Cheated out of £5000. Disgrace.

We have just bought a property from them. We agreed to pay full asking price, cash, immediately, as long as it was a direct sale and did not go through the auction process. On completion, we were charged over £5000 for an Auction and Auctioneers fees which did not happen. I have to take legal action.

"slimeball" Stephen at WHB Unthank Rd

Stephen at WHB Unthank Rd, Norwich, is slimy, dishonest, unprofessional, unpleasant, rude and all around the epitome of why estate agents are detested.Every single dealing with Stephen Creed was horrible. He made the experience of buying the house with them so deeply unpleasant i wish we had not engaged with them.Stephen - buying a house for the first time is a big deal for people. They don't need a greasy slimeball of a used car salesman type absolutely polluting every single interaction with his poor communication. Just be polite and friendly, it's not difficult, you're not personally invested, so don't be petulent, rude, and combative!Whether it was emails or phone calls, you were utterly appalling at your job. I guess that goes with the territory of being an estate agent - nobody wants you, but we're stuck with you and you know it, so you don't give a damn about doing a good job.I'm sorry for the other people who have to work with Stephen. I can't imagine he's popular in the office if his conduct with clients is anything to go by. if you're thinking of selling you do not want this Wormwood trying to sell your home as he will absolutely represent you in the worst possible light.

Zero effort, zero care

We entered a contract with Northampton branch, Bridge Street, around start of April and immediately after it seems all the team left and a new one came in. After a long time with no information about the process, we had to chase them to be told about the new team and how they were getting their bearings still. We ended up getting an offer and accepted it around August and since then had to continuously chase them to get any updates. Finally exchanged in December. After all the process was completed through solicitors WHB remembered they were missing a fee payment and then decided to actually communicate with us. Funnily enough, until then it was always us going after them. Horrible communication, no care for sellers. Do not recommend at all. Honestly, they made a lot of money with zero effort and zero care.

Not as good as they used to be

Whenever I write a review, most of which incidentally are positive, I try to paint a fair picture. I can be impatient, I know, but there is a lot at stake when buying or selling a propertyI’d start by saying that my first experience with WHB Doncaster was almost 2 years ago. That experience was, I’d have to say, a much more positive experience than my recent one. What has changed over those 2 years?When I first decided to use WHB this time around, first impressions were good - a point I made in an earlier review. However, once the selling process was under way, it was clear to me that either as a result of reduced staffing levels or a change in leadership or structure, communication was not a patch on the 2022 experience. I sold my house very quickly so my comments here are not out of bitterness but just as a ‘heads up’ to potential sellers and buyers. From the photos being taken, I did the viewing, met the EPC agent, met the surveyor acting on behalf the buyer and took the keys into the office. I asked very little of WHB other than to keep me informed of developments. Whenever I phoned the sales line to speak to someone, usually to chase something up, I could be up to 7/8 minutes waiting for a reply with no option to leave a message. It was frustrating enough for me but, if I was prospective buyer, it could have been potentially much worse. I did make this point in one such call when I believe I was talking to someone reasonably senior in the organisation.I was also disappointed when receiving my closing invoice from my solicitor that an additional £55 had been levied onto my bill for anti money laundering checks by WHB even though I’d been assured at the outset that the fixed sale rate I’d agreed at the onset was fully inclusive. When I phoned WHB to challenge this - I received an apology but interestingly, no refund for this amount.To conclude, WHB clearly have a good reputation - well at least for now. My advice to anyone shopping around would be - to shop around. The staff in the office do work incredibly hard; of them I have no criticism but standards and communication, from my experience, have slipped

A fraught experience but WH Browns got it over the line

I given WH Browns 4 stars but without the input of one staff member, Claire, in their Harrogate branch it might have been 2/3 stars. My mums flat in Harrogate had been on the market since October 2021. It wouldn’t sell. Lots of viewers but no offers. We dropped the price on advice from WH Browns from £160k to £130k and eventually sold for £115k. The sale was fraught with a hesitant buyer but Claire kept the thing going and we got it over the line.

Will not return deposit

I would not recommend using this company when you need to rent/let a home while stationed at Mildenhall or Lakenheath.Yes they are great at finding you a property and at taking the rental money every month. However when it’s time for your rental deposit to be returned - it does not happen!We have been waiting for our rental deposit to be returned since January 2024 on a property that was rented in Mundford.We were told that our full deposit would be returned after we did our final walk through of the property.We still have not received the deposit. Every time we call the office we are told that the deposit is being transferred but it never happens. We have spoken to Daniel Juniper, Richard Thurston, and Aliya Vadillo. It should not be this difficult to get a deposit into our account. There has been zero follow up by this office to resolve this matter.Every time we call the office from the US our cell phone carrier charges us international rates on an average of $100 USD! It would be great if this company would take the time and spend their money to call us to confirm this has been resolved!If you are in the US military please Do Not use this company if you need to rent/let a home!!!!

WH Brown Castleford Branch.

WH Brown were absolutely brilliant with the sale of my mother in laws House. They came out and did a valuation and discussed our options. We decided to go for a sale in a modern auction. We showed some of the prospective buyers around and WH Brown did some. Every contact we had with the office the staff were professional, friendly and prepared to have a bit of banter. The sale went through without any dramas. Thank you for all your help.

very satisfied with the service I was provided by Taylor’s Northampton, I enquired about a property local to me and within a matter of days I was welcomed by a very lovely estate agent called Gina in regards to a viewing, she is a credit to the company as it has not even been a full week and I am already due to pick up my keys on the 24th of July with the work she has done on my behalf. We dealt with Luke Freestone who organised a house viewing for us. Upon arrival the agent had left the property due to the owner bolting the front door so no one could view the property. After calling the letting agency to complain I was advised that they hadn’t even booked us in even though Luke had confirmed our appointment via email. We were told our complaint would be escalated. The following week Luke send my partner an email with customer data in it. It was a mistake but we had the customers name and email address which is a breach of GDPR. We stressed the lack of professionalism and asked how our complaint was progressing. We heard nothing for weeks. I feel this lack of courtesy deserves a realistic review. You wasted our fuel and time and you don’t seem to care.

Scunthorpe branch of William H Browns…

Scunthorpe branch of William H Browns were absolutely diabolical. House was up for sale with them for 5 months .They did not respond to any of my e mails voicing my concerns at the lack of customer service and the length of time it took people to be able to get a viewing (2 weeks ) by which time they had already bought other properties.They booked multiple viewers in to view the property at the same time .They did not inform me if viewers had cancelled.The whole experience was negative they appear only to be interested in selling to property developers.Once contract was up I moved to a different estate agent and the property had 3 offers and was sold within 1 day for over the asking price .

Made appointment to sell my barn…

Made appointment to sell my barn conversion for Monday at 11.00 no one turned up so rang office and was told there was nothing in the dairy. Wasted all morning waiting for them and lost money for not being at work not very professional nor trust worthy so won't be using them. Stay away from this company.

Hello, I was struggling to find somewhere to live in Northampton and I almost gave up. I went into Ashby Lowry and I was signposted to their sister estate agents Taylors. I was welcomed in a professional manner by a lady named Amy who sat me down and actually took the time out to understand my circumstances. I was amazed that Amy was the first person in all the estate agents in Northampton to actually listen to me. Wether she could help or not wasn’t in my mind, but what was in my mind was that someone was actually listening. That very day we arranged 2 viewings for the next day. My support worker and I arrived at the first viewing where we were welcomed by a lovely lady named Lily Remington. She was highly professional in all aspects and was very punctual. I knew from this viewing that the property was for me however we went on to view the second property. I was not rushed or pressurised into making a decision and I was given the time to think about my decision before later calling Taylors to confirm which property I wanted to go for. Lily was absolutely amazing alongside her colleagues throughout the whole process. Nothing was too much to ask for and we were made to feel very comfortable. We went through some hurdles to get the property due to some personal aspects of my referencing. However after a few days everything was confirmed. I was jumping and screaming with joy. I had finally found my perfect home which was a long time coming! The landlords themselves alongside Taylors were very efficient in replying to emails and phone calls. From the beginning to the end Taylors were absolutely fantastic! They tailored to my needs and listened! Therefore I would like to thanks Taylors for being so understanding and listening! You are a credit to yourselves and thrive in professionalism! To anyone looking for a property, look no further! Taylors is the place to go! A month on, I am now very settled into my new home and have never been happier! All thanks to Taylors! Just because I have now settled I still know that Taylors are at the end of the line and I can always count on them! Unexpectedly Excellent

Historically I would avoid W H Brown at all costs, but they happened to be selling a property my son wanted to buy, in what was the absolutely perfect location. Ruben Stobart at the Reepham (Norfolk) office drew the short straw for showing me and my son round. He was helpful, informative, answered our questions, and guided us through the process. I had steeled myself for a battle against high pressure selling but what I got was quite the opposite. In the end my son's circumstances unexpectedly changed and we couldn't proceed, but I couldn't fault Ruben if I tried.

Please do not go with this group of cowboys. We rented our property with them for one year and the experience was horrendous. Their electrician quoted £1500 for work, we then got the work completed be a different qualified electrician for £150. The staff were very rude and pushy towards using their own tradesmen, that’s if you could speak with a member of staff on the phone without them cutting you off. They have taken 2 months rent payments from our tenant who is a pensioner with limited funds, even though their contract has ended, we have been fighting to get this money returned for the past 3 weeks, with no joy as yet, even though they admit it is entirely their fault, they each blame different departments. Absolutely would never recommend this company.

Hello Becky, Unfortunately the branch do not take the rent, the tenant pays this via a standing order and had failed to cancel it, so it was forwarded to you, the landlord, in good faith as the tenant was still in situ. The branch cannot be held responsible if the landlord did not inform the tenant of the change of payment details. As soon as the branch were notified they worked hard with both parties to resolve the issue and ensure the refund was authorised. After speaking with the branch they have confirmed to me that after a long phone call to yourself this was all explained and you both ended the phone call on good terms. In regards to the contactors pricing, I do not believe the branch can be held responsible for this as they do not have control over contractors pricing as this is not the branches area of expertise. After speaking with the branch, you were advised to either go with your own contractor or for us to obtain a second opinion. Ultimately the final decision was yours to make. Our experience with WH Brown Rentals…

Our experience with WH Brown Rentals was shocking. Upon taking a rental property under the managed scheme, like many tenants, we faced maintenance issues. For example, we lived in a property with an oil boiler. One morning, we awoke to find an issue. Despite informing WH Brown that we used oil, they repeatedly sent gas engineers, eventually stating, "We can't fix it; sort it out yourself." After obtaining the landlord's contact information, it took three days to resolve the issue, leaving us without a boiler during winter. When we requested a hotel due to WH Brown's refusal to address the problem and having young children, we were told, "Sort it yourself; we don't offer that. It's not our problem."Other reported issues weren't addressed under the management scheme, leading us to contact the landlord directly, who addressed them but requested we not report him to the council due to WH Brown's ignorance. When deciding to leave the house, the situation worsened.Upon contacting WH Brown, they told our new agent we were in contract and wouldn't be moving. After challenging this, they acknowledged our break clause. Regarding referencing, they claimed 2-3 weeks, which our new agent and the referencing agency found unacceptable, prompting an alternative approach due to WH Brown being labeled as "the most difficult agent I have ever dealt with for absolutely no reason."Despite three emails, we received the final account balance four weeks later from a company associated with WH Brown. The amount requested was incorrect, and when questioned, they refused to provide clarification. We paid the verified amount as per our contract through a solicitor.During checkout, we returned the keys, receiving the checkout report seven days later, conducted four days before we received a copy. WH Brown absolved themselves, stating another company handles the deposit. Ten days later, with no information, we've threatened legal action for deposit recovery. WH Brown, when contacted, cited busyness and non-responsiveness to emails. The checkout report showed photographed parcels, which we arranged to have collected by a neighbor. However, they were removed without permission, and we've reported this to the police as theft from WH Brown.I've never experienced such shocking service from an agent, and it seems we may need to take legal action to recover our deposit. I strongly advise anyone considering renting with WH Brown to think twice. This review is based on a genuinely terrible experience, and we will continue to fight to get our money back, regardless of the legal implications.

If I could give a -10 I would the wibsey branch in Bradford is absolutely shocking, and I don’t even live in their property anymore. They were shocking when I lived there back in 2019-2021. They were so hard to get hold of if something needed sorting with the house, staff were diabolically rude and could care less. Turns out even with new staff it’s still the same diabolically rude, they really are the worst estate agents to ever rent from and I would stay clear of them.
