Tilia Homes - Thetford

Tilia Homes - Sovereign Gate, Thetford. We have found the Team at this new housing development to be exceptionally good. Will (Sales) was very helpful, informative and kept us informed throughout the process. Ben & Richard (Site Management) also met with us and answered all of our technical questions about the property & the house build specifications. These guys are a credit to the company, nothing we asked was too much trouble for them.Trevor & Linda W

TILIA - I wouldn’t touch with a barge pole.

Tilia are refusing to give the Managing Agent the documents they need to process a claim under the NHCB. A damning surveyor report backed up our complaints about building defects. The apts are 8 yrs old. Tilia you can’t say it’s poor maintenance because we have proof it has been maintained. My 87 yr old mom can’t sleep in her own bed and has a chest infection from fumes coming from the damp plaster.

Moved in to our house at the Darwen…

Moved in to our house at the Darwen site , had numerous issues with this company who refuse to accept liability for anything they do !! Left the roads on the estate a mess which damaged our car!! Sent them the report from the garage and pictures of the road at the time it happened and they have refused to accept liability due to no evidence!!! We now will have to take them to a small claims court to get our money back !!Next our garden is un usable due to it being extremely boggy regardless of the weather even though we had brought our concerns about drainage up with them numerous times before the grass was laid !! Our boiler was leaking water when our carpets were being fitted so our fitter said he wouldn’t fit the carpet as it will get ruined !! at the time tilia said they would install the carpet as our fitter would charge us to return , 5 months later they have denied they said that and again have refused liability, also our canopy about our main kitchen window hasn’t been built as to spec on the drawing so will have to be replaced !! ( probably wait another 6 months and say they are not liable ) that’s the main issues with the house there’s plenty of snags some still outstanding and some of the workmanship is very shoddy , I wouldn’t recommend buying a house with tilia it’s stressful and they are not willing to resolve any issues that arise and dent any liability

Stay away

Stay away, Tilla are amazing until the point they have your money. Once the exchange is happened you are on your own, we were promised a move in date in December and the week before we were due to get the keys were were told it would not be earliest March leaving us homeless. When we finally got in their was a major leak from our bath causing damage to the bathroom and kitchen ceiling, we was told that as compensation for everything they would turn our garden for us which was then not done, we was told the management had now changed and that the new manager refused to sign off on it. We turf the garden ourselves at more cost for us then to have drainage issues along with the rest of the street, our garden was then ripped us and told that drainage would be installed. 13 months down the line we received an email - not a call but and email - to tell us they won’t be sorting that either as the reports suggests it’s not bad enough. We had groundsman and an amazing site manager come a number of times telling us it’s not upto standard and they will submit their findings which Tillia have said they won’t take into account. If you like to waste your money enquire about a property but otherwise look elsewhere

Stewart was incredibly professional and managed to fix all snags in a very timely manner. He worked quietly whilst our baby was sleeping and helped keep the toddler informed as to what he was doing. Best service we've had across the board

I've had a fantastic experience…

I've had a fantastic experience purchasing a Tilia House at The Oaks. The development was recommended to me by a colleague who had just moved into a property there. The development is attractive, small and in a lovely quiet area overlooking Cann Woods. What has made the experience even better is Julian Long. He's extremely knowledgeable, patient and has gone out of his way to listen to our needs to ensure we get the best options and house for our budget. Communication throughout has been excellent and informative. I am very much looking forward to moving into my house.

Save Your Money and Buy Somewhere Else

Nearly a year ago we bought a new Tilia House, we loved the look of the house and the development in Chard, Somerset and really looked forward to moving in. As we expected there were snags - some minor, some major - what we didn't expect was to still be chasing them down 9 months later! A few minor issues were fixed by the site manager (who is no longer with them) but the major ones are still outstanding. It is embarrassing when relatives and friends come around to see your new home that the kitchen cupboards are hanging off, the front panel of the dishwasher is completely broken plus others. The front door does not need a letterbox as the gap around the edge is big enough to it the letters to be pushed through meaning the cold gets in as well, certainly the energy efficiency rating is well down! The garden fence is falling down and is in a dangerous state. The garage floods every time it rains - I could go on and on. In short save yourself the hassle and buy from another developer, Tilia will promise you the earth but will never deliver! The prices are going up but the quality is not there.Update 30/03/23 - been in nearly two years now and still some outstanding snags, they never answer emails and we have spent a small fortune putting some right ourselves, do yourself a favour and avoid them at all costs

The service and help from Richard and…

The service and help from Richard and the sales team was second to none. Our purchase had fell through and we had 4 weeks to be out of our previous house or lose the sale. Richard advised what solicitors to use and between everyone we achieved the goal. Nothing was to much trouble and the house is stunning. We have been in a week now and just had a call from the site manager Rob who called for a snag list. Yes there are a few bits and bobs but nothing major. Rob explained he is targeted to complete the list in 28 days.A big thank you to all.We would recommend the Sycamore Park site in Driffield to anyone who is looking to purchase a new build.

Darren and Oliver - credit to Tilia

We moved into our new home February 2021, and have always had an issue with squeaking floors upstairs to the point where our son wouldn’t go upstairs on his own, due to the ever increasing squeaking. After having numerous contractors trying to resolve the issue, Darren and Oliver came out on Monday and have rectified the issue, from room to room they have worked tirelessly. We cannot believe the difference it has made not only upstairs, but also when we are sat downstairs, you can’t hear anyone walking about upstairs. Thank you so so much Darren Wall and Oliver Morson, you are both a credit to Tilia.

Waste of time

Well, 2 1/2 years in and we still have issues that were reported when we moved in.Absolute waste of time.Another day off yesterday for yet another no show, with no phone call or anything. As a self employed gas engineer, I’d be slated for that. I love my home but Tilia don’t seem to care.

Perfect customer service Tilia Homes Exeter branch

I was very pleased with the service of all the team members of Tilia Homes-Alphington-Exeter. Miss Eleanor in particular was very informative and answered all my questions every time I visited. Tilia houses are also very successful and are located in a nice, quiet area. But unfortunately, I couldn't pick up Tilia from their house because my plan changed and I am moving to a different place. If I wasn't moving, it would definitely be my first choice. If there is a change in my situation, I would definitely like to buy from Tilia Homes. Beyhan Kosar

Tillia have taken over from Kier Homes

Tillia have taken over from Kier Homes. They haven't finished any of the landscaping and communal paths are dangerous and unfinished. We have curb edgings broken and block paving unfinished. Until recently there was a huge hole in the pavement that had been left. I had to have a site visit with the then customer services manager to ask for it to be rectified. He has now left and the residents of Riverbank Meadows are being ignored again. Next avenue will have to be media and legal action. They just keep saying they are passing on our concerns to technical and nothing happens. Extremely poor. Wouldn't recommend having any dealings with them.

Fantastic, proactive and friendly service. Absolutely recommend.

We have bought a number of new builds over the years and our experience with Tilia Homes has been by far the best. We purchased a property at the Alston Grange site. From the moment we visited the sales office to the moment we got our keys and beyond, the service has been exceptional. Pauline at the sales office was extremely helpful and considerate. We were always well informed. Once we got our keys, the site managers Danny and Dave have gone above and beyond to ensure the house is how we dreamt it would be. As you’d expect with any property there will always be some snags however, the team have been extremely proactive at remedying them. I had reservations about buying a new build due to past experiences however, I can happily say that our experience with Tilia homes has been fantastic. It’s evident they are a company that really cares. 100% recommend.

Do NOT buy with Tilia...please read!!!!!

I have lived in my Tilia home for over 2.5 years and I do not know where to begin with the details to try and detail the horrible experience which this has been. I write this review in the hope that if I can help one person to not make the same terrible decision that I did and buy with Tilia then I will be happy. Firstly, we were delayed by 3 months whilst I had a newborn but we understood the difficult times and agreed to wait until the property was ready. The first day I viewed the house when collecting my keys I cried whilst being showed round. The snags were obvious, and I couldn't believe what I was seeing. I called my solicitor to delay the move until the big issues were resolved but Tilia advised I would lose the sale and I just couldn't do that with the baby so we were forced to move in that day. We have been back and forth with Tilia for over two years, and they have yet to resolve most of the issues. They do not respond unless we nag, and we are at the point where we are exhausted, and my home is a mess. Below are some but honestly not an exhaustive list of outstanding issues.- Tiles throughout ground floor (paid 6k extra for these). Uneven, covered in adhesive which we can't remove. 5 different colours of grout after various attempts at repair. - Wonky walls in hallway. Not one wall is straight and is highlighted by the tiles and missing architraves from other failed repairs. - Bowed garage wall. We accepted a PVC to be fitted instead of knocking it down and rebuilding. Door leaks and not aligned so causing damage to the inside walls and the door itself.- Tiles not straight in both bathrooms, grout missing in floor of main bathroom, bath panel not fixed and blood stains from last failed attempt to repair. - Driveway, tarmac has turning line and deep holes from Tilia skips and a huge line across the bottom. Poor shoddy work. - The main concern is the use of two different bricks on the main build of the house. The last third near the roof is a different colour and texture as they run out of the bricks they were using. We were not consulted at any point or offered anything in return for the loss we will have when we sell. This is just a small example of the issues still outstanding, and I write this today because we have just been given a bill to replace all the thermostats in the house after the heating broke (again). I have tried to contact Tilia to see if they will help with this issue as I believe it is not acceptable after 2.5 years but I have had no response. They are ignoring my calls. I really hope this shows what this build firm is really like and I just don’t want another family to go through what me and my family have and are still going through. We are unable to make this house a home and the stress and anxiety this is causing is not on after all the money spent.

Tilia Homes Kiln Grove

An unwanted, large, overcrowded development from Hopkins Homes, the sister company of Tilia, was forced on to the edge of this ancient rural village against the advice and wishes of all current residents. The hastily-constructed properties being built are of zero architectural merit and add no value to the mix of old buildings in the village centre dating back to mediaeval times.Despite only being partially completed the development is causing added congestion in the narrow village streets and adverse pressure on the village infrastructure which will only get worse.Tilia Homes have taken a small corner of the site and propose cramming 40 box-like properties into this already overcrowded space creating further problems with lack of educational and medical facilities, traffic congestion adding to the current infrastructure pressures in the village.Avoid at all costs.

Unbelievably bad

Kier/Tillia have been building our development (Riverbank Meadows Castleford) for 6 years now. I personally have lived here coming up to 5 years and it's still not finished.People reading this must think "wow this development must be a big one"Nope, it's 150 dwellings. The houses have been complete and occupied for 12 months now. Unfortunately the roads are like a Himalayan mountain pass, and at the rate the 2 "workmen" (and I use the word work very lightly) apply their tools to any kind of labour, it will be another 6 years before it's anywhere near finished.Emails don't get answered, telephone calls basically get listened to but then ignored. Promised correspondence back to you never arrives. Our communal green areas are more like a dried out Amazon rainforest at the moment and are a severe fire risk in this hot weather.Overall Tillia are a disgrace.

PUTTING THE SAFETY OF RESIDENTS AT RISK

PUTTING THE SAFETY OF RESIDENTS AT RISKWe purchased our home from Kier in 2017 - yes 2017. Today July 2022 we still do not have a road!We are a development of 150 houses. Not big. We appreciate there was a pandemic. We are a patient and understanding bunch on the development. Whilst the company were trading as Kier despite all the delays the development was kept in good order and the green spaces were maintained. This year now Tilia have the development to finish it is a different story. We have green open spaces that have not been touched once this year. The grass/weeds are as tall as me in some areas. They are blocking drivers visibility and they have become a FIRE HAZZARD in the dry hot conditions. A number of residents have contacted you to ask you to at a minimum sort out these area's whilst your 3 strong set of workmen replace a dozen curb stones a week. The road situation is hard to tolerate after all this time but the green spaces and the state of them is unacceptable. We live near some country trails. During the school holidays many teenagers come to hang out near the river and pass through the development. We have tried to explain to customer services that each year in dry conditions the grass can either catch fire down here or be set alight on the trails but the grass within the development is in the same state this year. If it goes up we are talking about fires outside our houses. Whilst your head office is miles away from where we live and you do not appreciate the level of concern, it is real for us. We are embarrassed to invite anyone to our homes. I have a friend visiting from Australia soon. She came just before the pandemic. The development is in a worse state than when she visited us 3 years ago. It is just shameful that we have to live like this. Tilia - you are not interested. The development is probably costing you money because you are not selling anything here now but that is not the fault of the residents who bought down here in good faith. I am going to the press with it - we have sent email after email, made phone call after phone call. We are fobbed off constantly. I am not waiting any longer for our development to go up in smoke putting the safety of our residents, children, pets and wildlife at risk. You are the worst company I have ever had to deal with. It is wrong what you are getting away with. Disgraceful.
