Foxtons have managed the property since…2021

I have had a leak from the plumbing in my property which has gone through to another flat and damaged their property, foxtons hasn’t even sent anyone out, one plumber arranged to come and didn’t show on that day, haven’t heard back since from him over 2 weeks, I’ve told foxtons and they haven’t even replied, the leak is still dripping, I have no access to cold water on a bathroom and foxtons have gone mute!Foxtons have managed the property since I moved in 2 and a half years ago, the flat was filthy on moving in day, they said I can live with over 30 screw holes in the walls from previous tv cabinets etc! the inventory was complete lies saying it was professionally cleaned when it hadn’t been and the landlord had to pay me to do it after made them. This company should be investigated, it seems they weren’t expecting the tenant to read and look at the photos they had used. After I contacted them they did say they were wrong and I was right, BUT the inventory couldn’t be changed unless the landlord was to pay for it! So a landlord needs to pay for an inventory twice for it to be correct? Headshaking Honestly I moved into complete nighmare - and foxtons said I had signed up so had to stay. Over the last year I have had no heating in the living room, it’s a fan coil system, the flat is full of draughts, and it is freezing, I send photos of the temperature in the property amd foxtons have taken year to half rectify it - sorting out the heating, but haven’t sorted out the draughts, they expect me to heat the property 24/7 todays electric prices to deal with these draughts, have asked for a surveyor or an expert to come out and they have never done it, the property manager has never attended the property even though I have begged her, she thinks she knows everything, yet it’s down to her why I’ve been living cold for over a year - whilst paying full rent, and being stressed and miserable. My experience is a disgrace, and it has come to a point where I will demand compensation for the living conditions that I’ve had to incur, which is below the government guidelines,The contractors they use are also poor, landlords paying for 2 visits as contractors don’t do the job properly, every contractor leaves the place dirty etc, marks walls, floors, some turn up on time, some show up when they like, others don’t show, one contractor told me that they have even been given the price of another contract before they have seen the job, Even the foxtons yearly property accessor could see the problems I had been reporting, but the property manager won’t leave the office !I would not be happy if I was a landlord to be basically rinsed by foxtons on maintenance costs and repairs,And as a tenant - expect nothing done for you, unless it’s satisfactory to a slumlord or a landlord of you are really lucky. They even had the cheek to say my landlord was ‘gold standard’ or something - yeah ok, he’s just rented me out a filthy flat, and not had anyone check it.I want to give the flat back in the condition o got it in, mark all the walls, stick 40 screws plugs back in the walls, it’s been that bad.

Very grateful for the great agent

The agent who was showing us the flats, Tonaya Morgan, was very entusiastic, hard-working, having initiative and communicative. We really appreciate and are very grateful for her job. Even though, we decided to not take those fantastic flats now, we would like to highlight this agent on our own decision. She is always available for any help or consultation and hopefully she manages to get successful sales and/or rents soon.

Foxton property management is a waste of time.Closed my council tax account and energy account without telling me. Took me days getting my council tax account sorted. The energy account closure made me pay an early exit fee, great.

Inquired to the blackheath branch regarding renting my first flat. Spoke to a lovely lad called Dan Clarke who ran me through the whole process and put my mind at ease. I don’t usually write reviews but from the brief introductory call I was made to feel welcome and any nerves were put to rest and questions were answered clearly. Thanks again Foxtons and the lovely letting negotiater Dan!

Reply from Foxtons - Lies & deflection

Reply from FoxtonsDear Tristan,I am sorry that you are experiencing difficulties with the tenants. Unfortunately we don't have the power to enforce these actions and as they are deemed a civil matter the police and/or council can take necessary actions which will need to be reported by the neighbours. If there is a breach of the tenancy agreement then serving notice is the correct course of action and should the tenants not leave you can proceed with a possession order through the courts."The tenants are breaching the terms of their contract every month and you do NOTHING. Late rent - YOUR job to sort out - nothing. Loud music until 3am in breach of the tenancy agreement - YOUR job to sort out - nothing. Smoking in the property in breach of the tenancy agreement - YOUR job to sort out - nothing. Leavig the doors open in breach of the teancy agreement - YOUR job to sort out - nothing. Allowing other people to use hte property in breach of teh tenancy agreement - YOUR job to sort out - nothing!! YOU. DO. NOTHING. And PLEASE explain your staff lying to me? Is that my fault? The tenants underpaid (and over a week late again) and the excuse was that it was 'down to fees'. It wasn't. They had paid in the wrong amount (still outstanding a week later) and your staff member just couldn't be bothered to check and lied to me that it was 'fees' when I already knew it wasn't. PLEASE tell me that's nothing you can help with. All you do is lie to me, write meaningless replies blaming other people and telling me to take the matter up with the police to deflect from your ineptitude and complete lack of any kind of work from your staff. Late payment of rent is a matter for the police? YOU not ensuring that Standing Orders are in place (as stipulated in the contract) are a matter for the police? Breaches of YOUR tenancy agreement are a matter for the police? DO. YOUR. JOB. I'm paying you enough to at least expect that. Let's be VERY clear as well, these are YOUR tenants living in MY property. YOU vet them, YOU are supposed to get Standing Orders set up (you haven't), YOU are supposed to manage complaints and any issues (you simply don't) and YOU are being paid to do the job of managing the tenants and my property and you do neither. If, as you keep saying, there's "nothing that you can do" then you are the dictonary definition of useless and I'm paying you for that. You can do anything that I can and you simply choose not to. You are a joke.

Illegal practices - AVOID! Me and my friend were looking for a property to rent via foxtons. Our case was supported by Savannah Talbott and Taj, the branch manager. We showed keen interest on one property and wanted to potentially apply for a tenancy. My friend changed his mind for personal reasons the next day after paying a "holding fee". Foxtons made us pay a "holding fee" that they claimed is a deposit despite us having not signed any legally binding papers, INCLUDING a tenancy agreement, NOR an "application for a tenancy" form. Yet on phone calls and text message, they claim that we have in fact signed a tenancy agreement (which neither of us remember signing), and kept referring to "clause 19" of said tenancy agreement. When I asked foxtons to send me the clause they were referring to, they ignored me for a week (while before hand, they were responding to my texts hourly). We were told to have to either: 1. pay 6 months up front of our rent (16,254 pounds) to a property we were not moving into, find a replacement tenant, for them to pay 6 months up front to foxtons, then wait for foxtons to return our rent or 2. Pay a service fee to foxtons of 11% + VAT(13.2% inc VAT) of the total of our rent for 2 years, as a "consequence of early termination", which would amount to 8582,11 pounds. It was only till I sent an email pointing out their illegal practices did we receive our "holding fee" back. The email of course, never received a written reply.

Bad Practice **AVOID** In a market that is already extremely competitive and difficult for prospective tenants, Foxtons aims to capitalise by disadvantaging potential tenants and landlords. They have now gained themselves a reputation for lying to tenants about contract lengths and terms of agreements, suggesting that most tenants sign contracts, with no break clause for between ‘three to five years’ and that ‘break clauses aren’t the done thing now’. This deceitful behaviour and outright lying is done to ensure they can charge landlords the maximum amount of commission. When asked to provide evidence that they had contacted the landlord regarding a break clause, they were unable to provide any. They are so well known for this now that when you describe what you have been offered to other agency’s they’ll ask ‘was it Foxtons’. Thankfully there are other agencies in the area that will help you out and keep you well informed so look elsewhere!

Foxtons - Avoid this company.

Foxtons really don't want to give any money back to anyone. Procrastination and avoidance is the name of the game. I have rent owing to me. The tenant paid it to Foxtons. I stopped using Foxtons but before they passed on the tenants' money. Stupidly. Now they aren't answering emails and certainly aren't returning the money to me. Avoid this company.

Jane Bashiru & Foxtons

I am the former Mayor of Rome and a liver transplant surgeon. Therefore, I strongly appreciate efficiency and accountability. At Foxtons, my contact in the last several years was JANE BASHIRU. She is incredibly prompt in answering any question, efficient in solving all the outstanding issues, and very pleasant to deal with. Foxtons is lucky to have an asset like JANE BASHIRU!
