Completed on our house sale in Wimbledon today. Vinnay Patel at the Wimbledon Branch was our main contact. He was great to work with. He has a very calm manner and kept all parties fully informed throughout what turned out to be a long process. He kept our nervous first time buyers on board and answered all their questions speedily and honestly. I imagine they called him many times and he definitely took the pressure off me. I would definitely recommend Vinnay Patel and KFH. All staff I spoke to were friendly, professional and knew the market in Wimbledon very well. I had a few estate agents round to value the property and chose KFH as Linda Duffy (Manager) gave me lots of information on the recent sales in the street and how final sold price achieved which was really helpful. She gave very fair valuation advice and helped market the property quickly and get a quick sale. Glad I chose KFH.

We had some issues with our tenancy before and when we first got our property which caused alot of things to be very stressful due to our letting agent but once we were passed on to our property manager, Nick Di Palma things went much more smoothly. We experienced unacceptably poor service regarding our change of sharer request. Despite providing two months' notice, the change was delayed by an additional 6, 7 weeks. Throughout this period, our numerous phone calls and emails went completely ignored, and staff were consistently unable to assist us. Furthermore, we visited the branch multiple times during posted business hours, only to find it closed. This complete lack of communication and competence caused us significant unnecessary stress. Given this experience, I am extremely dissatisfied with this branch and would strongly avoid using their services again.

We've been waiting close 5/6 months for a basic tenancy changeover - with other estate agents this would take us 2 weeks in London. For some of this time they just stopped replying to basic emails asking about it. They only started responding to us once the outgoing flatmate threatened to go to the ombudsman. They tried to evict us in May before the laws changed, and gave me about 2 working days to fix the HMO licence issue for this. (We had failed an HMO licence check maybe 5 months prior to that. - It was a fixable issue that the HMO didn't seem to be too worried about, so I am not sure why they decided to only work on this a couple of days before the laws changed, which gave us very little time to fix the issue at hand and meant we were close to being evicted. I'm also not sure why they hadn't decided to 'protect' our landlord when we initially failed the check which was the reason given to us for their actions? They also didn't explain it to our landlord particularly well, and we're lucky we know them well and could discuss it ourselves.) They often don't turn up for fire and safety inspections and sometimes when they have done they don't know what they are looking for. - We have a simple process so it's easy to check. They have a high changeover of staff. One staff member made up a law, I believe, which was kind of understandable but a bit weird. They outsource everything to other companies that don't make sense and sometimes need additional charges from us - it's not much but annoying given how slow and incompetent they are. All the companies they outsource to don't work. Especially goodlord. Do not listen to them when they say goodlord are easy to get hold of and easy to use. Goodlord require a serious amount of unnecessary and invasive information and we believe are likely selling data because it just does not make sense. Also everything they do is AI. For previous tenancy changeovers my flatmate had to go in and physically shout at KFH to get something started, which is not particularly usual behaviour for that flatmate and I think they had to do that twice. We managed to move a flatmate in once because we were told that everything was complete, for them then to ask for references about three weeks later. We are not protected by the housing rights act, but got written protections from a property manager about payments due to this concern (who we think left shortly after). They were very happy to try and forget that we had this in writing, and made us consistently bring it up whenever we had a change in sharer as they try and charge us serious money because we're not protected by the law. I believe my landlord also had to ask them about the fees they were charging them because they became a bit ridiculous.
