Ricardo,Having read the contents of your review I wanted to reply accordingly as follows.Firstly, many apologies that you have felt a need to leave such a review, but there are genuine reasons why your deposit has not been returned. The legal process in the UK dictates that no funds can be returned to a tenant (be it in part or full) until such time as the agent concerned has written consent of any agreement from both the landlord and the tenant. Following extensive negotiations the landlord has agreed to reduced deductions from your deposit, but unfortunately this has not proved acceptable to yourself. Until such time as yourself and the landlord can agree a mutually acceptable compromise, unfortunately we are not permitted by law to return any funds. Our personnel attempted to discuss this with you by telephone on the 15th November but had to leave a message for you to all us back. Nothing was forthcoming so we contacted your daughter who confirmed that she would pass on the message and get you to call us back. Should you be unable to reach an agreement with the landlord, then your next course of action would be to lodge an appeal with the Tenancy Dispute Service and I believe this has been explained to you previously. Once again, I am sorry that you feel aggrieved that Beresfords have been deliberately holding on to your deposit, but hopefully my explanation above provides a clearer picture of our Company's position in this regard.Steven Bond - Managing DirectorResidential Lettings

I sold my property using Beresfords in Shenfield. They were unprofessional, incompetent and negligent. They did not do the due diligence on the buyer and did not act on my behalf, more worried about keeping the buyer happy - and they to you lie in process. I wouldn’t recommend them.

Dear Hannah, Having read your recent review I am naturally concerned and disappointed with the comments made within. Following a detailed appraisal of your file and subsequent emails with our Shenfield branch, it would appear notes outline a different view to your own in terms of how events unfolded throughout this transaction. Therefore I would be keen to discuss this matter with you in more detail to gain a greater understanding of your own frustrations. Please feel free to contact me on a.horsley@beresfords.co.uk. GoogleHave used this branch of Beresfords for several years, and have found them to be helpful, friendly and efficient. I would like to say though, that Joe Trigg stands out as the person to get things done. He goes above and beyond to help, and never makes you feel like a bother, however large or small the problem. Think he is the glue that keeps it together, and it was noticeable while he was on leave for a few months.

GoogleUnfortunately it is the bad agency .
I lived in 26 Humber Road cm81tg and I had a contract with this agency.till 19th October, so , 12 days ago .
The landlord stopped some money from our deposit because we broke a tile in bathroom £150 , a stain on carpet £50 and and re-connect washing machine £48 and we agreed that .I emailed to Katy Barlow , inventory clerk , and asked her the invoice for the money that was stopped from my deposit.
She didn't give me any answer and I didn't receive yet the deposit back after 12 days .
I'm moved in this house last year 20th October and I signed a pre contract with this agency .
After few months I asked them a original contract and I received a Draft empty without name , signatures, etc .
Mrs Katy Barlow we still waiting an invoice for the money stopped and my deposit back
Please don't use this agency, they don't care about your money and don't have professional employees

GoogleThe staff are very friendly and professional. They won't make promises on anything they cannot guarantee, they won't allow you to believe something that isn't true. They are a very honest group of people.
I needed a flat and they sorted me out quickly and with no problem, even managed to do me a terrific deal as well because I was such an idea candidate for one of their properties. I love being with Beresfords, they treat you with respect and their customer service is second to none. More than happy to help, the list goes on.
You'd be safe to use Beresfords.

TrustpilotHonestly AVOID AT ALL COSTS
Honestly AVOID AT ALL COSTS. Very friendly and helpful at first but as soon as you sign, useless!! All repairs take months and are fought against, repairs are a disgrace and shoddy. When requests are made they are ignored and then rude and sharp replies. As a pregnant woman, we asked to leave the property a couple of weeks early to avoid moving out during the week I give birth, no chance. But told repairs won’t be done because landlord is quarantined - if I quarantine, can I not pay rent? If you’re confident nothing will go wrong in your new house, may work well but I hope you don’t have questions or requests!!

Don’t ever rent off them you lose deposit
Ben · 21 June 2024
Agent replied · 24 August 2024
Hi BenI wanted to respond to your comments personally as there is often a general misunderstanding regarding what involvement agents have in the return of a tenant’s deposit. In some cases, if the property is returned to the landlord in an acceptable condition once tenants vacate, the landlord concerned will confirm to the agent in writing that no financial deductions from the deposit are required and upon receipt the agent processes the return of the deposit to the tenants in full. In other cases, properties are not returned in an acceptable condition and as a result the agent obtains quotations from relevant contractors to put things right. Once received these quotations are sent to the landlord for consideration and a decision made as to what the tenants should contribute towards the required repairs out of their deposit. Sometimes tenants accept what is being proposed by the landlord and the relevant deductions are taken from their deposit with the remaining balance sent back to them by the agent. However, where landlords and tenants disagree in terms of what works are required and/or the associated financial deductions being proposed, then negotiations continue in the hope of an amicable compromise being reached at some point, and during such negotiations agents are not allowed by law to return any of the tenant’s deposit. Negotiations can sometimes drag on for some time which of course delays monies being returned to the tenants. Where negotiations ‘hit a brick wall’ with neither landlord nor tenant being prepared to move any further from their position, the issue is then referred to an independent Adjudicator employed by the Company where the deposit is registered. They will then ultimately decide what, if any, monies should be retained by the landlord. The agent, landlord or tenants have no direct influence on this decision other than to furnish the Adjudicator with as much relevant information as possible so they can reach a fair and balanced decision based on the facts submitted. Once everything has been reviewed by the Adjudicator, they will then inform all parties of their final decision and instruct the agent concerned the amount to pass over to the landlord and what, if any, monies from their original deposit should be returned to the tenants. Unfortunately, agents are often blamed unfairly for not returning deposits back to the tenants or that the time taken to do so takes far too long. It is reasonable for people to reach such conclusions without having a detailed knowledge of the process and related legal restrictions that an agent must work within. Hopefully, my explanation above helps provide a clearer explanation of our position in this matter and will also assist other tenants who read this response in having a greater understanding of how tenants’ deposits are retained and processed at the end of a tenancy especially where a dispute arises. In your case as part of your original application process with us, you would have been provided with ‘Prescribed Information’ which would explain how we hold your deposit, and the related process thereafter should a dispute arise upon expiry of your tenancy. So, it is certainly not the case that you were unaware of the possible implications linked to an ongoing dispute over your deposit prior to moving in.
