I rented 32-34 Flat 4, ST. Johns apartments, Worcester, WR2 5AH, from BlackPear between 2023-24 and I had several bad experiences with the services and management overall! Upon arrival my flat was messy, hairs on the ground and dust everywhere with wierd smell! Outside the terrace was around 20 garbage bags from their previous tenants not cleaned away. Also the stairs which leads up to the four studios and the hallway was just so dirty and posts and letters on the floor everywhere! This was my ‘welcome to my new home’! Luckily I had family over and cleared everything! - Later I have told them this when I had several disputes with them and told me that I should have said that I am fine with the condition of the home or not. Well over the phone I mentioned this but they could not care less nor offered any cleaning. I was a University of Worcester student and I stayed there one full year! During the stay several problems occured. I had an oven which I tried to use it first time And it prduced smoke and turned the fire alarm on. The oven was so disgusting and dirty from previous tenants mess that the grease and grime deposited over the years and this produced the smoke so I could not cook. - When I told this to them, they thought I messed it up and did not clean it. I explained that we cleaned it when moved in and I never used it. They wanted me to buy a new one from my own monies. - Then I have found the pictures from the advert of St John’s 32-34 Flat 4 pictures which showed the actual dirt on it. - So they have called a cleaner to clean it but the cleaner said that it was so dirty that she could not clean and that it was not cleaned probably for years and she described it as unusable, the electrician came and confirmed this. So they replaced a new oven for free at the end! But I needed to fight so much for this in my personal time between work and studying that it drained me and took several weeks until I could use it finally. I had the same thing happening with my shower. It was mouldy and dirty upon arrival and was in a state where we cleaned it. The bedsheet was not fully white and also the lightbulbs went off on the first week! The washing machine is downstairs - outside and down in a rotten moldy spiral staircase. So there was no tv cable so I could not watch channels. So I bought one. It did mot work still. It turned out the TV could only be controlled from Flat 3 nextdoor an electrician told us 3 months after move in. I had a dispute with Flat 3 and he blocked my TV. I could not watch tv after and balckpear did not help me anything. Landlord never visited. Outdoor lights had defects and electrical shortcuts so food got rotten because blackpear could not do anything in time. I bought many things into the flat like rubbish bin, mop, broom and dustpan, toaster as their toaster did not work, a microwave and a chair as there was none. When I moved I cleaned everything up and left some additional objects which I bought. I moved out 2 months early. The time has come in end of July. I had deposited £300 at the beginning. So now I got an email that they charge me £30 of cleaning fees ‘as I did not found the flat in the same position I have found it’ - I explained the mess I found the apartment in and also I deep cleaned both upon arrival before I finally left it! - They charged a cleaning fee for a rubbish bin which I bought in to the house and they found some dirt in it. They explained that the cleaners needed to clean that and if they had not done this I would get a higher fee of disposing the rubbish bin with a skipper! Which could cost thousands of pounds. Then they explained that the shower head was clean as in the contract pictures and that they have found one of my hairbreadth in the sink. Literally one maybe after cleaning. I think they used old pictures of the flat in the contract pictures when it was first ready to use perhaps decades ago. They told me I went over their £40 electricity cap per month l exceeded the £300 amount and they will go to court! This was a lie and wanted to trick me into paying.

Thank you for your review, I would like to address your points below; I have reviewed your ingoing inventory which shows the property in good clean condition, this report is sent out to you for you to return within 3 days with any comments you wish to make, we did not receive this from you, I can also see we have a cleaning invoice on file which took place prior to you moving in to the property, we would of offered for the cleaners to return should you not be happy with the condition of your studio upon entering. Which from your review advises we did offer for them to return, and I can see you had logged that you had cleaned this yourself with your family, so we were not given the opportunity to rectify before you cleaned it yourself. The bin bags were left on the outside decking for the next collection date unfortunately these cannot be left on the roadside until bin collection day due to environmental health however we did arrange a private contractor to remove these prior to the bin collection, the bin bags were not directly inside your studio or outside your studio door they were outside. You moved in to the property on the 1st September 2023 you reported your oven smoking on the 2nd February 2024 5 months after entering the property you called to advise this was your first time using the oven we had asked for you to check there were no cleaning residue left in the oven and you advised your mum had cleaned and you had made sure no cleaning residue had been left. We instructed our cleaners on the 5th February 2024 to complete a clean free of charge on the oven as it had not been used in 5 months from your report we tried this as a first point of call, as the oven continued to have issues the oven was replaced and the landlord paid for this we have never asked you to pay for a replacement oven. Your ingoing inventory shows the oven as in good clean condition as above if we had been notified when you moved into the property the cleaners would have re attended to this area as they did as soon as you reported it in the February 5 months after you moved into the property. This issue was resolved from the first report within 3 weeks which included the cleaner coming out first not the several weeks you state in your review. Light bulbs going off within the first week of you moving in is not something we can predict unfortunately, when it was reported our electrician came out and replaced these for you. The washing machine in the outside downstairs shed was present when you would have viewed the property, I cannot change anything about the external staircase this is the setup of the property and overtime metal etc will establish rust and dirt because it is outside. This was something that only come to our attention once you had moved in it is not something we were previously aware of to avoid it from happening to you. I can see we instructed TV aerial engineers on several occasions to get this sorted for you. We cannot be held responsible if you encounter a power cut, I cannot see this as a log on our system. The landlord wished to make the small charge of £30.00 we advised you could contest this if you wish to on the DPS website. Unfortunately, the landlord doesn’t supply bins etc so if you purchased and left this it would either have to be cleaned or disposed of and cleaning was the cheaper option. We advised you would need to of disposed of this at the local skip we did not advise you would have to spend thousands of pounds for a skip. You had exceeded your utility cap of £40.00 per calendar month this was in your AST agreement which you signed to say you had read and understood the terms of the agreement, the landlord advised you had exceed the cap at the end of tenancy and wished to make the charges from the deposit. Staff are comical. Simple as that. Lydia is a sorry excuse of anything behind a desk especially when she spends her time crying in view of the public. She is however more than happy to dish out stern words of advice to other people despite looking like a melted wax work.

Two years experience renting with Black Pear Lettings. Incompetent and condescending staff and an overly onerous process to get any issues rectified. The letting agent was misleading at several of the viewings regarding the features that would be in the accommodation. Issues went unresolved for months and ranged from, windows not shutting leaving the room freezing 24/7 (two months to resolve), radiator not properly installed (never resolved) and unfinished/disruptive building work still occurring daily four months after moving in. The University of Worcester actively recommends you do not rent with this letting agency.NegativeResponsiveness, Quality, Professionalism

Joseph, thank you for your review. You were aware when applying for 9-10 Pierpoint Street that it was undergoing full building works and CGI images giving an indication of the finish were listed on the website. With any large scale build there are always snagging issues, large and small. As the builders employed by the owners have a 12 month time frame to make good any issues we had to work with the landlords builders. My staff spent copious amounts of hours chasing their builders and numbers of visits to the property. As an agent we did everything we could and its unfair to post the blame on the incomplete works at our door. We were advised by the landlord that all building works would be completed for tenancy and there were still a number of outstanding issues that we can only apologies for. Although not included in your statement is the amount of compensation each tenant received for the snagging issues that Black Pear worked exceptionally hard to obtain for you. Perhaps you would like to comment on the rent paid during this tenancy?I am not surprised that the University who are in direct competition with us are not actively advising you to take our rooms. Unfortunately a students choice of room should be an independent decision and not one that is swayed by any particular business.

I don't know where to begin. If you use Black Pear, you will be charged for agreements other people broke, damages other people did(such a cigarettes), whenever you report something, you will not receive a response and then be charged for it. To begin. I had an agreement at the end of my tenancy with my other housemates. That we would each deep clean one section of the house (as well as our rooms), I did the largest and dirtiest section, the large living room. I also moved out first. Despite this, I was charged for not cleaning the entire house on my own. This was despite an agreement (with evidence) of who's section was who's. I moved out first, the expectation here was that my contract ends, then I proceed to come back to a house where someone else is living (they extended their contract, I did not) and deep clean their entire home. Secondly, I have emails in the dozen's, as well as questions only to be responded with an auto response of "I am not available until next week" (For multiple weeks). I had informed Black Pear that my housemates were breaking things, not cleaning things and their response was to 'make a rota' of which they would never have bothered with anyway. Ontop of this, in the deposit charges, I was charged with over £250 in damages to the house that I either reported or weren't my fault. For example, I told them that it wasn't me that blocked the drain with cigarettes, two other people within the house told them who smoked. Their response to this information was "provide evidence". how do I provide evidence that I don't smoke? The four breakages I did report, the internet, the cupboard, the toilet and the shower, each had a 'deal with' time of respectively; five months, never, never and two months. Not to mention they charged 40 pound to remove a bike. 40 pound to remove someone else's bike, that was in the house garden when we got there and were told would be removed upon moving in. Also, the other reviews that you see rating 5* are incentives from competitions, they offer money incentives for 5* reviews. This is because Uni staffers recommend you do not use them (This is also why they removed review options on Facebook, lol). You are much better off going private or going to virtually any other number of agencies. At the very least, measure your options. Black Pear will not help you and rob you. Edit: Black pear responded and I referred to them their unfair charges. The bike has been removed, which is commendable at the very least, but the other charges remain. The other tenants did not respond regarding cleaning the house (according to them) and they still hold me to my screenshots, that they were not acceptable evidence of what areas were to be cleaned by who, despite the statements coming from their accounts, ver batim. Nothing has changed regarding their response. Edit2: I won all of my deposit back through a third party.

Dear Thomas, Many thanks for taking the time to provide us with a review on the service you feel you have received during your tenancy. Firstly, I would like to bring to your attention that you had a tenancy within a shared house of 5 occupants who are all jointly responsible for communal areas of the property as per your signed tenancy agreement. Thus meaning, all maintenance issues and cleaning fall to you each to sort, if something is broken by an individual, unless they admit liability, we cannot accept hearsay for blame and charges to rectify. As per our email correspondence prior to your tenancy ending, it was advised that we do not have the capacity to agree sections for cleaning between a house share as we could be deemed as discriminating against certain tenants by, potentially in their view, allocating a harder job to them than yourself. As a house of adults, we would expect if this would be something you wished to sort, you could do among yourselves. Regardless of this, you advised us that you all allocated sections for cleaning, that is absolutely fine however only yourself and 1 other tenant has confirmed this agreement and no one else, therefore we cannot allocate the charges for cleaning as you wish. To confirm, the property as a whole was not adequately cleaned prior to vacating, all areas of the property require a full professional clean throughout, this would include the area you advised you had cleaned yourself. I am unaware of the ‘dozens of emails’ you mention and if you receive an out of office response, this is due to staff members taking the holiday entitlement they are allowed as outlined by the Government. Each out of office reply would advise of the staff members return and also a forwarding email address for anything urgent. As mentioned above, all tenants are responsible for communal areas within the property and are liable for any breakages or damages caused during the tenancy that tenants do not admit liability for. For example, if the drain is blocked with cigarette ends and you advise who has caused such blockage, we would then approach the tenants in this regard. If the said tenant refutes your comments and disagrees with the report you have made, there is no evidence to support either parties claim, therefore all tenants are then liable for the charges as it is not the landlords fault that this has happened. Your timescales in regards to completing maintenance works is inaccurate, Black Pear Lettings are authorised to spend up to £150 on the landlords account to authorise works, anything over we have to get prior authorisation from the landlord which may result in delays out of our control. As a company, we do not incentivise applicants or tenants to provide a Google review, it is merely encouraged when a good service is provided, credit should be given where due. Your comments of ‘Black Pear will not help you and rob you’ is unfair, inaccurate and slanderous. We encourage you to remove this prior to us seeking advice on the matter. As per email correspondence sent, if you do not agree to any deductions made from a deposit you have the right to dispute these via The DPS website. If both parties cannot agree to the deductions on account, this will then revert to a dispute whereby an impartial adjudicator is assigned to assess the case when evidence is provided by both parties. Terrible agency. Please please avoid at all costs!! I was going to rent a property by these guys when I was in my first year of uni but the uni do NOT recommend them. I went to have my contract checked at the university and they highlighted so many red flags so I decided not to go with them. However, many of my friends went with them and they for sure regret it now! They ignore emails, they charge you for “damages” and “cleaning fees” even when the place has been left spotless. They are rude and just do not care about their tenants at all. I don’t know a single one of my friends who have managed to get their deposits back either. I could say so so much about this place!! Please AVOID!

My partner and I have had an excellent experience with Black Pear Lettings. We were first in contact with Lydia, who was very polite and helpful. She showed us a few flats we were interested in and allowed us to view another flat the day after, which we then asked to put a holding deposit as we were very pleased with the property. Lydia was very well informed and helped us up until it came to the application process. By this point, Kayleigh took over and has been an absolute dream. We have been very upfront and honest with our current situation and throughout the application and in return she has helped us every step of the way. There were times we were nervous on our part but Kayleigh was always there to reassure us. We have now been approved to move into our new flat in September and we could not be happier. We are very grateful for Black Pear Lettings, very well deserved 5 stars! 🌟🌟🌟🌟🌟 Thank you!
