If they treat their tenants the way they treat their prospective tenants then we’ve dodged a bullet. Lied to me on the phone and then never called us back. Previously offered callbacks never upheld. Shockingly ran, and from speaking to other people in the Whitley Bay area they’ve had similar experiences. Steer clear.

Sold our house through Cooke and co recently. When Nigel came out to value the property he spent a long time telling us all about how they would go the extra mile to help us and how he would personally help with the negotiations throughout the chain if we needed it. In reality he stopped answering texts and calls within a week of us signing the contract with them. The time I did manage to speak to him the advice he gave me directly contradicted what his sales team said. Most of the staff in the office were polite and friendly however, one particular member of staff could be very abrupt (bordering on rude). I felt very unsupported by Cooke and co and actually had more support from the estate agent of the house we were buying. They also have a deal with a local (and very good) solicitor which means if you sell through Cooke and co and want to use this firm you end up paying substantial referrers fees. This was not made clear to us on signing up. In short they sold our house quickly but did nothing to make the process feel smooth or easy and the staff could be difficult to deal with. Given that they charge significantly more than other estate agents in the area I would have expected more from them.

TERRIBLE

Recently I bought a house through this company and I have to say it was the most unenjoyable experience I have ever had. From the day we asked for a viewing which we weren’t told was an open house viewing and the estate agent who was at the house for the viewing was terrible and unhelpful. But unfortunately we wanted the house so we had to carry on. From the moment my offer was excepted I was hounded for proof of funds and threatened to lose the deal if it wasn’t received that day. After everything was finalised while waiting for the keys I asked to get into the house with a plasterer to quote for some work. A lady turned up to let us in and then ushered us out after a few minutes. The tradesman didn’t have time to look at everything he needed to and couldn’t price the job. Picking the keys up topped it off for me no care or attention taken I was just handed a crumbled envelope with the keys in while they checked my ID. Very shocked and disappointed with this agent.

Disgusting behaviour I called on Saturday to make a viewing was told the earliest they had was Thursday at 4.45 they booked it under the wrong name apparently never took down my number despite the fact I've given it on 3 now 4 occasions. They made me take an afternoon off work and then didn't even bother to turn up as they had sold it and apparently sent an email not good enough no common decency at all even if i couldn't buy it I would expect them to turn up if they haven't bothered to tell you, could have waited ages good job I called them. Disgusting do not use.

Here are some examples, some less trivial than others: - Mandatory inspection letters were hand delivered the day before inspection requested (but dated a week before) with the sentence 'if we are unable to gain access at the appointed time we will have no alternative but to charge £25'. had we not been able to change our plans at short notice we would have been charged. - They almost cost us our right to vote, because they told us they had 'done everything' with the local authority. We found out they hadn't on polling day. Electoral services was one department they had not advised. - not once was a phone call or email responded to without us having to chase, sometimes on several occasions, including when handing back the tenancy and arranging a checkout. - for this "admin service" we paid a fee of 50% of a months rent. Avoid.

This is the most unhelpful

This is the most unhelpful estate agency I have ever dealt with. Their customer service is dreadful, they are rude and unpleasant on the phone and very unwilling to give important details about the property. From personal experience I can confirm that they do not tell the truth about appointments and the availability or otherwise of property. I would never buy a property from them after this terrible experience, or even go and see a property they were handling.
