GoogleBought a house through Thomas H Wood in November 2022. Office staff and Paul Wood perfectly pleasant. However, I obtained a RICS 3 buildings survey of the property which identified the roof would need replacing and advised to renegotiate purchase price. Paul Wood however disputed the survey report and said it was subjective and that the roof was watertight. He also referenced the vendor's son being a builder and disputing any issue with the roof. Low and behold we have moved in and going into the loft have found it to be leaking.
Paul Wood is at the end of the day a salesman, good if your a vendor but buyers beware!

Thank you for taking the time to share your experience through this channel. We welcome feedback and sincerely hope the feedback is shared accurately, fairly and in context. For the record I would like to respond with the following.
You bought the property £40,000 below the asking price. The vendor accepted a considerably lower offer in light of your excellent position and ability to proceed in a timely fashion. We were very pleased you instructed a surveyor to assess the property and this was carried out 28th September 2022. Our records show you contacted our office to discuss the findings of the survey on 13th October and you subsequently sent us a copy of the survey 14th October noting some of your concerns plus requesting a further reduction of £13,000. We shared the surveyors feedback, your concerns and the revised offer with our vendor. Our vendor was not prepared to reduce the price further as he felt a £40,000 reduction in the first instance was a significant gesture of goodwill and a further £13,000 was not justified. In the days that followed there were a series of discussions with my colleague Paul, our vendor and yourself. We updated you that the vendor had not encountered any issues with the roof throughout their ownership and the £13,000 further reduction would not be accepted. Our email records show that we gave you the opportunity to withdraw or proceed on 18th October 2022. You emailed us on 19th October 2022 stating, 'We are still deciding at present and will get back to you shortly' We followed up with you again on 20th October with, 'The vendor understands that you are still considering the purchase, however he has politely requested that a decision be made by close of business tomorrow as the family want it re-marketed for the weekend if you decide not to proceed'. Our records show that you emailed us at 15.36 21st October 2022 saying, 'We’ll carry on'.
It is very clear through these and all of our email exchanges that you were given time and a choice to proceed or not. It is also very clear through these emails that we did not apply any form of pressure for you to proceed. Furthermore, the survey went into detail regarding the roof as noted in point 6. The surveyors views are clear in regards to the roof.
I am genuinely sorry you have encountered an issue in the months since completion. It is impossible to be sure when the issue started as it was not evident to us, yourself or the surveyor on his visit. It would not be unreasonable to suggest that the issue could have developed over the time you took ownership and presented itself through the challenging winter weather conditions.
I am pleased you acknowledge that our office staff and Paul were perfectly pleasant through the purchase. We also felt that our relationship with you was strong and there was a real sense of mutual respect. We are naturally disappointed with your feedback but I am satisfied we have acted fairly throughout the sales process. I am also reassured by our email records that the decision to proceed was your own, there was a period of reflection on your behalf and you were in receipt of a Level 3 RICS survey.

GoogleI have been very disappointed on their services. They would lie and disrespect me constantly. For example, I was on the the phone with my solicitor when they said that they arranged the exchange date but my solicitor did not have a clue! They were so incompetent that I had to arrange the completion day by myself. Long story short, I had to pay for Locksmiths because they called me and asked to give the house key at 9.30 on the completion day (when I had already left the property)! It also felt that overpaid them (especially given their rudeness and limited services).

Ioannis, we always welcome feedback and respect peoples views. We also sincerely hope that any feedback posted is fair and well balanced. I'm afraid I have to strongly disagree with your version of events. Your sale had its challenges but at no stage did any of the team lie or disrespect you. A competition date is always formally agreed by the solicitors once all parties involved in the chain are in agreement. This took some time and I note, you also changed your mind on a convenient completion date. Furthermore, we did not have a key to the property. It is very common for vendors to bring the keys to the office once they have moved out. You took it upon yourself to post the keys through the letter box without any prior discussion with ourselves. I am sorry you feel you over paid for our services. I again strongly disagree with this. The first viewing took place in May and the matter completed in October some 5 months later. The teams involvement with your sale was over and above what we would consider a normal sale. There were a number of complexities within the chain and I am proud of how my team dealt with these. We are not known for our rudeness and limited services, quite the opposite in fact.

GoogleFound a property that I wanted and needed for work. I contacted the agency via email. Emails were not monitored during the day and were only responded to at the end of the day meaning that communication took way longer that it should have as they only replied once or twice and then you would need to wait until the end of the next day. They also delayed the process unnecessarily even when I informed them that I was going on holiday they refused my offer to pay the deposit and first month's rent upfront without viewing. I arranged a viewing with them but got emailed the day before telling me the appointment was cancelled as the property had been taken. The property was listed as not available for a couple weeks so it's not an issue of wanting a tenant in right away.
Overall terrible communication and delayed the process unnecessarily even though I was happy to take the property without seeing it and was happy to take it ASAP.
