GoogleExtremely Poor communication and custom service. The service we received when renting with Prospect Wokingham branch was appalling & sadly we would not recommend Prospect to anyone. Too many mistakes were made, our messages were ignored, customer service was very poor and in general the staff we dealt with were unreasonable in their requests, inconsiderate to our circumstances which as a result made the whole process of moving unpleasant, stressful and very costly. It has been a nightmare to deal with Prospect, especially Julie J and Chloe H from the day we gave our notice and we would definitely not recommend the company nor rent a property through Prospect ever again.

What an outstanding service from start to end. It’s been a long ride, but throughout we have always felt like every member of the team at Prospect is ‘on it’. The communication has been outstanding and the team have been really proactive in getting everything over the line. Matt was the first member of the team we spoke to at Prospect and has remained our key contact throughout, he’s somehow managed to either take every call we make to him, or at worst, return it before the day is out. Michael and Beth have also been wonderful - providing cover if Matt is away and making sure we’re constantly updated. GoogleThey used to be good but not anymore. They lack client engagement, basic research and most importantly sales closing skills. They aren’t truthful and wouldn’t explain the reasons for client’s decision. I wasted 2 weeks on them when they were close to selling our property, kudos to them for bringing the buyer to us and getting it to last stage but what matters is closing, which didn’t happen in this case. Agents like Beth would try to under value your property and would not understand the client’s POV, agent like Matt Reynold would tell you something which wasn’t true at all (lack of integrity) and that led to wasting our time and efforts. Plus they lack basic local development research. They need to seriously look at improving their team competency, skills and capability.

Hi Manish. Thanks for taking the time to leave a review. Whilst we respect your opinion, I do not think you have explained the full story and feel it unfair to leave a 1 star review without sharing the full details.
You approached us to conduct a market appraisal on your property which Beth attended. Beth valued the property at £600,000 even though there is another unsold property on the development at £575,000. Following a viewing on the other property Matt ReynoldS approached you to see if you would accept a one off viewing, which you accepted. Following the viewing, an offer was made within 2% of the valuation price. Following a week or so worth of negotiating, you finally accepted an offer in the property and the buyers were happy for you to find a property.
You confirmed to us a couple of days later that you had found a new build property that you were working on and confirmed to us that it would be a move by the end of March. We checked this timescale with the buyer and they were happy to proceed.
Upon speaking to the developer, they actually made us aware that the property you wanted to purchase was estimated to be build complete and ready to move into by May/June - potentially 3 months later than your initial timescale. We again spoke to the buyer about a later move date which they were not happy with. They had also discovered that there is a rent charge upon the property and, upon seeking legal advice, made a request to have this removed or a deed of variation put in place - which you confirmed you were happy to do.
Upon hearing the news of the increased timescale which meant they would have to pay more in storage and rent costs on top of a price that they also felt was too high for the property, they made the decision to withdraw their offer.
We have no control over the buyers decision to move forwards or not, but they did say that the increased and changed timescale was the main reason for the withdrawal. So if there had been honesty and transparency in this from the outset, there may have been a different outcome.
We feel it only fair for anyone reading this review to know the full story and make a decision on whether they feel this review shows a full reflection on the work that Prospect have done in this instance and whether it should be a 1 star review or not.

I've used Prospect twice now to sell my property and would 100% recommend them. Beth Murphy did the initial valuation and was my contact throughout. Michael worked out of hours to put forward and negotiate offers. Beth went above and beyond to help get our chain to exchange and I honestly don't think we would have got over the line without her help. She dealt with a particularly tricky solicitor and kept me informed on developments in the chain throughout the process - constantly chasing all parties. She was fantastic! I've now been with Prospect for almost a year and have also switched tenants in between. Emma, my property manager has been fantastic. I've hardly had to worry about my property which is exactly what you want as a remote landlord. She also helped me with arranging contractors for the works carried out in between tenants. In her absence, Julie was also very kind to help me out. One area where I think prospect could improve is managing backups while the property manager is away. The landlord portal doesn't give a notification that property manager is away. I only found out after I'd sent email and received OOO reply. It wasn't also clear to me who to reach out to when Emma was away. So I had to make multiple phone calls to ensure everything was in place for tenant transition. There are numerous ways this could be solved and I hope prospect will take that on.

I wish I could give 0 stars. For a house we rented in Reading during 2022-2023, I've never experienced such incompetence in all my time renting. Parking was written into the contract as being included in a private parking space, however despite our asking if we needed a permit, we were told to "park for a few days and send us the tickets if you get any, we'll sort it". Later, they not only denied having said that (despite my getting the agent who said this to acknowledge it in writing), they then turned incredibly petty and refused to do their job to maintain the property. The garden was an absolute dive, the whole inside of the house had mold (house was never cleaned before we moved in), the upstairs landing had a massive crater you could fall through to downstairs, and despite months of pleading with them to fix these issues they just kept making promises they never fulfilled. Absolute shambles of a company and terrible property managers (I'm looking at you Chloe Hoptroff)

GoogleI have no words to describe how brilliant Prospect Wokingham are. I have bought and sold 4 times over the past few years, so have experienced a fair share of estate agents. Without a doubt, Prospect are head and shoulders above any I've experienced. I just sold a property through them - right from the first minute of instructing, they were absolutely amazing. Viewings were arranged literally within minutes of instruction, and my home was under offer just days after it went onto the market. They are honest, genuine, incredibly driven and motivated, and go above and beyond at very point. Probably one of the most frustrating estate agencies i had to deal with ,we had a terrible experience with prospect. I had been dealing with Kenny Wackrill purely focused on commission rather than a value adding service. Communication was very poor whilst waiting on an update on an offer placed on a property had to keep chasing him whilst he was booking further viewings, did not feel like valued prospective buyers at all. Very unprofessional and Poor service Completely wasted my time and put me off speaking to any agencies.
