GoogleThe worst Letting’s agent, please believe the 1 star reviews before enquiring. I had nothing but problems since the start of my tenancy to the very end. I encountered antisocial behaviour throughout; On arrival of my check in the property was given to me in poor condition and I had been told that the flat had been deep cleaned prior to this.The carpet seams hadn’t been fitted in and the nails had become exposed which had become an extreme hazard, the bathroom drain( I’m assuming) had the previous tenants hair, said drain had been placed by the kitchen window with cigarette remains, questionable stains and food remains left all over the carpet,the surfaces and lodged into the furniture, along with belongings of the previous tenants. It seemed that no inspection of the property had been carried out nevermind deep cleaned! I reported this to the Letting’s agent and the property manager, they then without my consent passed on my number to the contractor who carried out the deep clean and was incredibly aggressive towards me, I found this extremely unprofessional on all parts.
I began to feel very targeted, I had glue put into my lock, feaces outside my door, my post being taken and ripped opened and then dumped in the communal area and my window being smashed all which were reported to both block management and the property manager at the time, Ella Twiss . I also passed on crime references to them and requested for cctv to be put in place as I had no idea who was carrying out these threats and didn’t know or speak to anyone from the area, still nothing had been done to help or prevent any further incidents. I experienced a lack of professionalism from Ella Twiss especially when it came to safeguarding, she would never respond to concerns or any other complaints but had the time to sit and argue again completely dismissing anything you had to say. I had also mentioned to her that I was in hospital due to the stress of living in that flat which took a toll on both my physical and mental health and she still continued to ambush me it wasn’t till I told her to leave me alone and she finally backed off.
The greedy landlord also had a part to play in all this, my living room window was not secure and wouldn’t shut. With me being on the ground floor and all the antisocial behaviour I was experiencing, I felt as though I was at risk, I was told that the landlord doesn’t see it as an emergency repair, it wasn’t till I had Andy from horizon who came down and pushed for it to be fixed and he finally gave in. I was also promised by the landlord that the mouldy and broken blinds would be replaced eventually but surprise ,throughout my 12 month tenancy them blinds still remain for the next poor tenant. The carpet as mentioned had not been fitted in, the seams were sticking out along with exposed nails, again are a complete risk! I had reported tripping over and falling and again chased for the carpet to be fixed to Ella ,who again dismissed my complaint. The landlord also mentioned that he had spent too much on the property and none of the concerns listed were a priority to him! With the condition of the property, it really did make me wonder what exactly he had spent on the flat! They now have the cheek to charge me for repairs! I have reported the horrific time I had with leef properties to environmental heath and the housing ombudsman. If you value your mental and physical health, please take all 1 star reviews into consideration before you make any commitments with these devils.

GoogleWe have been customers of Leef for a few years now and it hasn’t been the easiest of rides with renting for ourselves due to the tenants we have in our properties. Recently we have a new portfolio manager to whom has been exceptional. Above and beyond what we have previously experienced and although our circumstances are not easy Oliver Carter has made the process a lot easier. He is accessible whenever I’ve required and responds to my numerous texts and e mails swiftly. He is very helpful in every way and no question or job is to big or small. I recently had an extremely disappointing experience with Leef Properties. The company has implemented aggressive and unjustified rent hikes, raising the rent by a staggering £300 a month. This increase came with minimal notice and no plausible justification, leaving many long-term residents scrambling for alternative housing. This lack of transparency and communication shows a blatant disregard for the people who have built their lives and communities within these properties.
What's even worse is that despite the significant rent hikes, Leef Properties has done zero work to improve the living conditions. Basic maintenance issues like broken fridges, shabby kitchens, and doors that don’t lock have been ignored. The neglect of these essential repairs not only inconveniences tenants but also poses serious safety and security risks. It’s clear that security is not a priority for Leef Properties.
By driving out long-term residents, Leef Properties is disrupting established communities, displacing families, and contributing to the growing issue of housing insecurity. This practice disproportionately affects low-income families, seniors, and other vulnerable populations who are less capable of absorbing sudden financial shocks. The human cost of these rent hikes is immeasurable and profoundly unjust.
The broader impact on the housing market cannot be ignored either. These practices contribute to the overall escalation of rental prices in the area, making it increasingly difficult for anyone to find affordable housing. This exacerbates the already critical housing crisis and reflects a worrying trend of prioritizing profits over people.

GoogleTo my experience, leef property has been very unprofessional and unreliable through out the renting process. They took a full deposit+ reservation fee for a flat, without giving any rental agreement for more than a month, which caused me alot of problems.
However, they do benefit from one very brilliant building manager, Ms Ellouise Baxendale. Ellie has been the only professional, and understanding asset of leef property. She goes above and beyond her duty to manage the building in the best way possible, which is very commendable.
