have been given a 1 star review on the basis all maintenance issues are in hand and have been dealt with in a timely manner.
In regards to your fridge, this was reported to Black Pear Lettings on the 6th March 2018 and subsequently a replacement fridge had been ordered via your landlord following on from this with an estimated delivery of 13th March 2018. As far as I am aware, you are still able to use this appliance for the time being and have another working fridge within the property that can be used also.
I appreciate your comments regarding the access from your Landlord, this has been raised accordingly. Unfortunately, we are unaware when your Landlord is attending to the property although we ask he notifies us giving the required 24 hours notice that we give to you.
In regards to the water cylinder, we appreciate this has broken a few times however each time this has happened our plumber has attended as a matter of urgency ensuring you do not go without hot water at any time. As you are aware, your heating does not suffer as a result of this as it is electricity.
In regards to the tenant that has vacated, it has been clearly explained to them why they are having to vacate, this is not due to a mould infestation but is due to remedial works required within the room following on from a leak. Black Pear Lettings have sourced the tenant alternate accommodation to which the tenant was happy with. The alternate accommodation is habitable therefore rent payments are required. I am unsure why you are questioning the tenancy of another student, I would ask you request they direct any concerns to myself directly. In regards to the other property this tenant is residing in, I can advise that the relevant extinguishers are placed around the property for use and are checked on an annual basis in line with compliance guidelines. The electricity at this property has all valid safety certificates in place and unfortunately the small fire they experienced was beyond anyones control. This was not a severe fire and the tenants continued to reside in the property accordingly.
Black Pear Lettings have instructed a damp specialist to investigate the mould you say is present in your bedrooms following the Landlords request, they have confirmed that this is due to condensation and lack of ventilation, a report of this will be sent to you in due course.

GoogleTheir lack of response after wishing to proceed with the tenancy after viewing is incredible! I had vistied a property for 1 of their 2 studios for a viewing at 4pm with Blackpear. This was only their available time for that day. So I can only inform them the next day of my choice. The next day I rang them to say which choice I wanted to proceed with and they said yeah thatβs fine, not telling me it was already taken or anything, the lady on the phone says βEmail us your choice, preferred tenancy start date etc.β to proceed to the next stage. If I had to email, what was the point of me calling then? Was a verbal notice not enough? So I did what I was told. 24hrs later, I get a response from the Director, Kayleigh. Iβm told that its been taken as the tenant wants to extend their tenancy. But I was told by the person who had showed us around, Craig, that this particular studio was in fact vacant, and the other was in use so we couldnβt see the other studio. I get told lies!
Then miraculously the other studio gets taken too so Iβm out of options. I get offered an ensuite at 4pm, towards their closing time. Lucky me! Another 24 hr wait and not started the application process yet.
2* from me, they take ages to reply and donβt even help you on the phone!!! Lack of communication. Then no wonder why your choices get filled up!
Looking at these poor reviews though, looks like I was saved!

Good Afternoon,
in regard to your son's deposit, we had been made aware that damage had been caused to the wall in the bedroom, your son advised us that he had spoken with a plasterer to rectify the damage, as the landlord had his decorator in the property at the time there were crossed wires with who your son had instructed to complete the work. When we checked with your son on who exactly was carrying out the work, we had no reply to this email.
Your sonβs tenancy was due to end imminently and upon checkout it was clear the works carried out were to an unsatisfactory quality. I spoke with yourself on the telephone to discuss the works that had been carried out where you advised you had paid for the work to be carried out which we expressed our shock to hear that a qualified contractor had charged you the amount that they did to complete the work.
I then spoke with the contractor on your behalf who you instructed who advised he left your son with the information that additional works would need to be carried out such as sanding down and repainting which would be completed by your son.
We then received a telephone call from your partner asking permission to revisit the property to repair what had been completed by your contractor, which ourselves and the landlord agreed to do.
Your son was allowed back into the property and unfortunately the wall was still not in the condition it was in upon move in date and the landlord was not happy with the outcome. I spoke with your partner after they had attended, and he also agreed the original works that were carried out were unsatisfactory. I advised the landlord would like to still proceed with reclaiming the costs to instruct a contractor to fix the wall and advised your son would be able to submit his evidence to support his claim and the DPS would make the final decision.
the notification we had through from the DPS was that the landlord won the dispute with the deposit scheme from evidence submitted.
I am sorry you feel upset with the outcome however I feel your comments about us lying are unfounded and we have communicated with all parties during this process.
